"Current resident and enjoy living here. Proximity to downtown is priority for me so this location is perfect. It's secure with pass code locked gates/doors and has plenty of parking. Management is always quick with responses and solutions to maintenance requests."
"I moved into Fifty Forty Flats in August 2021 when the apartments were still very, very new. The apartments themselves are nice, even though my one bedroom was only 600 sq ft, it never felt small. Here are my two years' worth of pros and cons: Pros: Large windows, high ceilings, newer apartments, valet trash, nice gym, friendly neighbors, relatively convenient to other areas in Nashville, Taylor (the property manager) is very helpful and always responds quickly to any issues. Cons: Surrounding community can be a little sketchy, not a walkable neighborhood, loud nearby interstate. I will miss my corner apartment at Fifty Forty Flats, this was a great place to start my journey in Nashville. Even with a few minor cons to the surrounding area, the Fifty Forty Flats property is well maintained and safe. The pros definitely outweigh the cons here."
"The best thing 5040 Flats has done is hire Taylor as community director. She has been so fun and livened up our small complex since joining by bringing holiday competitions with prizes, food trucks, and other community treats. She also has a huge heart for all the furry residents and makes sure to say hi to them. Karry in maintenance is also a great help and good personality to stop by and see / chat in the office as well. The apartments are very nice and very new. All my appliances are nice and never have any issues. The property is generally pretty quiet (resident wise) aside from living on the top floor and hearing planes taking off / landing. The brick on the apartments really drown out a LOT of interstate noise you’d expect being able to see it from your apartment - the interstate is only loud when you open your windows. The only issue I ever have is the building access being an app on your phone to let you in. On a few occasions I’ve accidentally left my phone in my apartment or phone has died and I’ve been locked out of the building outside business hours when the doors are locked. That being said the people who actually do the work for this property are phenomenal. I wish they were coming with me when I move. Ultimately I am leaving this property due to the next door business(?) having shootings that have awoken me, as well as occasional car break ins. The area of the complex is one that I thought I could tolerate for a brand new apartment (which I have truly enjoyed living in). Sadly having lived here a year now and seeing the crime / drugs in the area, plus being a woman who walks her dog after 7pm when it’s dark out - I would feel safer moving away from this part of Nashville. If I could pick up the complex and the staff and move it to a better area I would stay here for longer!"
"Property management has had a massive upgrade compared to when I moved in a year ago. Our last manager seemed very indifferent of her job and residents concerns. In short, I was having an ongoing issue that I pressed for seven months, which was never resolved. When Taylor emailed introducing herself I stopped by to meet and address my issue with her. She fixed it literally that same day. Since then she’s been great about communicating any ongoing changes, events, and has scheduled a couple of food trucks that come for lunch. Personally, I thought that was really cool. The apartments themselves are nice. Fairly new with a modern concept. I’m a fan of the high ceilings, and that my apartment is patio accessible. Trash pickup is also super convenient. One thing that I have noticed is my apartment building stays really quiet, and I rarely hear my neighbors. I haven’t actually had any issues that concerned needing maintenance which has been nice, but I do see him out taking care of things on the property often. The sound of the interstate that’s mentioned in other reviews is more-so background noise for me being that the complex is so quiet, and the location makes my commute to work super convenient. Honestly, I’m very fond of living here. My year lease just ended and I just resigned."
