"We’ve been left with an open hole in our top floor unit with growing mold. I’ve never denied access into the unit. I am now being accused of not allowing maintenance to fix this issue. This is simply not true. However, this is an issue that the maintenance team is not qualified toto address. We have three questions that they are refusing to acknowledge. 1 when will a professional mold test be performed 2 when will a qualified inspector assess the structural damage 3 what compensation will be given to us This is a case of landlord gross negligence. Every single tenant in the building should be concerned. Every single tenant on the top floor should be aware of the mold. The mold that the manager is fully aware of."
"I have lived in this building since May of 2021. Since January 9th there has been a huge hole in my ceiling. I am on the top floor. The mold is visible and growing. 48 hours after they cut the ceiling, we experienced a city wide weather emergency of freezing ice conditions, an atmospheric river which produced pouring water through the hole for 5 solid days. Today is day 36. Water is currently dripping into the unit. Management is only addressing the issues with excuses. Not one maintenance problem has been addressed inside of the unit. Be aware if you rent here. The top floor is full of mold. Management is aware but doing nothing. The incompetence is almost as bad as their negligence. I’ve included pictures."
"I have been renting here for only two months and was promised a 6 week free on my lease agreement by thrive management and now with their new management they still have not been communicating with anyone about really important issues. I was given a 10 day eviction notice on my door twice because of non payment but it does not show my two week free for the month of December that’s on my agreement ! I have been calling and trying to physically show to their office and can’t reach them , the phone number on their notice is out of service and I’m currently dealing with medical issues that inhibits me to consistently try to physically show up to their office to speak with them. This place is shady. No call back and no action is being taken."
"I lived here for two years with my girlfriend, Nicole. She wrote a review last month detailing how Sandy 51 has made numerous billing mistakes when we lived there and stole part of our security deposit for fees we did not owe them and have it documented that we do not owe them these fees. Please read her review for more details. The regional director, Lydia James, responded to the review to reassure us they they had sent us the remaining amount from our security deposit. That was at the end of September. It’s now about to be November and we have still not received that check she claims they sent with the rest of our security deposit they stole. We have tried to reach out to them about this multiple times since September. Lydia and the rest of the Sandy 51 team have not responded to us. Sandy 51 does not answer calls or return voicemails. We’ve been able to get Lydia on the phone on occasion, but that’s after weeks and months of trying to get in contact with them to resolve this issue that is still not resolved. Do not move in here, it’s not worth the hassle."
"I lived here for two years. I will never, ever, ever, ever live at a community managed by Thrive properties ever again. No one ever answers the phone or calls you back. They do not respond to emails within a timely manner and tend to need multiple emails from you for them to get back to you about one concern. When living there, I couldn’t have anything shipped to my apartment because the packaging system was broken for the longest time. Since it was broken, the only way to open the packaging system was by a staff member, who were never around or available. There have been billing issues for months prior to my move out. I couldn’t pay my utility bill online because they mistakenly charged me fees that I did not owe (management stated that these fees were mistakenly charged to a number of residents / tenants as well). I was told that these fees would be taken off my account for months and they never were. They told me the only other way I could pay was by check. So I sent a check via certified mail that required a signature confirming delivery (this cost me extra to send) and they lost my check. They said their security cameras weren’t angled in a way that caught the delivery on tape and the did not have a staff by the name of the signature the post office received upon delivery. I ended up handing them a new check in person. Once I moved out, they tried to claim I hadn’t payed them. Thankfully I had everything documented, but I had to screenshot and send them proof of their own previous emails confirming I had paid them that check prior to moving out. They then confirmed that I had a $0 balance with them, yet I kept receiving billing notifications from their billing department saying I owed for utilities still. They said their coworkers sent me a confirmation that my billing issues were fixed, but when I emailed back saying I never received anything - they wouldn’t email me back or follow up with me. I have wasted so much time trying to contact them for them to fix their mistakes. They told me they fixed the billing concerns and had connected with the billing department, but then the billing department said they never had any contact or communication with the office management. This back and forth occurred multiple times. After trying to reach out to them to get the billing issues addressed for weeks with no help, they took the incorrect charges / fees and utility fees I already paid out of my security deposit. I have emails from them confirming I’d already paid my utility bill and confirming I had been charged fees incorrectly, yet they still took it out of my security deposit. These billing issues started in June before I moved out. I moved out in July. It’s now almost October. They said last month in August that they’d send me a check with the rest of my security deposit for the fees/utility charges they incorrectly billed me, but then I never received it. I finally was able to get the regional manager on the phone and she tried to argue that I did owe them utilities and these fees, even though I have email documentation from the apartment management (including the regional manager herself) confirming the opposite! They said they’d send me a check by next week, but I’ve been told that before. I’m having to look into filing in small claims court if I don’t receive that check by next week. It’s been 4 months of this absolutely terrible experience. It really shouldn’t be this difficult. I honestly think they are stealing from people after this whole situation. Avoid this apartment complex at all costs. There’s way better places to live around Portland."
