"If I could give 0 stars I would. The only good thing about the apartment is the office does try to do what they can for a resident. They hear your concerns. Try to keep everything clean and up to code. However it’s the people they allow to move in. They are mostly disrespectful, noises trashy and messy. If you don’t like thin walls and loud nasty neighbors this is not the place for you. For the amount of money they want a month, for an apartment which constantly needs worked on, should be iligeal. There are residents with dogs that don’t clean up after them. The office will threaten you with eviction but never follow through. If you live under someone be prepared to have noise. Do not recommend working from home job when you live here. The neighbors can be pretty loud and leaves their trash just blowing around. I feel bad for the office, I think they should do a background check a little more into families that try to move in here. The people above us, are constantly loud at 5am, playing music loudly in the middle of the day, and love to stomp. Not heavy footed as the office likes to put it but stomp. Only certain times. You can hear them walking around. But the stomping and over all being loud can knock things off your walls. Be prepared for a not so nice living space that’s way too over priced."
"Moved in September of 2021. Very dissatisfied. The apartments are relatively small with very little closet space. In the area between buildings 3000 and 3400 there are 68 parking spaces for 60 units. Often there is no place to park anywhere near building. Visitors often displace residents. We've been told more than once that our lease doesn't guarantee a parking spot. The property manager Jessie Hooke is unresponsive and calling corporate doesn't help. 2 cars stolen in 2nd half of 2023 with 2 other attempts that broke steering columns. Many of the street lamps, and building lights don't work. Worst of all, 10% rent increases annually. They give no additional value for the money. Getting too expensive for what we have. Too few maintenance personnel as well. Definitely don't recommend. P.S. we have had packages stolen before we could get them. Packages were left inside by mailbox."

Unpleasant Staff Attitude. 2. Insufficient Information Provided. 3. Failure to Uphold Commitments. 4. Refusal to Accept Responsibility, Instead Redirecting Blame to Upper Management and Recommending Direct Contact with Corporate for Resolutions. Allow me to explain the specific incidents that unfolded. In preparation for my relocation from Florida to Delaware for a new job, I explored numerous housing options, including Aspen Run. Despite some negative reviews, I was attracted to the locality and optimistic based on positive feedback. My interaction with Aspen Run was on November 17th/18th, during which I spoke with Linda. She assured me that if I moved in before November 30th, the first month's rent would be waived—an enticing offer that influenced my decision. Despite having the flexibility to delay my visit until December, I scheduled a tour with Linda for November 25th, booked my tickets, and promptly flew to Delaware to explore the property. On the morning of November 25th, as my friend attempted to confirm our appointment, the staff initially denied its existence, citing a heavy workload. After a subsequent inquiry, they confirmed the appointment. Upon arrival, I met with Angie, the individual mentioned by Linda during our initial call. Angie, burdened with a backlog of work, asked me to wait. During our conversation, I expressed appreciation for the initial offer, but Angie informed me that the offer was only valid if I moved in before November 26th—contrary to Linda's previous assurance. Angie acknowledged the miscommunication but attributed the change to management decisions. When I inquired about speaking to others about the situation, she adamantly stated that emailing the corporate office was the only avenue for resolution. Disappointed, I proceeded with the tour, explored alternative options, and ultimately found a more favorable property with a responsive and communicative staff. In conclusion, had I been promptly notified of the altered offer via email, I could have adjusted my schedule accordingly. Regrettably, this extensive review was not my intended use of time, and I sincerely hope that Aspen Run invests in proper staff training and encourages collaboration between the staff and corporate office to prevent future tenants from dealing with such avoidable inconveniences."
"This has to be the worst apartment complex i ever seen , when i moved in i wasn’t able to view the apartment before i signed the lease so i didn’t really know what i was getting, and when i moved in the apartment was complete dirty and disgusting. It looks like the only thing they did was paint and vacuum the carpet. But since i had already signed the lease i was stuck with the apartment. Ac unit has been broken since i moved in and i had to suffer the whole summer with no air conditioning. I called maintenance several times and they kept saying they fixed it but never did so i gave up eventually. the ceiling leaks every time it rains and I’ve told maintenance about this as well but they haven’t done anything to fix this either ! Aspen run is completely running a scam and charging way too much for this horrible apartment, please don’t waste your money here. As soon as my lease is up i am running far away from this place !!! Lastly my car was robbed and i asked if they could pull up the security footage so we could find the culprit and they refused!!! Please don’t rent here !!!"
"Gets worse over time. When I first moved in here 4 years ago, it seemed like a good rate for an apartment in an okay enough Newark location. However, over the past four years, things have gotten progressively worse. These apartments are NOT worth the $1,300+ they charge you to live here. Packages are constantly stolen, so you have to either be on the watch for your mail or have it delivered to other locations for safety. The amenities are frequently broken, down, leaking, or unusable. Drains clog easily, the pool and "gym" (a few barely working cardio machines and sum dumbells) were unusable for months last year, and maintenance takes forever to "repair" anything. In the cases of broken amenities, I've been told multiple times that "they don't have time" to do my repairs and often leave jobs half-complete. The office workers give you the walk-around when calling to check in on when your repairs will be done, saying they'll call you back/check with maintenance to make sure you're on the schedule for that week/etc., to no avail. I understand having busy weeks, but leaving amenities unrepaired for 4+ weeks is unacceptable. In addition, there's a hole in my unit's floor that was "looked at" two years ago that is still "on the schedule for repairs." It's a shame - it feels like they take the requests and forget about them if you don't follow up with them every 2-3 days but seem bothered when you ask about the progress of your repairs. Reading other reviews, I expect to not get my deposit back, no matter how good of care you take of the place you live, because ultimately, they do not care to help you upkeep the place. With the probability of rent increasing another +$150ish next lease renewal, I can definitely say it's far worth it to rent somewhere else, with better location, service, and amenities."
