"I was skeptical of this place because of the reviews of them not opening the pool for the summer and was going to wait to post a review until summer but I’ve already had issues with this place that makes me not want to renew my lease and I can’t wait to move. First I’ll start by saying they do not answer emails or messages through active building, I have emailed corporate and have gotten responses but no resolutions and calling doesn’t get me anywhere. These apartments are so overpriced for what you get. The amenities are not nice and well kept like the website shows. They also show you a nice demo apartment that has a smart lock and smart thermostat and they did not mention the apartment does not come with that when I mentioned how cool that was. Then when they gave me my card to access the gym and my packages they didn’t even activate it. The windows are hard to close all the way and the seals are horrible (I posted pictures below of how bad the windows are). You can tell they have not been replaced since the building was built. The seals are so bad at one point I had to have my heat up at 78 degrees. They did switch to having utilities be a set price each month but it’s more expensive than what I was paying when it wasn’t a set price (even when I had to turn my heat up to 78 degrees). They do not salt the drive areas and walkways before a snow or ice storm and they wait until 11 the night of a snow storm to clear the driveways of snow but still leaving a thick layer of ice that cause me to fall and sprain my wrist leaving me with an urgent care bill that they won’t update me on and even the insurance adjusters won’t update me on it and it’s been near 7 weeks. The next ice storm I almost slipped again on the stair when walking out of the building but luckily was able to grab the door that I still had open. (I have video prove of everything and documented everything google just won’t let me post the videos) Now I will move on to work orders, I have had a work order for my garbage disposal for over a month that no one has attempted to contact me on and I also have one because the the blinds for my sliding door keep falling off because they are cheap and that is a privacy issue. Also be prepared to waste money on dryers and washers that don’t work. They do not clean the dryer vents and when the washer doesn’t finish the cycle and leaves your clothes soaked they won’t refund you. If I decide to save money and throw the soaked clothes in the dryer that will cause a fire. I will put a light load of sheets in the dryer and put it on medium heat and it won’t even dry them in one cycle. I came from ghetto apartments in Topeka before these and even they were more professional and I didn’t have as much issues with them and I paid half of what I pay for these. The apartments themselves are livable and I have not had roach issues like some reviewers have had and if you have to live in this area for whatever reason and can’t find cheaper or similar priced apartments then go for it. If you can find other options I would advise go with the other options."
"I have lived here for 7 months, since the end of June 2023 and it has been my worst renting experience. This place is unhabitable to say the least. It is infested with roaches even if and when pest control sprays. Roaches are still crawling all over the place no mattet how clean you are. I have not used my kitchen cabinets since moving in. I keept everything in tubs and sealed containers. Not a way I want to live. I've even seen the roaches coming out of the vents. The laundry room with pool up with water from the washing machines as well. I no longer utilize the laundry room because of how filthy and unkept it is. At one point it looked like someone was living in the utility closet because I saw a mattress shoes and bottles of drinks while the door was open. Reaching out to Cohen-Esrey, the property management company doesn't do any good. They are the ones who have let it the issue go on forever. The prior office manager, who no longer works there, atleast was trying to do her best to have the entire complex treated as much as possible. They have issues with pipes, water, and the A/C unit is very old. Calling emergency maintenance when your A/C freezes doesn't help because they do not return your call nor do they come out to even check on it. I would have turn the A/C off for 2 hours to let it defrost before it would work again to cool down the apartment. Not much air comes out of the air vents either. The dishwasher does not drain water all the way which maintenance claims to have "fixed." The sliding glass door does not latch or lock properly. This was on my move in check list which has yet to be addressed along with a burner not working. The parking lot is completely pitch black which makes it unsafe. You cannot see anything or anyone unless you use a flash light. There is so much more to this complex that makes it not worth living here at all."
"Current resident here Absolutely do not move here!! Our heat has been out since the arctic blast and has yet to be fixed or looked at we have also contacted maintenance multiple times about a hole developing in our ceiling only for someone to look at it before the new year and never return and now I have contacted emergency maintenance multiple times as my apartment has been flooding since yesterday only to be ignored by the complex completely we will absolutely be moving out when our lease is up as the people running this complex clearly has absolutely zero competence once so ever"
"Shady business practices galore. Brand new pool that looks great for google/social media. Oh its arrowhead shaped for the chiefs? Convenient sensationalism. Called the office for information on a tour, was told to show up, no appointment required. Upon arrival we were turned away by office staff stating we required an appointment. This was after managing to overhear them conversing with tenants whom were there to complain about leaks and pests. Went to get an application filed online and submitted the application fee. It was late and there were more documents and papers to send/fill so decided to wait until the morning. Upon awakening, go to continue the application only to see that the quoted monthly rent was raised by 24% of the original quote. Upon contact by email I was informed that the new price is the correct one and there isn't any way to lower it back to the original price listed upon paying the application fee. Now they have the NERVE to tell me that I have an outstanding balance after doing a walk through for an apartment I've never even signed for let alone stepped in. 0/10 the management team and owners seriously needs to get their head(s) out from where the sun don't shine and fix their malevolent practice or incompetence. I cant honestly tell which is more applicable."
"Tracy was absolutely amazing in saving my experience with renting here. There was an accidental miscommunication, as these things sometimes happen in life, that I brought to her attention and she made some magic happen and resolved my issue immediately! I was very grateful for her flexibility in the situation and suffice it to say, has made my renting experience here wonderful so far. Monica, Jill, and Cecilia were all very helpful in making me feel welcome, as they were very patient with all of my questions and detailed analysis of the renting process even while they were multitasking and helping multiple people at the same time. They still remained professional and courteous under stressful situations which was impressive! I hope to be here for at least a few years as the location is absolutely central and near everything you need without having to get stuck in traffic on the highway like I was where I moved from. There is no shortage of parking regardless of time of night, my neighbors are reasonably quiet in the evening, and everyone seems really nice. There is a nice covered mailbox area for adverse weather while checking mail, a large complex in general, and even when you're on the top floor it's not a massive flight of stairs. Instead it's just two flights of short stairs which makes it much more enjoyable to live on the top floor. The insulation seems pretty great so far as the temp has been on 75 for 3 weeks now and my bill is very low for electric. I just run a nice fan and it's very comfortable. So far it's nice and I recommend these apartments. I am grateful for the office staff's help and look forward to more enjoyment as a tenant living here.
