"Do not rent any property from this Property Management. They do not follow their own lease and do not keep the property clean. They are disgusting liars that hide behind the owner when it comes to taking your money. The property I rented was NOT cleaned and there was trash in the dishwasher and behind appliances. The property manager Clay was made aware of this at my tour and lied and said everything will be cleaned when I moved in. I don't know whose worse the owners for allowing the company to keep their units in such a nasty condition or the property management for not doing their job. Please go the lo bono center and file a case against these people if you have one. Maybe then they'll learn how to their jobs. Anybody who hires them to manage their property should be ashamed of how they keep units. They wouldn't even move their own family into a unit like the one I had."

"An absolute nightmare of a company to deal with! They do not return calls, emails or texts. They seem to hate dealing with tenants. My two boys rented from them and a very stubborn old school landlord while students at FSU. From the bogus application fee that the manager brags about as a "revenue stream" she created for the company on her Linkedin, to all of the bogus charges that they will give you upon moveout -- without any documentation or even a response -- do not expect anything good from H2 now Proper-T. Changing the name every few years will not change their service level or bad reviews! Steer clear or end up taking them to small claims court -- where I am headed."

"This is the worst property management team I’ve ever dealt with. I am having to move. I fell on hard times and unfortunately was unable to keep up with rent and am currently going through an eviction. Part of me isn’t too depressed about it because I have hated living here. My son talks about the place all the time, saying things like the floors and carpet are filthy, the walls are dirty, the ceiling is dirty. There’s mold and mildew everywhere to which by my own opinion, I believe is the reason I am constantly sick. Two eyes on the stove do not work but I make do with what I have. The washer shakes UNCONTROLLABLY when washing clothes and the noise is horrendous. The neighbors are awful and one guy walks around outside half naked all the time. Because I have a young child with me, I have asked several times for this property to work with me regarding move out, (my move in date for my new apartment is not until 12/15/23) as I don’t want to end up homeless with my kid and they refuse. I am basically just awaiting for sherriff to show up and put us out. Forrest NEVER answers the phone or returns calls. Even when I was able to get financial assistance to help with rent, the assistance agency said themselves they had a hard time getting in contact with H2. Forrest showed up to my door step and said that he had been trying to get in contact with me for months. Which is a lie. I had not heard anything from Forrest or anyone from H2 since March or April of this year. They don’t return emails or phone calls except to demand payment for rent. This is the worst company to ever rent from and I would HIGHLY recommend that you stay away from these people."

"Rented from them for just over a year. Did not have a good experience, maintenance issues were never addressed urgently. My property manager in particular was very difficult to work with. Very nice and charming in person, but never follow through. Communication was also a struggle. Would not recommend renting from them."
