"I moved in the VALE APTS when they were brand new in 2021. I absolutely enjoyed my stay! Hats off and kudos to the current manager, Jennifer and her maintenance staff. Several managers had that position but she has been the BEST! She is caring, genuine, and I have enjoyed meeting her. The maintenance staff has always been consistent in answering my maintenance request in record time completion. I’m moving now : ( but if ever return to Overland Park and need an apartment the Vale would be my first choice! Keep up the good work Ms Jennifer you have been the BEST out of all the managers and even assistant managers throughout my three years at the Vale I wish you the best! Ms Linda"

"Chris Culp helped us with fixing the garage door issue we were having as it was not closing using the remote. On a service request call, Chris was very prompt in attending to the issue and fixing it successfully. He explained to us what the issue was fixed it. He kept us informed at every step while fixing the issue."

"My husband and I have been living at Vale Overland Park for over a year, and we are having a great time here. The leasing office staff is very kind and always willing to help. The maintenance team, Chris and Ethan, are fantastic. They both work very professionally, explaining how they are going to make the repairs and closing the work orders very quickly. "We had to temporarily move out of our house while extensive unexpected renovations were being done. We lived at Vale Apartments for 3 months and it was the perfect home away from home! The apartments seemed well cared for - there were a few times we put in work orders and maintenance was there to fix them promptly and efficiently. The complex is well lit, safe and quiet. We never had any issues with finding a parking space close to our apartment, which I was a little worried about at first. I’m bummed we weren’t there for summer time because the pool looks like it would be lovely!"

"We moved in in March 2021 and we love it. The Vale Overland Park is in a great location. The Apartments are modern and very well done. The windows are quality and the bathrooms are big and well laid out. The kitchens are lovely and well laid out as well. They are spacious and feel more like a resort condo than an apartment. The Gym is amazing, so are the common areas. The maintenance staff is great, so is the office staff. I highly recommend grabbing one of these luxury apartments early. They are the best value in luxury apartments in Johnson County, KS in my opinion. Choosing The Vale Overland Park you will feel like you found the pot of gold at the end of the rainbow. *UPDATE*. MAY 2022 - NEW MANAGEMENT This is the management company BH Management - They raised trash from $5.00 to $49.00 no notice of the bin pick up trash increase then added mandatory Valet Trash for $25.00. $74 a month for trash!! Lot's of residents complaining. Since new management, the trash rooms are filthy, and Valet trash doesn't even pick up some days. The hallways are no longer cleaned weekly or even monthly. I pick up random blowing trash in the hallways weekly. Apartments with open air very windy hallways are not a fit for Valet Trash Service. The pool lounge beds are never cleaned so they are stained, dusty and dirty. The tables & chairs are straightened but never cleaned. They do keep the club house and gym extremely clean, which is nice. The Maintenance and office staff try their best and are lovely people, but their hands are tied by the management company. Do I still like living here, yes, but I am writing this while the lawn maintenance began s at 7:30am on Saturday. Luxury is in the details."
