"These guys require a Social Security Number or ITIN number. These are for the purpose of paying taxes and receiving social security! It's illegal to require this to rent. Also they require 3x the rent. SO...just say NO to these guys. Ridiculous for the poor main they provide. Look elsewhere."

"Said there was an exterminator coming and we had to get everything out of the top and bottom cabinets or else we would be in violation of our lease. We only had two days notice. Waited all day and they did my neighbor but then packed up for the day as soon as it was our turn. Office wouldn't return any calls. Also, extremely expensive for the quality of the apartment. Only one washer and dryer to share between 8 different apartments. Cabinets are falling apart, our outlets never got covers put on. The glass on my window is completely loose, you can touch the screen. The patio door doesn't lock and the patio wood is rotting. It's ok for a cheap option but it's not great at all. More management issues than anything."

"They suck on getting anything fixed in your apartment, it takes them several weeks and months, unless you have a major emergency. The basements in the 1-bedrooms leak and in the foundation you can see outside light from holes. Very poor customer service skills. Ashley the property manager is extremely rude and unprofessional. They are evicting people for no logical reasons. This place needs to be knocked down or be condemned, all around way out dated over 70 years old."

"My Mother is in her 70's with health issues and lives here, her AC has been broken ALL Summer. When I called the office, "Allie or Alley" was rude and very unprofessional. I asked her about it, because they keep closing out the work order, and she stated that the AC had been fixed. I mentioned to her, 90degrees is NOT fixed and that I was going to file a complaint with the Overland Park PD, and she stated "Do what you need to" ...and I did. The officer went out and did a wellness check on my Mom and he called me and said that It was 95 degrees in her Apt. The officer spoke with the office and needless to say, the AC is STILL broken. Its really unfortunate that people pay their rent on time according to the Lease agreement/Contract. Colonial Gardens and its Mngmnt Company are required to abide by the same Leasing contract, just as the Tenants are. Do Better."

"This place is outdated and just needs to be torn down and rebuilt. The new property manager is the worse (Ashley). I complained about an upstairs neighbor for loud out burst he had. This guy would scream at his dog all day. He would cuss and rant to himself . He also would use the N- word while ranting to himself. He was white and didn't have a job. After the apartment complex told him I complained about him, it got worse. I started to record his rants and even played them for Ashley (the manager). She claimed she couldn't hear him say anything racist. I think the guy had some sort of mental problem and he was living off of government assistance,so she didn't want to deal with him. After I complained a third time Ashley decided to evict me."
