"UPDATE: The property manager charges $100 per hour after 12pm on the 31st move out day (Just being informative I was aware of this but uhaul screwed up my rental at the last minute and I had to pay the consequences). We were also charged $600 for labor and rotovac service upon move out for 3 bedrooms, the unit is primarily vinyl flooring and the pet was never allowed in my room. If you sign a joint lease, which is the only kind they offer for roommates, you will be charged pet fees even if you don't have a pet. Be mindful of the pet charges and be vigilant about replacing blown bulbs. ($150 fee for 4 blown vanity lights in bathrooms). You may not get your deposit back, and may have to pay them upon move out based on your likeability as a tenant, but it's mostly a quiet place to live. It's close to Tenn St and still somewhat private. You may need to ask to have the patio pressure washed, but it's nice and secluded back there. You have to continually put in requests and they do not document well so make sure you take photos before, during, and after. I will try to remember to add the before and after photos to help anyone who's deciding. (update June 2021) Office staff has been really polite in these last few months. Maybe it was the pandemic affecting customer service. [PREVIOUS POST: Have overcharged me rent even when I submitted a 7 day to cure form and took 8 months to replace/fix my back door. The maintenance team is very nice and it kind of sucks that they have to come deal with unsatisfied residents based of off the actions of the office. I was disappointed in only repair job however because they were fixing a leak from my patio water sticker which resulted in the water line being cut off and patched up. I no longer have the amenity to water my back patio garden. They also give misleading information (received paperwork on move-in that there was a drop box, there was none and when I communicated this their initial move was to charge a late fee. I was able to negotiate this however the drop box was seen as a convenience for those who cannot visit the office during office hours ending at 5, and they also stop answering the phone around 4) and be careful that they follow the terms outlined in the lease. I will give an update once I move out.]"
"don’t bother asking for help, especially when it comes to complaints or needing updates for your apartment. it’s one couple in my complex that consistently fights every week in the neighborhood. Police shows up & they still haven’t been removed off the property. they go up on rent every year but charge everyone different amounts for the SAME apartment with no upgrades. it makes no sense why my whole complex is paying different prices for the same layout. In talking with my neighbors, we all getting played. Stay far away from this company. All the appliances are very outdated. Maintenance man tried to tell me having a toilet from the 1990s was NORMAL. DISGUSTING & gross. check your appliance dates before you move in, you will see how old everything is ! they don’t upgrade anything until it breaks down or about to blow up. Very unsafe conditions. Even had a water heater from 2002 they tried to say was normal yet the water heater company told me that is completely unacceptable & very dangerous. I won’t be renewing my lease."
"Previous resident please take ton of pictures and emails they don’t give deposits back at ALL the place was left extremely cleaned and I was still charged $174 cleaning fee $50 for a light bulb just ridiculous fees They tell people to leave 5 star reviews on Facebook and google around Christmas and the holidays so they get better reviews do not be fooled !!! "This was the worst experience I have ever had. Not only was the landlord abusive and her daughter threatening my personal safety, but communication with the property management was frustrating as they did nothing about it. They did not have a part in paying utilities, having things fixed in the place was a nightmare as they would ask the landlord and then just allow her to cancel it and leave it broken. All the appliances were old and continued to break down. The place itself was unclean when I moved in and then when I moved out took half my deposit to clean common areas which I was told were not my responsibility."
"This place charges you to pay your rent then charges you to return your deposit. They spent more time getting the owners approval to fix things than fixing things. The dishwasher was broken the entire time my kid rented from them. Just so frustrating. Had to argue with utility company every month to get bill to pay because it was in owners name and she wouldn't provide. Charged for cleaning common area when another person lived there. Gave owner way too much power directly to renter. It was more like we had a contract with the owner then a rental management company."
