"Just wanted to share my thoughts as relates to our community’s maintenance supervisor, Ty. I am so grateful for his professionalism, his dedication and the willingness to assist whenever he’s called upon. The property management should be proud he’s a part of its team!!! Ty’s due diligence is also duly noted. Keep up the excellent work, Ty, and God bless!!"
"Lived here about a month and at this point I cannot give more then 2 stars and recommend not living here. I will update this again at a later date(9/28/23). Too small, and expensive. Only chose this apartment because of personal circumstances. Would never have lived here if it was not for that. First of all, smallest apartments around ESPECIALLY for this price. Want a queen bed? Hopefully you don't also want a desk or dresser or even side tables. The doors to the washer/dryer almost touch the counter when you open them as well. Don't expect having stools with thick backs. Floor tiles constantly come out as well. Hallways ALWAYS smell disgusting(we do have valet trash though so that's obviously why, but I've been in plenty apartments with valet trash and I've never had it this smelly). Don't have guests. There are 8 or 9 guest parking spots that are magically taken every day by the same cars, my guess is it's leasing office or the people who live right at that building. (ALSO! Leasing office PARKS IN HANDICAP PARKING. As someone who is disabled I contemplate reporting them every single day I come home and see it. Completely ablest and unacceptable AND ILLEGAL.) When there is no more guest parking they resort to parking on the fire curbs. Where you blindly turn in towards the gate. Accident waiting to happen. You are allowed to have guests park in the gate but you have to go in to the office and physically get a pass. The office that is never open. I got lucky and was able to get a pass one time! ONE!! I have my guests park at publix and drive to get them. I don't have enough experience with the leasing office to comment on that yet. My maintenance requests were all taken care of in a timely manor and notes were left. When I moved in I had to submit like 10 requests though. NOT MOVE IN READY despite paying a HOLDING FEE of $400! Floors were covered in sticky BLACK substances, I found trash in my room, dishwasher had DISHES IN IT, sink broken, fridge/freezer broken. The best part was the water filter hadn't been changed for "99+" days. Looking on the app they provide us (social media style app for tenants- interesting choice) everyone said that and when they would submit a request they were told to order it on amazon and do it themselves. Which was the case when we submitted one. Why are we paying for parts to YOUR APPLIANCES? Also don't expect to be able to do laundry and cook at the same time. The circuit trips SO BAD!! Every single time I run the w/d or dishwasher the power goes in and out. The whole time. Common experience again via the app. My apartment has also had this awful smell since day one, no amount of cleaning has gotten rid of it. I've only used the gym so I can't speak on the other things but they do look nice and are open! The gym is very nice! Has way more then other apartment gyms, actually canceled my crunch membership because this gym has everything I need. They play music near the elevators 24/7. I'd be fuming if I lived by the elevators, it's pretty loud. Don't know if they can hear inside, I figure they do thought because I can hear people walking the hall when I'm back inside my bedroom. The gate hasn't broke the whole time I've been here. I do feel safe and secure. When we first moved in my key fob did not work and I had to wait 6 hours for my roommate to get off work and let me in because the leasing office was closed. Got a new one, works for the gate and the door but not the package room. But that tends to be unlocked despite having a mag lock and a code. Speaking of the mail room there is no organization to it. The packages get thrown around and you have to touch everybody's mail to find your own which I do not feel comfortable doing to having done to my packages. Big packages do get delivered right to your door though which is very nice, but not uncommon. Many other apartments do this. Pretty sure they call themselves luxury because there is an elevator. Don't fall victim to this place. Rent literally anywhere else."
"Recently had a very positive experience for some needed unit repairs. My experience was nothing short of exceptional. His attention to detail was remarkable and his approach to his work was very professional. What I appreciated most was his commitment to good work and how he went the extra mile to ensure everything was completed on time."
"My husband and I moved out about six weeks ago after living at this complex for six years. This complex was amazing during the first four years, especially when IMT was managing the property. However, things took a nose-dive when the property was bought out by RAM and when you think it couldn’t get any worse, it did- when Equity took over. As the living experience worsened, the rent increase soared. From lack of guest parking to unanswered maintenance requests to a mandatory monthly charge for trash valet who never arrives, you cannot get in touch with the leasing office for any reason as they simply do not answer their phones, do not return messages, and are never in the office when you stop by. Our air conditioning unit went out a couple of times during the height of summer, and while according to Juniper’s leasing agreement, it is considered a maintenance emergency, it took FOUR days to get anyone to even respond. I had received comments from even the maintenance guy about how we had managed to keep the unit in such amazing condition after six years (besides for the expected minor wear-and-tear that occurs with every tenant). The day of move-out, we paid my housekeeper $180 to do a thorough move-out deep-clean and bought almost $100 worth of top-notch cleaning supplies to make sure that the unit would be left in ideal condition. My husband and I went to the apartment after she was done cleaning to verify that it was as clean as possible. That unit SHINED from cleanliness from top to bottom. I emailed the manager, Mike, the night of move-out to ask when I should expect reimbursement of my security deposit that I had paid six years prior. In response, I received an email that not only ignored my question, but listed a bunch of sham charges stating that we owe over $200 for “cleaning and painting”. Both my husband and I have tried contacting the leasing office, Juniper manager, AND Equity corporate through email and phone countless times with absolutely zero response. It has been over six weeks! My advice is to avoid Juniper at all costs, however, if you happen to go take a tour of the property, stop and speak to the residents that you see along the way. The leasing office shows prospective tenants an incredible amount of respect and excellent service until you sign the lease. It’s all downhill from there."
"Our experience with the entire leasing process was made simple and easy because of Damaris! She is such an asset to the Juniper Sandy Springs team. She is personable and knowledgeable which helps with an already stressful process. Moving is never easy, but she made the process seamless. Thank you Damaris! I hope you receive recognition for an outstanding job. You are definitely appreciated!"
