"I didn't love or hate living here, but there are better options in the area within the same price range. THE POSITIVE - I never had any issues with management. They were always helpful and responsive. - Utilities were a flat $100/month for internet, water, trash, and electricity. I never thought twice about having an extra mini fridge or running my heater constantly in the winter. - Got my entire security deposit and pet deposit back (I cleaned my apartment VERY thoroughly after moving out). - Neighbors were never an issue and were relatively quiet. - Laundry rooms were always pretty clean. - Can walk to many bars, restaurants, and grocery stores. - Street parking is always available within 1 block. - Pet friendly - Social events (roughly every other month) in the lobby with free food/drinks and gives you a chance to meet your neighbors. THE NEGATIVE - Had a package stolen from the mailroom - The garbage room usually stinks bad. Haven't had this problem at other apartments I have lived at. - The hallways smell like mildew because the roof has a leak that spills water down onto the carpet just outside of the stairwells. - Living on the ground floor inside of the courtyard means limited privacy and very limited natural light. - Dryers don't work that great, so I often had to hang my clothes up to dry after running them in the dryer. - The blinds that come with the apartment units are translucent. people can see into your apartment at night if you have lights on inside of the apartment. You will need your own curtains for privacy. I took off a star because there are a lot of noises that the building makes such as pipes creaking loudly, loud courtyard gates, and a loud lock mechanism for the doors leading to the lobby. I had to run white-noise pretty much the entire time I lived there in order to sleep. DO NOT rent the apartments that share a wall with the courtyard gates or you will go mad. Those things get slammed loudly at all hours of the day and night. I took off one more star because the rent isn't competitive with the local market. I found a larger place less than a mile away that will end up saving me $200-400 over the next year. Here is a comparison. Koz apartment --------- $1230 rent (+$100 Utilities) 470 sqft - no dishwasher - no closet - no garbage disposal - ground floor - limited privacy - limited natural light - no oven - no bathtub - community washer/dryers at $2 per load New apartment ------- $1270 rent (+$125 Utilities) 590 sqft + 1 month free rent + $150 amazon gift card for signing + dishwasher + 2 closets + garbage disposal + more counter space in kitchen + top floor view + lots of privacy + lots of natural light + oven + bathtub + in unit washer/dryer"
"All in all, I've really loved living here. The walls are very sound proof, the neighbors have all been very pleasant and quiet, and management has been decent (even though I've gone through 4 different managers in my 1 year here). They give little treats and events for holidays too, which is really nice. I love my big window too. Parking is a struggle sometimes because it's all street parking, but you can usually always find a spot, even if it's down the block. The neighbors around all seem friendly enough that the street you have to park on isn't too sketchy. My biggest dislikes are how little space I get for money, the tiny two burner stoves, and also that the communal washers and dryers suck. If I'm washing a towel (a single towel) with my clothes, they usually don't completely dry. I will miss this place; it's just time to move on is all."
"Just moved here a few weeks ago and I’m loving it so far! The application process was quick and Samantha was super awesome and helpful. Everything is conveniently located, new building, affordable rent compared to other apartments in the area, AND UTILITIES ARE INCLUDED!!! The only downside that I can think of is the walls are kind of thin and you can hear nearly everything in the hallways. But honestly I think that just goes hand in hand with most apartments and doesn’t really bother me much, honestly. Definitely consider this place if you’re apartment hunting!"
"Cheaper rent than most is the only good quality this place has. Establishment will cut corners just to get some extra money out of you. Andrea McKenzie a manager for this property, was rude in her emails and in person when trying to resolve an issue. Instead of her making sure to get my issue handled with moving out refund, she refused to take accountability for a unprofessional moving in (lack appropriate documents for me to sign) and moving out (claims I destroyed majority of the items in the apartment) which is completely false (i attached photos of how I LEFT the apartment). I had to go to corporate just to make sure my voice is heard, once I did that then Kyle Gordon tried to negotiate a deal with me. I stayed in Koz on derby and neverrrrr received soo much unprofessionalism in a place like this. Homeless people in front if the building, sometimes people steal packages, call phone machine in front does not work, and unfortunately there are constant emails flooding about systems being breached. Decent pricing for living, however establishment does not like to respond to emails and they will try to finesse you and take money from you. Go to the other properties that Koz has, just not on killingsworth!!"
