"I gave 5 stars because the apartment manager has been professional and showed empathy towards my problems with being close to eviction due to financial issues she has given me names of places that help with rental assistance which helped me I understand that there may be other tenants that have experienced problems within the apartments I believe that as a tenant i should also leave a review thanks"
"This place doesn't even deserve the 1 star that I'm forced to give it. If you're looking for ghetto living, this is it! The property manager is rude and doesn’t know how to do her job! The place is in desperate need of renovations. I lived in Kensington for 3 years and the stuff we endured during our time there was ridiculous. The maintenance team is non-existent so if something breaks in your house, good luck getting it fixed. The turnover is so high, they sent someone in my house to replace a stove that was only in the interview process. This means that there was absolutely no way they could've ran a background check on this man before sending him to my home unannounced! Btw, our stove was broken since February. They fake fixed it twice before the oven went out and they agreed to replace it completely. We went without a stove for 3 weeks before getting a new one which it took another 2 weeks for them to install. Then they left the old stove in our house for another 3 weeks! This was the least of the issues. Landscaping is not done regularly. Overgrown weeds, bushes, high grass which has snakes! One lady’s doorstep is completely covered by shrubs that her and her children have to walk through to get through their front doors. Also, there's a HUGE problem with hornets that they have yet to address. I found a huge mold spot in my sons room that was growing under his bookshelf due to a leak in the tub. It grew mushrooms! They forced us to move all of the furniture out of our sons room so that they could pull up the carpet, but never sent anyone to treat it nor was there any repairs done! Imagine trying to get through your house with 2 bedrooms forced into 1 for an extended period of time. Also, if we hadn’t cut that piece of carpet up with the mold, it would still be there. There was also mold growing on the ceiling in the restroom and a rotten transition strip in front of the tub. The sprayed over the mold on the ceiling with a thin white layer of paint. I could go on and on about the things that went wrong here, but BEWARE! If you care about your safety or your family’s safety, don’t live here! Update: It’s been 90 days and I have not yet received my security deposit nor have I been able to get in contact with anyone."
"It has been 40 days and I haven't received my rent deposit back yet.South Carolina law states that they are to return it in 30 days. I always paid my rent on time and kept the apartment immaculate. I received an email saying that they would deposit it in my account, and there were no deductions for repairs or anything like that. Things such as this are factors to be considered when you are renting and apartment. So just a warning."
"Tl:DR Absolute Disaster. Dangerous and unacceptable move in. I'm a student at Winthrop. I was looking for a potential place to stay for the comming school year, and I saw this location online back in April. With the real estate world being as God awful as it is right now, I decided to sign a lease here in may that was set to begin on June 28th. Well, they inevitably pushed the move in date back to July, and I needed to re-sign the lease to reflect the new move in date. Not a problem at the time. However, they then proceeded the violate the lease three more times and continue to push the move-in date back repeatedly. This was supposedly to repairs taking several weeks longer than intended due to slow contractors. Finally, on July 31st, over a month after the initial intended move-in date, I was told I could move in. I arrived at the location, and then it is an absolute disaster. Construction materials, screws, nails, paint, cigarette butts, and much more littered the entire place. We were told that a cleaning company would be there at 1:00 p.m. to finish the cleaning, even though are moving time was 11:30 a.m.. the cleaning company never showed up. I had to spend about 10 hours cleaning the place on my own. In addition to this, several things, including a leaking sink, and an electrical outlet that shoots Sparks when you try to use it have yet to be fixed. I was told that contractors would be in on Tuesday to fix these problems, but a week later they still have not been rectified. I was told I would be receiving at least one month of free rent to make up for all of this trouble, but my account still shows a balance with several late fees in addition. If they try to collect this money, I'm going to press charges, because this process has been unacceptable. It's a good thing I had somewhere I could sleep and did not end up on the street during all of this."
"Read the reviews on their other properties (google Guardian Rev). This is the worst property management company. I lived in one of their Charlotte properties. Repairs take forever, even emergency repairs. Clogged kitchen sink took a week and a half to fix. Toilet ran constantly. Light switch in the bathroom broke and became a fire hazard; took over a month to fix that and they only repaired it when I complained in front of a prospective tenant. My AC wnet out in mid June and it was 6 weeks before anyone came to look at it. I moved out 6 months ago and they still haven't returned my deposit. They don't respond to my emails and I get the run around when I call. I'll have to take them to court to get my deposit back. Stay far away from them."
