"Where do I even start about this poorly managed property??? This review is going to be long, but please if you are even considering moving here, please read this through! Numerous buildings have ants, not just a few ants either, we are talking full colonies inside the walls. They send someone to spray, but they aren't doing anything to eradicate the colonies that live inside the walls and counter. We have had to buy stuff to put into the walls ourselves. I have been cleaning dead ants daily for weeks and there seems to be no end cause there are still live ones coming out too! Next, there's the garbage issue that hasn't been fixed since Thanksgiving. Come on down and check out the piles of trash and added dumpsters at the front of the office across from the leasing office, you may even get to see the River Vista mascots while you're here, they are some really nice sized rats you can't miss them! If you decide to take a walk around the property make sure you watch where you step, cause not everyone picks up after their dogs, daily you'll see a resident scraping their shoe off on a curb. Even with dog clean up stations all over, that are always stocked with baggies, there's feces everywhere.The dog park is awful also, overgrown bushes prevent the 1 gate from closing, dog feces not picked up, and there are huge branches down so even if it was clean no dog could run around in there. People also let their dogs urinate and defecate in the breezeway, and they don't clean it. The apartment was misrepresented when we moved in, the apartment wasn't move in ready either. The water heater needed a part so we had to go without water for days, they didn't tell us about it until move in. The keys were wrong so we had to wait for those. Parking is atrocious and if you need handicapped parking, forget it! There are designated handicapped parking spots, but the sign means nothing to many, even property management will park in the spots without a handicapped placard or plate. There is zero regard for others here. Maintenance will close out maintenence requests before they even start the job (and many times they never even start it, or if they do they don't fix it properly. ) I have had to go behind them and fix their repairs. The water/sewage charge is outrageous also. I have never had a water/sewage bill over $65 and it has been over $160 a month! This place doesn't even deserve to be called mediocre. For almost 2 grand a month not including the astronomical water bill, it just doesn't add up. They stopped accepting packages so if the package won't fit in the mailbox, it goes back to the post office. Sometimes the mail carrier will leave a notice that you have a package being held at the post office but most of the time you have to rely on tracking and take a guess if they have the package at the post office or it was sent back. The pool and gym randomly will be locked so you can't get in. Trash valet doesn't always take the garbage. I have many photos and video of everything I have complained about, I'm just including the ants and trash for this review. If someone wants to reach out to me to discuss things, I am willing. I have a feeling I will be ignored, management doesn't address anything we have to say anymore. It's almost comical how it is run. I can't wait to get out of this overpriced dump."
"I am considering becoming a resident at River Vista and did a drop-in visit. Jasmine greeted me with a smile and had a friendly warmth about her. She was very informative about the community and apartment availability/location. She was enthusiastic and eager to offer all the answers to my questions. It was refreshing to be welcomed so warmly even though I did not have an appointment. The world would be a better place with more people like Jasmine who obviously enjoys her job!"
"I set up an online appointment to view and wasted an hour of driving to the property because when I got there they say they no longer do self guided tours nor have any to show. Yet for the last 4 days I have been getting emails/texts reminding me about my tour. I was directed to download an app to tour, given directions on how to get the key. nobody from the property ever thought to call or email me that there was nothing to show nor that they didn’t do self guided tours. (There is literally a flier in their window about the tours.).. completely turned me away I will not be perusing this when I am ready to move. Unprofessional. The leasing agent said she had been working there for a while and NEVER even been in an apartment to see it.let’s not even talk about the mountain of trash at the entrance.NEVER AGAIN."
"Cannot wait to move in three weeks. Prior management misrepresented the apartment so day 1 was a huge disappointment. Now, even with new management, office doesn’t respond and when they do each person gives a different answer. My apartment has flooded 7 times in a year from kitchen sink, dishwasher, frozen A/C, leaking hot water heater above, my own water heater failed an leaked all over, and dirty water coming from under the retaining wall into my apartment. I have mold issues, cockroaches and silverfish. I’ve lost money because the office refuses to handle packages so they get sent back. I went more than a week without A/C over the 100 degree summer. A day without heat on the coldest day of the year. Power goes out regularly. I hear rapid fire gunshot out the back of the building once a month. So the unlit stairwells feel unsafe. And the building next to mine has had a fire alarm going off for more than a month. There is a reason that the rent prices have dropped. Look elsewhere."
"I lived there for about 3.5 years. It used to be mediocre apartments for a great price. Now it's worse apartments for a worse price. Some issues: - They refuse to accept USPS packages, so if you work a normal 9-5 and order anything online you may not even be able to get your packages since you have to pick them up from USPS. This was massive for me since many companies switched to using USPS for the last leg of delivery so I found myself going to the local USPS all the time, even though you pay for delivery - I've never seen water leaks like in these apartments. One time my apartment (2nd of 3 floors) was practically raining inside. Many times the paint bulged out being filled with water in the hallway. It's to the point I would worry about the floor above me collapsing from water damage since I don't think they ever checked. Some assurance that they check or care would help give peace of mind. Even if that's not an issue the leaks were not pleasant. AC also broke during the summer for me more than anywhere else I've lived. Heat was mostly fine, maybe one issue when I lived there. - it's now impossible to get in contact with real people on the property. I used to be able to talk to someone just by calling. Then when my ac broke this summer I just wanted a time frame to get it fixed (after days... In the summer) but each time I went to the leasing office they had a sign saying they'll be back in an hour or two. This was not during lunch. This isn't just an issue with me either. You better get lucky if you want to talk to a real person after your AC breaks or they wrongfully charge you a late fee when you have auto pay. Trust me you don't want to rely on luck when the AC breaks for the 3rd time that summer. Other than that, I loved living near a bunch of trails and *most* maintenance requests were handled well. The apartments desperately need fixing and they at least need to hire more people for the office. Don't get your hopes up thinking they'll do that. Most likely they just want to sell the property again ASAP to get a quick buck at your expense. Even if there is new management (again), the apartments seem to be failing more and more but no one will want to invest in actually fixing the root issues."
