"There’s been people knocking on my door asking for money twice, even though this is a “gated community.” Nothing about these apartment homes are “luxury.” Vance and Caitlyn are discriminatory and prejudice! Caitlyn referred to me as a “Black thing over there” and thought that I didn’t hear her. Also, maintenance has entered my apartment when I was in the shower and initially refused to leave. Napoleon in the maintenance office was nice-nasty regarding his language and did not address the issue. The added fees every month are a gimmick. The maintenance team will tell you anything to refrain from fixing something on the spot. I have had HVAC issues since December which results in my unit being over 80 degrees daily. The leasing office is scamming college students and Black people with predatory “specials” due to loud tenants, which is discriminatory. The noise levels are INSANE no matter what floor you live on or building you live in. People are running daycares inside the units. There has been negligence on the property leading to a fire. There has been more urgency with asking for donations for said fire than the urgency for tenants safety. Not to mention the maintenance man took a poop in my bathroom without permission and just left, which is unsanitary. For your sanity, I would not recommend. There is always poor communication from the leasing office, unless it’s about money or predatory practices. The pool area looks nice though."

"Updated 1/16/2024: I have been here for several months with my boyfriend now. Overall, we have had a positive experience. We have had some issues here and there with leaks and with our AC, but management was typically quick to resolve things. However, I have to note the excessive noise issue we have been dealing with. There is no sound proofing in these apartments (they are extremely old- renovated, but old), and some residents are more conscientious of the level of noise they produce than others. We are not impressed with managements response to ongoing noise issues. We hope this improves or changes in the future. The community has a great location and is well maintained. In our experience, the pros still outweigh the cons. Previous review: I’ve been living here for a few months now with my boyfriend and we really like it. While we had a few issues when we first moved in, management and maintenance have been very on top of making the necessary repairs, and have been very responsive. Vance also made our application and move in process as easy as possible, and worked with us when the original unit we picked was not going to be ready in time. The community is nicely located - tucked away, but still close to everything you need. Property and amenities are maintained well and apartments are pretty spacious and updated. Smart home technology is also a big plus. So far so good, hope they keep up the good work!"

"WARNING⚠️ Save yourself the trouble. I’ll start by saying from corporate down to the leasing staff and maintenance they do not care about their tenants. My first issue began when I first moved in. I paid my rent going into the 2nd at 1am ( I was not made aware during move in rent had to be paid NO later than the 1st, I should have read my lease through and through). A late fee was not on my account when I paid my rent but they decided to add it the next day though it was paid in full and put a letter on my door. When I tried to make a complaint about it to corporate multiple times they completely disregarded my complaint. Also I’ve had issues with bugs at these apartments on ongoing occasions during my entire tenure. I would have to go to Home Depot myself to get products because the exterminator did not work. Roaches, cockroaches, centipedes, spiders you name it. My AC system broke ( because everything is outdated) while I was away out of town for a month which caused my electricity bill to skyrocket( hundreds of dollars). I sent all the paperwork from Georgia Power to the leasing office that detailed my bill was significantly higher than any month I lived here ( when in fact it should have been significantly lower because I was not there for the month) and they gave me a $20 credit to shut me up (also reached out to corporate NO response). When in fact they know it was caused by their AC unit because they have the maintenance documentation to prove it. This apartment has a outside entrance to your apartment. The hallways leaving your house are filthy hasnt been cleaned or power washed in maybe years. To top it off the amenities are trash but they charge you a million fees per month. You have to put your trash on/in your car to take it to the dumpster yourself for Christ sake. I say all this because I barely do reviews( moved out 6 months ago but can’t let them live this down and continue to get over on people) but I would like to save people the trouble. For the pricing there are many apartments in this area thats actual worth the amount they charge in rent."

"I love my apartment! It’s comfortable, convenient and the community is very quiet. My only complaints are: the walk way stays covered in leaves, spider webs are all over the side of my building, and in the breezeway it also needs pressure washing. The trees are everywhere!!! Leaves, pine straw and sap are all over my car no matter where I park. The staff and maintenance have been very helpful and friendly."

"First of all we want to say that the women that work in the leasing office are great as they really care. My girlfriend and I love the large amount of trees and natural feel of MAA Spring. We enjoy having a gated community and a digital/keyless lock on the door. We also enjoy how some units do not have any side neighbors only on top or bottom. Maintenance team is fairly quick and address any concerns that you have. The staff is overall friendly! They also have a garden and car wash area which is very unique and cool to have access to. However, we have incurred some challenges and disappointments. We moved from Austin, TX and never got to physically see the unit before move in. We only saw it through video with Katelyn, who did a great job explaining and showing us the unit. One of the biggest issues we have is that the walls cannot be cleaned after anything touches them and seem to scratch very easily. Most of the units also have carpets through every part of the unit except bathroom and kitchen if that matters to you. Our countertop is wood and not granite which we are not used to for the price range of 1500-1600. We have a dog and there are very few or small areas to walk your dog that doesn’t have cement or on the road. There aren’t really sidewalks except in a few areas and are very short. There is dog poop around as typical in an apartment complex as some people don’t seem to care to pick up after their dogs. Also often times you may have to go to the office in person to have a response as there isn’t often emails sent to you about your concerns or issues. These are our pros and cons of living at MAA Spring"
