Rivendell Townhomes

"We moved to Rivendell Woods about 2 weeks ago. Upon move in, there were a few things (maintenance wise) that needed to be addressed. Well as soon as I brought it to their attention Derrick was on it. The attention to detail, promptness and professionalism that I have received from maintenance has been outstanding. I took one star off for parking, because that has been a headache since the 1st day."

"We have been here for about six months now, and moved here because we couldn’t handle the noise in a second floor apartment. We moved into the Phase II units and I can’t believe how peaceful it is here. It’s nice when you work from home especially, but it’s also nice to get a peaceful nights sleep. When we moved in our neighbor came over to introduce herself. Everyone is very nice but also keep to themselves, so it’s a really nice community. I can’t speak for the Phase I, but we absolutely love the Phase II area. (Also the tub in the master bath is A M A Z I N G!) Nick in the front office has been really helpful to my roommate and I - I like knowing the office is there is needed but not over the top. He always handles anything needed quickly! I do agree with a previous review (no relation lol), there are a lot of sudden emails to push you to go pay your rent- we got three messages about rent already today just from the front office alone (one reminding us it's rent day, one telling us we could get points, one explaining the issues with the new portal), and after that we got a message from the rewards program itself ALSO reminding us. FOUR emails about rent within like 3 hours. Previous months, they've also emailed the 4th to remind you tomorrow is the last day to pay rent, then another one on the 5th to remind you it’s the last day to pay-- if the rewards program is going to email us, I'm not sure why the office is repeatedly emailing, but if they have to I'd really prefer a "Today is the 1st, rent is posted and is due by the 5th" email and that's all. The maintenance in this is where this place really shines aside from the unit itself. I have never had such fast maintenance in my life, it has NEVER been over 24 hours (they are closed weekends), and it gets fixed. Maintenance is friendly, incredibly helpful and he keeps the grounds really nice. Would also note when residents were setting off fireworks, we got very nervous because the Piedmont Gas that is behind us…and he was here without us even calling to remind people not to set them off here and where safe places to set them off were. He keeps this place running so smoothly! Also, the parking noted in earlier reviews doesn’t seem to be a problem anymore but that could be Phase 1. We love having assigned parking…and have found we have plenty of visitor parking. Fun note: the neighborhood between Phase 1 and 2 decorate heavily for the holidays, highly recommend driving through at night on the weekend :)"

"Really enjoy this place. Pros: - if you look up crime maps, this is a nice little subdivision to be in. I have a ring and I never see people rummaging through cars or trying to like I saw at my old place. Nice for us to feel safe in our home. - the units are nice. I really like our wood flooring downstairs and I like the layout of the unit. -maintenance is just absolutely stellar, cannot get any better!! Cons: - the front office sends a lot of emails. They didn’t use to but the new person Sarah sends so many emails. Some are so helpful, and others make me feel like my wife and I are children being bab s. We know the dates rent is due, we don’t need reminders day before, and day of. So many emails on rewards for paying rent. I wish I could subscribe to just the ones that pertain specifically to the units or property. - neighbors can be really disrespectful about loud noises, one person listens to his bass in his car so loud the walls shake in the house, and he sits in his car and listens. This is 3pm, 2am, 9am- anytime, doesn’t matter. But for the most part, most neighbors are wonderful!"

"My husband is in the military, so we had to relocate but I would have stayed if I could. The onsite manager, Nick, is amazing! Always answered the phone/email same day or within 24 hours. Very communicative and listened to my concerns. Very approachable and inviting demeanor. Such a beautiful place to live. Neighborhood was quiet. The grounds were kept really clean. Which is all thanks to the maintenance technician Josh. Josh is so nice and helpful. You can tell he takes his job very seriously. Very handy and informative. Always willing to help and does amazing work. You have a great team!! Wish I could've stayed!"
