"This neighborhood reminds me of growing up in The Villa (North Portland) back in the early 90s-- when it was the poorest neighborhood in the city. Coincidently, management here is Home Forward, formerly the Housing Authority of Portland that was in charge of The Villa. With that being said, I do like the building but I don't like the loud neighbors. Before the pandemic, people would prop open the entrance door so ANYONE could just walk in. I don't blame Management for any of it because, like I said it is the poorest neighborhood in the city and that is going to attract some 'activity'. I wish Management would randomly show up to the building and walk through the halls and question anyone whose apartment reeked of weed. Overall, my review is good management, bad neighbors."
"Living here isn't for everyone. The building is brand new and looks pretty nice, but was made to be affordable housing for the area, because it needed more bad. That doesn't mean the place is low quality, but it's very simple and cheaply made. I live in the studio right now and have been pretty happy so far, and I get a lot of compliments from visitors on how the place looks. The rent is affordable- $945 including water/garbage for a studio- and they allow pets *and* don't require a pet deposit to my knowledge right now. Appliances are efficient as well. It has high ceilings and generous kitchens, which is really cool. They have regular alarm, window, and water pipeline checks. A cleaning company comes every week to take care of the common spaces, and I personally haven't been bothered by any noise leaking through the walls. There is very limited parking, however, so not everyone can get a parking space in the parking lot, meaning lots of people have to park on the side of the street. Not ideal but it's doable most of the time. The neighborhood isn't the best. A lot of people leave trash outside, some of the neighbors track in cigarette butts, and this part of Stark gets car crashes pretty regularly. There's been some evidence of gang activity, but that's just pdx in general, and no civilians are ever bothered in it, so I don't worry about it much. The neighborhoods close by, especially across Burnside, are pretty nice though, and there are some nice places to walk around in that area. Home Forward, the company that manages this place, has no one on site to keep other tenants from smoking indoors unfortunately, but there are security cameras in the hallways and HF is good about communicating if there's anything suspicious caught on video. HF also seems to have connections that aid low income people, and has managed to get covid vaccines for everyone, and a chance to enlist in a program that would pay back owed rent due to covid, which is impressive. All round, I actually really like living here, and if you're someone like me who understands that sometimes you just get bad neighbors, this is a pretty good place if you need one in pdx/gresham right now. Not perfect, but would definitely recommend."
"Neighborhood is pretty rough, but keep your car clear and you should be good. The big problem is the management. They are rude, distant and largely unhelpful, especially the property manager herself. The apartments themselves are nice as units, but your neighbors are often very loud. There's a screamer on the first floor who fights with her boyfriend all of the time. I would pass on this one before signing a lease."
