"I’ve lived here 5 months now and I already can’t wait to move out. Every single foot step above me shakes the whole floor and makes a loud boom sound so I literally can’t go to sleep until the people above me do. I’ve tried ear plugs and white noise but nothing can drown out this type of sound. It’s really starting to affect my mental and physical health. In addition in the winter cold air seeps in everywhere. It’s clear these buildings are ancient and havent been redone at all. The staff were really nice and helpful when I moved in but overall this place is an absolute nightmare."
"I have lived at Georgetown since 2019, I moved here from North County to be closer to my job. The management and staff are great and helpful. The property grounds are well maintained they just installed a dog park and have been making repairs/improvements to apartment decks. The appliances and tub/toilet are dated in my unit. The only thing I would give thumbs down is I get some cold air thru the windows and front door. Those plastic window film kits seem to help. Overall, I would rate my experience as positive"
"You’ll hear every footstep your upstairs neighbors take. If you go the townhouse route (much more expensive) you won’t have to worry about people living above you, but your second floor will be roughly 10-20 degrees hotter than the downstairs, so that AC bill is going to be high in the summertime. They have the most intense speed bumps I’ve ever seen, and there’s one every 15 feet on the streets. These things have me apologizing to my suspension every time I hit one. Pet fees are pretty high and automatically forfeit any security deposit you make. Rent went up $70/month this year when renewing a lease. They require a 2 month notice upon moving out, and are quick to hit you with fees. They require your carpet to be professionally cleaned before move out. The laundry rooms are decent. I wish there were one or two more around campus, but I really can’t complain. It’s either $1.65 or $1.75 (can’t remember) for a wash and another $1.65 (or $1.75) to dry. I’m not up to date on my laundromat economics, but that seems like a fair price. I really haven’t had an issue with having to wait for a laundry machine. They just switched to a new payment format app, but I haven’t tried it out yet. Management is friendly and will respond to your emails quickly, but if you want something to get fixed you might have to submit two or three work orders. This place has been around forever, and it shows that these units are aging. The floors creek, the windows leak in heavy rain and are awfully drafty (my spare bedroom is about 15 degrees colder in the wintertime even with plastic laminate insulation over the windows), and ice forms on the walls on the INSIDE (see video), the steps leading to my unit are deteriorating (cracks running through the entire step and can see straight through to the lower level), and the outdoor lights are falling off/don’t work. All in all I think the rent is too high. For the price you pay in rent vs what you get I would suggest looking elsewhere. I’m trying to buy a house before my lease expires, but if I can’t find anything and my upstairs neighbors don’t drive me to a point of insanity I will renew my lease and live here another year. I’m sure they’ll raise the rent again next year, but as long as they don’t pass my predetermined rent threshold the thought and effort of moving to another apartment outweighs the price. I would suggest looking elsewhere."
"Rooms? Very nice in looks only..They dont fix anything and still expect you to pay rent. In the time my brother stayed there they had their apartment flood and their a/c break in July and they fixed neither one and still had a rent raise. They had a baby there too during both so they had to leave bc you cant me sitting in a hot or moldy house. They are missing it 0%, a damn shame too because it is a wonderful location and neighborhood."
"Georgetown is in a great location. Very convenient. The exterior is beautiful with lots of beautiful trees, unfortunately many have been cut down due to bug infestation. The older units do have outdated appliances, such as pink or blue bathtubs. In the older section with the townhouses the a/c and heating in the main first floor is extremely loud when it turns on and the upstairs gets unbearably hit during the summer months. Maintenance will respond in somewhat timely manner and the grounds are kept up. The negatives are mice in the older units. According Yelp reviews, bugs and spiders, although I didn’t see any spiders in my unit. But the big negative is for pet owners. If you have a pet you will put down an additional deposit. Upon moving out, even if your u it is spotless, they will use a third party mom and pop carpet service and find a way to claim your unit contains heavy pet urine. In my case this was not true. My dog is 12-13. Never had an accident before or after Georgetown. Yet according to their “professional” cleaning company I had several stains and not only was deposit withheld but I was charged an additional amount, a total of over $700 Upon questioning this I was told it was non negotiable and my questions were not answered. I received pictures that I questioned, but again they don’t give detailed responses. I actually called the 3rd party carpet company and was told a black light was used to detect moisture. So this can mean a spill that hasn’t fully dried. This could be saliva if a pet spit up a hair all or dog threw up their food. No definite way to determine urine. Yet on the inspection report they will claim it is urine and if you refuse to pay they threaten to report to a credit agency and seek legal action. The staff is friendly while you are a tenant, but upon moving out it’s a different story. I would recommend reading the Yelp reviews before moving into this place. I’m glad to be gone after the way I have been treated. And also, if you do move in don’t keep valuables in your car (mine was broken into) and don’t have deliveries to your unit if you won’t be home."
