"There is not a single positive thing I can say about this place. If you can rent elsewhere, do so. Utilities are ridiculously high, just about all of the gym equipment is broken, and maintenance is non existent. Now to my apartment. When I moved-in the laundry room doors were off and leaning on the wall, the furniture was dirty, and the blinds in my bedroom were off, as they were in three of the four bedrooms. I brought this up with management yet not a single thing was fixed for the duration of my lease. Not to mention monthly unit inspections (i’m not sure if this is normal or not but they were invasive to say the least). A few months before the end of my lease it was “suggested” to my roommates and myself to pay an quote-on-quote express checkout fee which is $175 PER PERSON to cover unit cleaning fees and such and was told that if I didn’t pay the checkout fee, as it was not “required”, I was to provide receipts for fresh paint, and a floorboard cleaning service. How absurd! Just recently, I received a bill in the mail for $193 for common space trash removal. Mind you, I turned in my key 5 weeks before the end of my lease and did not return to the premises. I began to dispute this fraudulent attempt of extortion, management was extremely hostile was stated they could not inspect my unit at the time of my departure due to time constraints. It is still an ongoing issue. I just wanted to make this public. I wish I could give this place negative stars. Horrible place, run far far away"

"If you’re looking to move in, you’re in luck because I have a comprehensive review just for you. First for the positives: The layout of the apartment is nice, the location is convenient. There is security for the place so in case any neighbors have late night party’s, which they often do, so you don’t have to worry about that. The maintenance guys are super nice and get things done promptly and quickly. The parcel lockers are kept clean, I haven’t used the pool yet but I like that there’s a pool. We were given welcome gifts upon move in which was a nice touch. Some of the appliances we got are brand new which is nice that they do upkeep on those. The workers are also always in nice whenever I call the office for something Now for the negatives: It looks like they don’t keep the apartment clean between tenants. When I moved in the entire apartment was dirty. The floor and a lot of surfaces have paint stains on them that just do not come off. I tried acetone, I tried paint thinner, I don’t know what else to try but it feels like they’re permanent. The walls are pretty thin so if you have loud neighbors, you’re out of luck. Some of the things upon move in were either really old or just plain broken, and those things do take a while to get replaced which is unfortunate. The property manager is alright but I think she could be a little bit more helpful in a lot of the things. She makes a lot of promises but doesn’t keep some of them. The wifi is also not the best and can be quite slow sometimes. If you’re willing to live with the negatives, which honestly I got used to at this point. (Like the neighbors that keep stomping upstairs) Than this is not the worst place to live for the price of rent. And if you took the time to read this, thank you."

"Villa Dylano has a wonderful staff who is kind, friendly, and very fun to talk to. The amenities are very nice for the rent payment, which are very cheap for an apartment complex with such nice interiors. They have a monthly resident event which is always fun to participate in, they make you feel like they really care about their residents. My one complaint is the road coming in which has a bunch of divots, but that’s something they can’t control."

"Parents just so that you are aware, please read your lease agreement if you are required to pay utilities directly to the City of Tallahassee. Villa Dylano Apartments is one of those. My daughter graduated and moved out of her apartment approximately mid June. She received a threat of a balance due being sent to collections on 1/29/23. Her portal has had a $0 balance since she turned in the apartment keys. Additionally, a call had been made to the office as a follow up to make sure all was well on move out. Needless to say we were shocked when contacting Villa Dylano for explanation of the significant balance due for utilities. According to Jennifer Thomas, property manager, utilities must stay on the duration of the lease even if you move out early. If the utilities are not on they are billed. I still don’t understand $ amount of the utilities for an unoccupied unit. Anyway, because there is a serious lack of communication regarding this requirement from management, I felt the need to inform others so that they can avoid this stick up. In reply - the problem is that those emails could only be seen on your side of the portal. The portal was not updated on the resident side until Jessica did it on 1/30. That’s the communication issue. Additionally, an email was sent to corporate on 2/1/23 that my daughter is still awaiting a reply on. If you could reply there, it would be great!"
