"My experience with this apartment owner has been nothing short of a living nightmare, and I feel compelled to share the shocking and unacceptable treatment I've endured during my time here. It's hard to believe that such a place even exists in this day and age. Here are some of the deeply troubling issues I've faced: Horrifying Data Breach: It's bad enough that the management is inept and uncaring, but they also allowed a devastating data breach that exposed tenants' personal information. I saw in the management office, staff were logging in to my apartments portal without my password, upon asking hiw they do it? They said there was a data breach and now all the passwords are reset and managment has the access. This breach has left me feeling vulnerable and worried about the security of my sensitive details. The lack of concern shown by the owner regarding this breach is a clear indication of their utter disregard for tenant safety and privacy. Racist Neighbors: I never expected to have to deal with overt racism from neighbors in a place that's supposed to be a community. Unfortunately, the environment here is toxic, with some neighbors openly expressing discriminatory views and making others feel unwelcome and unsafe. It's disheartening to see such hatred go unchecked. Discriminatory Management: The management, led by Julie and Samanta, have displayed an alarming lack of sensitivity to racial issues. Their response to complaints about racist incidents has been shockingly inadequate. It's clear that they prioritize profits over creating a safe and inclusive environment for all residents. Neglectful Maintenance Continues: On top of these major concerns, the basic issues with maintenance and upkeep persist. The owner's lack of responsiveness to essential repairs further highlights their complete disregard for the well-being and comfort of their tenants. This apartment owner has proven themselves to be not just incompetent but actively harmful to the residents' safety, privacy, and overall quality of life. I strongly advise anyone considering renting from them to look elsewhere. Your peace of mind and dignity are worth far more than the utter chaos and distress you'll encounter in this nightmarish place."

"We stayed in Oak-tree for about 6 months, we proudly say this was our first home in DE - Good location, Great community, Value for money (they didn't overcharged especially when there was shortage of houses and everybody else was), Maintenance is very prompt on all request, Cleanliness is very good. Management (led by Ms Samantha Friant & Ms Jen ) is very responsive and helpful, in our case they took full accountability of all our concerns (since we had to relocate to another city) and addressed them with full satisfaction, Highly Recommended."

"I have been residing here for almost two years. I have never had an issue with the staff or maintenance. S. Peck is always courteous and never hesitates to fix what may need to be done. The best maintenance staff. Always prompt. Thank you Sam! Thank you to the staff at Oaktree Apartments as well. I recommend them with 10 stars!!!"

"The receptionist at this apartments tend to redline people from certain cultures backgrounds. They hide behind their policies that states they have the right not to renew your least. If you pay your rent on time and they provided any service to you that you have to pay, they will take the rent money to pay for the service without communicating with you. Then write you a letter stating your rent is late and charge you late fees with a threat for you to go to court. If you question their actions, they give attitudes and see you as being problematic, although you have paid for the service and the late fee, they ask you to move. This is just one of redlining play from corporate book being perpetuated in 2023 at OakTree Apartments, in Newark, DE. I imagine if they had perpetuated such actions against some underprivileged person who did not have the money to pay, their life will be disastrous. I moved out of this apartment because of these types of behavior. The receptionist Samantha, unprofessional, and seems to have issues with people from other countries or with accent. The maintenance crew are very nice and show care for the residents need"
