"Warning: Do NOT live here. If I could rate this building a 0, I would. I have been a resident of the Yard PDX for almost 2 years, and my experience has been terrible. It got increasingly worse once Avenue5 took over the building this past year. This is an awful place to live and the people who work here do not care about their residents whatsoever. While I love my apartment and my view, the positives end there. The team has made me feel unwelcome in my own building. I am not sure anyone has ever called me by name or said hello to me as I come and go from the building. Besides being rude and disrespectful, they seem to be incapable of taking responsibility when things go wrong in the building. There was an internal flood that occurred in August of 2023, and it took them 4 months to fix the damage done in my apartment. They brought in humidifiers with no warning, and left them running 24/7 in my unit for several weeks. This raised my electricity bill about triple the amount it normally is, and the Yard only partially reimbursed me (after I sent several emails and had to escalate things to the regional level). Tim Constant (the manager) points his finger at everyone else instead of being able to take responsibility for his actions. They ripped out my walls, my floorboards, left blue tape all over the walls, and left things undone for months. When I escalated things to the regional manager of Avenue5, Joshua Preston, he continued to play the blame game instead of taking ownership over these mistakes and seeking to make things right. On top of that, the construction team they hired unlawfully banged on my apartment door and proceeded to unlock the door without my consent on Thursday, September 7th 2023. I felt very violated and scared about how many other times this has happened when I wasn't home. When I approached Tim about this, they denied this happening and refused to accept responsibility. This building is not secure or safe--I have seen many car windows shattered in the parking garage and when I've informed the Yard of this, they basically responded with there is "nothing they can do". Trust me, you can find better crafted apartments for a better price. Just because these apartments are in a high rise building does not make them "luxury". The finishes are cheap, as are the floors. Tim even commented on how cheaply made the floors were when I pointed out how workers who entered my unit had scuffed them. The elevators are commonly filled with pee from other residents animals, and I have even seen dog poop in the hallways. Do not be misguided by their offers for gift cards or other incentives, do yourself a favor and do not live here. See my photos for the damaged state my home was left in for 4 months."

"I am a travel nurse currently on assignment in Portland, my wife and I were looking for a short term rental in the area which led us to Yard and a few other properties in the area. Yard was the first place we visited and they set a high bar that the other properties couldn’t reach. The apartment came fully furnished and our experience with the staff in the leasing office was excellent. They truly made us feel a part of the community right away. The area is safe and clean considering it is in a major city, and it is centrally located around many great restaurants. Tim, the property manager, Johnathan and the rest of the staff at the leasing office really go out of their way to make sure we have a great experience here and work hard to try to create an elevated community experience for the residents at Yard. I would definitely recommend this place to others."

"I was one of the first people to move into Yard back in 2016. Lived there until 2018 and had an amazing experience. Since leaving, I have been back many times to visit friend's that still live there. Unfortunately, due to frequent management/ownership changes, combined with all the problems created by COVID19, the building suffered. But since Avenue5 took over, this place has totally recaptured the attributes that made it special back when I lived there. Jonathan and Tim are incredible. When I recently inquired about moving back, they went so above and beyond to make sure I had a positive experience. Genuinely authentic, caring, dedicated people who are committed to making Yard a wonderful place to be for their residents. I have always loved it here and it really made me sad to see Yard struggle in recent years. But after my experience w/ Jonathan and Tim, their commitment, their vibe, their approachability, their kindness and understanding- I will be signing a lease soon and can't wait to return."
