"My son moved in this August. I was a little worried based on other reviews. Fortunately, our move in experience was a good one. The apartment was clean, all of the furniture was in good condition, the floors/carpet were clean. Additionally, the office was well-staffed which made the process to get keys, etc… nice and quick. The location of the complex is great - right across from the stadium and walking distance to College Town and FSU. Our experience with the property owner was a positive one. The one item we had a question about was answered and resolved. Looking forward to a great year for my son at Stadium Enclave!"
"Buy beware, here are some of our experiences... No parking, they charge everyone for parking and they have roughly 4-6 paid visitor spaces (good luck parents). My daughter's car was hit and significantly damaged by their security patrol and it took someone witnessing the event to remedy and recoup our repairs ($1,500). The office was unwilling to help until the witness luckily came forward. Upon move out after 3 years and more than $30K in rent, they billed us for; a parking decal that was literally a sticker on the windshield. Apparently, they expected the resident to remove the sticker and return it in pieces (we were able to get this refunded given they didn't actually require signature at the time my daughter moved in). Other charges, "touch-up" paint, common area paint, small tear in the couch cushion, and my favorite, $50 to throw away a vacuum cleaner we accidently left. Another favorite of mine, they estimate your entire final electric bill covering 45+ days (whether you use that amount or not, there is not an adjustment/refund). Apparently, FL allows for this ridiculous billing method. I'm sure your kid(s) will like the place, but as guarantor/parent, it would not be my first choice again. Be sure you read the fine print, take photos of everything, and save all correspondence."
"The management team is an absolute joke. Everything in the apartments is cheap and constantly breaks/falls apart. When I moved in the carpet was disgusting in my room. Before moving out I hired a carpet cleaning service to do a deep clean. Stadium then sends me a charge of $165 for damages to the carpet and walls both of which were damaged when I moved in. They treat residents with no respect and only care about taking as much money from you as possible. I recommend going anywhere in Tallahassee besides stadium or urban enclave."
"Do not sign a lease here. In the 3 months I’ve lived here I’ve had ants and mold in my apartment. I reported ants on a Thursday and had to move out of my apartment because “pest control comes on Wednesday”. So for 6 days I slept on my friends sofa. Now today November 7th they are making us move out for two weeks because there is mold that we have been telling them about for 3 months. We are only being given 30$ a day for living. Do not live here. Biggest waste of money. They overflow the parking lot as well and don’t have enough spots for everyone, the place is a mess. The staff doesn’t care about the amenities. Should’ve known when I moved in and the whole place was gross and had bugs on the floor that it was gonna be a rough year. I added a picture of my shoes to show you what 1 week of living here did to them. There was many other personal belongings that I had to throw away as well and here we are 3 months later and they just know decide to do something about it."
