"I've been here a few months. The unit itself is great. Views are beautiful, facing east. The building seems to be good quality. The walls could be slightly more insulated, but it's certainly not the worst as far as noise. I just have a loud neighbor. The closet door has to be my only in-unit complaint. I'm in a studio, as is my neighbor, so the closet door is a sliding door. The cabinetry has soft closing doors, but the closets slam shut. I appreciate the effort and thoughtfulness of quiet cabinets, but the closet door offsets it when you have a neighbor slamming it shut constantly. The floors are a bit worn out in my unit, but it's been lived in, and it isn't a huge deal. I can tell the tenant prior had a pet due to the scratches and occasional pet hair that still surfaces from nowhere (I don't have pets). The appliances are great. I love the stove! Management has been great. Christina and Lucy are lovely people and they take concerns seriously. I enjoy their monthly letters and that they create events for the residents to interact. There was a slight hiccup with my paperwork and lease terms initially, but it was handled. There's a lot of unnecessary noise in the halls at times, such as people with company/gatherings being loud in the hall, which have an echo. Or the dog that constantly barks when alone (such as right at this moment). I can hear my direct neighbor's TV down the hall most days. I think it may say something about the doors. I wish people were more mindful and considerate, but this isn't something management has control over. Apartment living. Most hours, it's fairly quiet. The building is clean. I appreciate the well-kept interior. Too bad there's no gym. If that doesn't bother you, it's a great place to live. Editing to include, the accessibility to food and grocery is prime. A+ location."
"Overall the experience living at Grand Belmont was fairly positive. Christina and the maintenance staff were absolutely amazing. Any issue I had whether it was with an appliance, adding someone to my lease, or anything else was handled quickly. The location was pretty solid for lots local restaurants, bars and public transit. The appliances in the apartments were also very nice. The biggest negative would be the apartments are a little pricy especially when adding in parking and utilities. If you don’t park in the stacker it is cheaper but I had heard from multiple residents that their cars were broken into on the street. The choice was pretty much $200 extra on top of rent or having your car broken into."
"Moving into Grand Belmont has proven the best decision I've made regarding renting in Portland. The Ave. 5 management crew are outstanding, friendly and really care about tenant's happiness, plus they've been extremely responsive to any ideas, concerns, or new building issues I've had making for a refreshingly stress-free first 3 months of living here. I'm looking forward to many more! Update April 2021 -- it's been over a year, my first 1bd lease was up and I grabbed a vacant corner unit 2bd/2bh on the same floor. I've added a functional office space and tripled my storage with 3 closets and double the square footage, plus enjoy a huge open area living room that faces west for some impressive sunsets. The kitchen are still badass and the best in town, makes GB feel condo like and more of a home than a rental. Given the COVID era we've had, living at Grand Belmont, and continuing to do so is a great choice. I'm happy at GB, managers are excellent and always friendly/helpful, and worked hard for me to get the right unit. The building has a great package delivery service area/mailroom with text alerts for delivery with Luxor (it's crucial in today's world) and we're still surrounded by tons of small business and food options for almost anything you need or are in the mood for (most spots survived and are open again). There might be less overall amenities here than other buildings, but what we have is nice with a large community lounge/patio area with BBQ's. I'd love to see the first floor vacant retail space become a building gym/work out facility, and I know the parking has been a challenge at times (but that is a mostly SE Portland issue more than anything GB has done or not done). Plus, there is a more than enough bike parking too for those that ride. The main con is the single main entrance on Belmont can be a tough issue in the wet/cold winter trying to carry stuff from the street (if you don't have parking garage access), but you plan for it and deal with it. A fob-controlled tenant access door on Yamhill is my only real gripe and really needed, (it'd be a big help) -- I'm giving GB 5-stars going into my second year living here. Why? Mostly it's because the quality of the units are better. They're honestly really nice. Great floors, which are super durable, stylish yet easy to maintain, the awesome kitchens (again lol), with lots of great natural light (when stuck inside so much -- this is a big deal). Impressive sound deadening too for being at the street corner Grand & Belmont/Morrision Bridge access point. You're in the heart of the city, you will experience Portland raw some days, it comes with the territory, but if you want it, want out of the suburbs, and desire to live in a busy option-loaded urban area in a great part of town, centrally located, GB has a lot to offer. Come be my f'n neighbor! I'm a hoot lol ;)... and as always, Go Blazers!"
"I’ve been living here for a few weeks now and here are my honest thoughts. The apartment is quiet and cozy (I never wanna leave my apartment I love it sm) however one thing I do really wish had been mentioned when I toured was that there is a waitlist for the car matrix. Finding street parking can be hard, especially coming back from shopping trips with a toddler. There’s the option of buying month to month parking in a lot across the street for $120 a month ($170 starting January 2024) however it’s on the opposite side of where my unit is. Otherwise I’ve loved it here so far. Side note: office staff are super responsive replying usually same day."
"I have lived here since April 2023 and have had only a great experience! From booking my tour to getting all of my documents organized to sign my lease, Chris and Christina have been nothing short of amazing. The building is secure, safe, and welcoming. I moved in with my two cats and I appreciate how much the G+B team loves and supports animals! The apartments are clean, modern, and neighbors are nice. I also appreciate how fast work orders are completed when there are any issues. I look forward to fun events hosted by the G+B team each month, too :)"
