"Can't wait to move from here. Every single day I'm frustrated about parking. Because there are no assigned spots, and many spots are super narrow, people who don't live in our building come and park in this area trying to avoid door dings, which means that all of us in this pod have to park far away and walk in the dark and in rain/puddles to get home every day. And it's just awful if you're carrying groceries, kids, pets. There are not enough spots in general, especially around holidays when people have families over. It has given me so much anxiety that I try not to leave or return at certain times of the day and late at night because I just don't know if/where I'll get a spot. The "dog park" is a joke. It's absolute sloshy mud every time it rains. There's no way to clean off your pet if they get muddy since there are no hoses or dog washing stations. We were told that dogs play there "all the time," and I've only run into another dog there ONCE in six months. Most people have left if they see others coming with another dog. I was hoping it would be a good place to let my dog get exercise and be social, but we never end up using it. The building itself seems to have little or no insulation, so it's been VERY cold this winter. The wall heaters don't work well, so we've ended up using other space heaters, but it's just crazy expensive to keep it at even 60 degrees. Most times it's colder than that and we have to walk around in coats. The aluminum windows can be very leaky. One has been replaced several times but still gets tons of condensation which causes mold/mildew to grow, and there's nothing else they will do about it. I imagine it will be very hot here in the summer, which the leasing people alluded to. For reference, our electric bill for 2 people using it very stingily is about $200/month. The water/sewage/trash bill they charge can vary widely, but it's been very expensive lately at closer to $200/month as well. As a previous homeowner in this area, I was paying less than that every month for those services. And because there's little to no insulation, you can also hear your neighbors very easily. If you're lucky you'll end up living next to monks who never listen to music or have people over. BUGS: this place is infested with mosquitos, even in winter. I don't even live by any standing water. The people in those buildings must have it much worse. They hover by the front and patio doors and come in whenever you open/close. I have to spray bug spray before I open the door and swat them away when I'm coming inside. Mosquitoes and other flying critters also seem to get in the windows somehow, so I plugged up the sides of my leaky window with tissue so they'd stop finding their way in. We see ants around occasionally, but not enough to call maintenance over. Side notes: the hot tub has been broken for weeks. :( The staff is nice and responsive, but they're only empowered to do so much. They can't fix the fundamental flaws in this place. I gave this place 2 stars because the location is great in SW, and they make the grounds look nice, though they are VERY muddy and would benefit from some more gravel in areas. But honestly, the parking issues, being cold all the time, and mosquitos everywhere have made it so I cannot wait to find another place to live."
"I highly recommend the Frank Estates! I lived here for over two years and had a consistently wonderful experience! Management and maintenance were always responsive and provided quick action if I had an inquiry or submitted a work order request. The community amenities were an added bonus to living here, especially the rentable guest house for when family or friends from out of town visited. Desiree was especially helpful anytime I needed something!"

Although we initially sought a one-bedroom, their insightful recommendation led us to discover a two-bedroom, two-bathroom gem with an unbeatable view. The apartment and complex are both stunning, offering a tranquil environment. The location is ideal because of the convenience of Trader Joe's, nearby eateries, and coffee shops. Our encounter with Scott, the maintenance manager, was delightful. He engaged in a great conversation, addressed our queries, and assured us of his support for future needs. We're thrilled with our new home and anticipate a fantastic living experience here."
"Toured and leased same day!! I have yet to tour but my significant other loved the property and was sold on his drive in. Joyce was very helpful and responsive! Desiree was also amazing help during the application process. Cannot wait to move in! Highly recommend this property as the apartment homes are lovely, the staff are kind and the property is beautiful!!"
