Avana on Pine Apartments

"The dates and times for each time the building-wide fire alarm has gone off just in the past two weeks alone, if anyone is curious: 3:05am 8/7 9:20pm 10/27 10pm 2/16 12am 2/17 3:48am 2/18 12:50pm 2/19 12:03am 2/20 6:50am 2/22 8:50am 2/22 5:05am 2/23 1:01am 2/24 1:33am 2/24 9:15am 2/25 4:50pm 2/28 4:20pm 2/29 10:42pm 2/29 They even do inspections to see if we can "hear the alarms" in our apartments. The issue is we hear them too much."

"My wife and I lived at Avana on Pine for 2y - From 09/13/2021 to 09/08/2023 - Here's why YOU SHOULDN'T LIVE there: 1 > They will refuse to repay your deposit once you move out. It has been nearly 3 months since we moved out, and we still haven't received our deposit. We call them, they don't answer. We email them, but they don't reply. Once you are out, they will completely ignore you. 2 > Countless times I encountered homeless people sleeping on the stairs inside the building. They have a side entrance at W Broadway, that door is always open and there is no control regarding who enters. 3 > During the summer the cockroaches are all over the place, elevators, halls, you name it - luckily we never saw one inside of the apt. 4 > This building is located on top of bars, restaurants, etc. It's good and bad, you will have options near you - but prepare for loud music almost every night. 5 > To this day we don't know why, but the fire alarm for the entire building goes off SO MANY TIMES. We have been woken up in the middle of the night often, and it will take a good 10-15 minutes for someone to turn the alarm off. 6 > The building has 2 elevators, HOWEVER, in the 2y that we lived there - only 1 elevator works. Be prepared to wait every time that you must use the elevator. Our experience at Avana on Pine was EXTREMELY disappointing. And now, they are refusing to simply repay our deposit, which is OUR RIGHT. They are COMPLETELY IGNORING US. Jesse Garcia is the Community Manager at Avana on Pine, once you are out - he will completely ignore you - even if they owe you money. Kaelin Roberts works in the leasing office, she is the ONLY ONE who actually tried to help us, and she was very apologetic about this situation and she understood that we MUST receive our deposit back. However, she also decided to ignore us after speaking with her twice about this issue. You have been warned, DO NOT LIVE HERE."

"The maintenance team has always been stellar regardless of the issue over the years. Toilet went on the fritz this morning, opened ticket in the property app and Chris came through and replaced the broken part - all good now. Just one of many examples of the awesome maintenance team here."

"Resident since 2020. Maintenance team is the only good thing at Avana. The Security team is good but no easy way of reaching them when needed. The management team has changed a couple times and they are nice as people but can’t seem to get things done nor communicate effectively with the residents. We’ve had an elevator broken for almost 2 years now and at first some updates where shared but now it seems they hope we’ll just forget even though that for many of us that elevator was the only one to get to the first level of the garage. They’ve also had periodic issues with the alarm, just recently it has been going off in the middle of the night. Again no acknowledgment of the issue or what they are doing to correct it. Rent was more competitive now at pare with the actual luxury apartments in the area. All that said, I’ve decided to move out and sharing all this so new tenants are informed and ideally place the right pressure on Greystar to invest in the building."

"Chris was the maintenance man who assisted me today and he was amazing! So accommodating! The best service I received. He came to fix two light bulbs— one of them was a different color than the rest and he went back numerous times to the inventory to find the perfect match for me! He also made sure to ask if I needed anything else & he ended up assisting me w/ my AC, which had a “time to clean filter” notification on. He was so eager to ensure that I was satisfied and was extremely polite and professional the entire time. He definitely made my day!"
