"We should have known since day one that this place was going to be a headache. My husband and I both got jobs in Nashville and needed a place quick which was the only reason we went with this place. We applied online, got approved, and was told we could come see the apartment we would be staying in. So we made a 5 hour trip to come see the place before signing the lease. We got there and was told our apartment wasn’t available to be seen but we could tour an apartment with the exact same set up. We viewed that apartment, went ahead and signed the lease (based on the apartment that we seen.) Move in day came, and we finally got to see our apartment.. it was absolutely NOTHING like the one that had us tour. Doors broken, floors damaged, kitchen out dated and didn’t hardly work. We were also told rent would be around $1500. It was never $1500. It was over $1700. We finally decided to terminate our lease because dealing with the staff was impossible and they quickly made it known they did not like us. We were told we had 30 days to sign the payment arrangement (for the termination of the lease.) We tried for an entire month to get ahold of the staff here. Through email and phone calls. They would deliberately deny our calls, and not return our emails. When we FINALLY got in contact with them to sign the payment arrangement, they told us our 30 days were up and it had been sent to collections? Kind of odd that they waited till after our 30 days to finally contact us back. Long story short, do NOT rent from here."

"I lived at The Trails for a little over a year. While my overall experience at the apartment complex was okay, I had several safety and maintenance concerns during my time there that I would caution potential future residents about. Car theft and crime was a concern that made me very uneasy as several incidents-many detailed in the review below- occurred during my time there. When I talked to the office about my concerns, I appreciated that management listened to me and offered empathy and understanding. However, I walked away from the conversation feeling like repairing the gate (which had been broken almost my entire time living there) was not a high priority and was told this would not help with the overall security of the complex. This was important to me when choosing an apartment complex, and I would warn those looking for an apartment that this is not consistently a gated area. The maintenance team was very responsive to an emergency request when my apartment flooded, and I really appreciated Mike’s help in making sure that was addressed immediately. For longer term issues like my window seals being broken and water leaking onto the windowpane, the issues were never completely resolved even after putting in several maintenance requests. The overall state of the apartment was functional, but it did not seem like maintenance for these longer-term issues was a priority. While I appreciated my neighbors and the sense of community I felt while living at The Trails, I hope some of these issues are addressed for future residents."

"Subject: Safety and Maintenance Concerns at The Trails Apartment Complex I am sharing my experiences with The Trails Apartment Complex in an effort to provide constructive feedback on certain aspects that require improvement. It's important to address these concerns for the benefit of both current and potential future residents. I lived there for a year from July 2022-April 2023. 1. Security Incidents: The presence of a SWAT team at the apartment complex in August was alarming and raised questions about the overall security protocols in place. 2. Unauthorized Access: Instances of a person impersonating maintenance personnel to commit theft is a significant security breach that requires closer scrutiny of personnel identification and access control measures. 3. Gate Functionality: The inconsistent performance of the gate, which worked for only a short duration during the year, suggests a need for better maintenance and reliability of security features. 4. Maintenance Responsiveness: Despite multiple attempts to address a loud screeching noise from my refrigerator, the issue remained unresolved. I was told the issue was due to a manufacturing error and could not be addressed. 5. Security Concerns: Observing an individual with a firearm on the premises raised concerns about the overall safety and security of the complex. 6. Incident Management: The occurrence of a shooting involving my direct neighbor was deeply concerning and highlights the need for effective crisis management and prevention strategies. 7. Lease Policies: As a resident I felt unsafe due to the violent shooting, and requested an early lease termination, but was denied. This brings attention to the consideration of more flexible and empathetic lease policies. This was the most concerning issue that had arisen as I was told “This was not random per the police as they stated it was a domestic issue involving your neighbor and and ex.” However, I was home during the shooting and there were multiple men shooting from two directions into my neighbors house (male). So it was unlikely a domestic issue. Additionally, as someone who had a door camera installed, I highly recommend its use to other residents. Most of the instances I’ve mentioned were caught on camera, as well as some additional ones not mentioned. A door camera can provide an extra layer of security and peace of mind, especially in a complex with security concerns. In summary, my intent is to objectively highlight areas that warrant attention at The Trails. Addressing these issues would contribute to a safer, more secure, and better-managed living environment for all residents."

"The trails apartment have been a great first home for me and my family. They respect the service animal rules and are very friendly. We didn’t have to pay our pet deposit since our puppy is a service animal. Upon getting approved the process was very simple and straight forward, we heard back after just a day. The tennis court and park is literally in our backyard and we are so close to the lake it’s ridiculous! Perfect for small families. They have secure mail boxes and even have food and pet snacks at the leasing office for our puppy. They are always remodeling and improving the campus, so that’s nice. Maintenance is timely and we haven’t had any issues with our apartment. Very convenient to have a washer and dryer in our home already. Great location for active people and only 15 minutes to the city. We love the hospitality and are definitely satisfied with choosing the trails as our first place together."
