"Don't rent from this company. They are scandalous on every level and allow dead bodies to fermente in the apartments as long as rent is being paid. They won't call authorities and will let other residents get sick from the dead body fumes instead of doing their jobs. If you cosign and rent isn't paid, they won't tell you until THREE working days before the account goes to a debt collector. It happened to me and I paid the debt collector immediately and hope BU sold debt for pennies and got screwed out of the full amount. I filed a BBB complaint and they can't even spell correctly in the response! A bunch of morons leading morons. And the property manager is a liar and pits residents against one another instead of doing her job and handling the situation. If you like slum lords, this is the place for you. The halls smell like a morgue dead body or not. His cells are now embedded in the walls of the building!"
"Bristol moved us into one of their San Da Roda units KNOWING BEFOREHAND that the unit did not have consistent running hot water, then spent 3 months trying to fix it (leaving giant holes in our walls). They concluded there was nothing they could do and refused to give us a decrease on our rent. They let us break our lease free of charge, but then hit us with a $300 cleaning fee for a unit we lived in for barely 3 months (fees included blinds cleaning and replacing drip pans on the oven we never used). Just another rental company that will do whatever they can to take advantage of their renters and squeeze out every last penny! I know others who've had similar experiences with Bristol- just rent somewhere else"
"We lived in one of their properties for about 5 months. I recently moved to the country so this was my first experience with a property management however, my husband have lived in Portland for over 10 years and he said that Bristol Urban has been the best he has ever encountered. Everything went smoothly from our move-in to our move-out. There were about three property managers during our time there. One was already on his way out when we signed the lease, the second one was only there for a couple of months (maybe weeks? Idk but she’s already managing other Bristol Urban properties) and the current property manager has only been there for a month. But he has been great so far and I think he’s a great addition to their team. We have not encountered any problems with them. We broke our lease but extended for a month because we had issues with finding a new apartment and they let us stay. We would have definitely stayed but we needed a bigger space."
"I lived in 3 separate Bristol properties over 8 years (Mt Tabor, Adare Manor, and The Vintage). Overall, I’m satisfied. Here’s why: Pros: 1) Lease transfer policy. They allow you to transfer to another vacant unit at any of their properties at any point in your lease- without large fees. This allowed me to easily move within the company several times as my circumstances changed over the past 8 years. 2) Building managers. My experience has been that the building managers (who usually live on site) are friendly and responsive to texts or phone calls with concerns. I enjoyed the community feel of having them there and developing relationships with them. All three were lovely people. You won’t find that at corporate rental agencies. 3) Charm and location. These buildings are old and unique, and located in desirable parts of town. Cons: 1) Moisture control. I dealt with mold in all three units I lived in. It takes extra effort with cleaning and ventilation to keep manage this (temp monitoring, window fans, etc). But I never felt my health was at risk. And Bristol always repainted or repaired walls when I requested over the years, and were lenient with repair fees each time I moved out. 2) All three units I stayed in were very old and lacked updates. So obviously the cabinets, doors, shelves, etc. were not in perfect condition. I made the best of it. Based on my experience, If you’re a good tenant, Bristol will be good to you. There are quirks to living in old buildings, but I found it charming most of the time. And I have wonderful memories from my time there."
"The worst rental company I have ever experienced. Entering your unit without permission or notice and moving your belongings when doing so, returning checks offered for rental assistance, over charging for a unit that had been occupied for ten years without maintenance and did not have the same amenities as surrounding units (such as providing a washer and dryer, or dishwasher) but had the same price tag, and constantly deleting maintenance requests. Speaking of maintenance; most of the men who come do maintenance talk to you like you're five years old (other than the last person who was recently hired from New Orleans who was very pleasant). Once I had a friend over that was male (didn't live there and had never met the maintenance man), the employee of Bristol wouldn't barely speak to me, only made eye contact with the man. And if he did speak to me it was dismissive. When I finally moved out I had had a leak in the ceiling fan in the kitchen that literally flooded the kitchen every time it rained. The request had been up for several months among many others that were dismissed. Heaters that created ashes, windows that were off their counter weights and practically unusable because of how heavy they were. The office is inattentive, and uncaring. Good luck getting a call back or an email. They even lost a check I had dropped off at their office where I always did which cause me to get an eviction notice because they never even told me they didn't receive the check. Absolutely immoral, greedy, crooks."
