"Court Villa is in a great location and the price for rent is great, however Cozetta Leeper the “manager” of the apartment complex causes tension and contention within the complex with almost everyone ( I noticed she’s more pleasant and respectful with older tenants). I walked into Court Villa to apply for an apartment in 2016 after graduating college. Ms. Leeper asked me my age and informed me she doesn’t like to lease to college students as they don’t stay in the unit however I was approved for an apartment. A couple of months into living in the apartment Ms. Leeper would ask me if I recognized the cars in the parking lot and knew who they belonged to. Her line of questioning made me feel uncomfortable. My mother came to visit me for TWO days. Having a visitor for two days is legal and I did not need to inform Ms. Leeper or my guest. She knocks on the door and when I answer Ms. Leeper invades my personal space and enters my apartment against my wishes. She then begins to yell saying I can’t have someone living with me. I explain that my mother is visiting for the weekend and she begins to badger me to tell her what car my mother is driving. I informed her that my mother flew to see me, however the badgering continued. I went to the Otey Real Estate office to make a formal complaint and was told “She needs her job. She comes from HUD, that’s why she treats people like that.” Ms. Keeper never apologized for her behavior and would attempt to talk to me by walking up to my vehicle ( which I perceive as threatening). Ms. Leeper would always write me up for “infractions” such as my sink leaking, leaving my balcony door open, and dropping my mail on the ground BY ACCIDENT. Ms. Leeper wasn’t just like this with me, she’s like this with EVERYONE. She asked my coworker if she was goin to be able to pay her rent if she divorced her husband. She also accused my coworker of having a pet because a dead cat was found under her porch. Unbeknownst to Ms. Leeper I worked with MNPD when I was a resident at Court Villa. Even NORTH PRECINCT PATROL OFFICERS complain about her! They told me she calls whenever she sees a car she doesn’t recognize and asks for them to investigate. The word used to describe her was “annoying” I have not lived in Court Villa since March 2020 and I am writing this review because today I received a VERY AGGRESSIVE TEXT because a package was sent to my old address. I want prospective tenants to be made aware of how she treats tenant while they live in Court Villa and how she treats them even YEARS after they have moved on. *Edit* Ms. Leeper also withholds your packaged from former tenants. Ms. Leeper told my representative that she returned my package because I had a smart response the OVERTLY aggressive text she sent me."
"There are some pros and some cons. The apartment manager keeps the property clean, she takes good care of notifying residents of what visits we can expect. They also do pest control spray regularly, I had no pest issue in my apartment. There are some issues, like some time apartment manager gets angry or rude at residents even when this is not there fault, but it could be because she has to deal with different type of residents. Overall i would say that if you want to stay on your budget then because of proximity to other businesses this is an apartment for you. I lived here for two years, and moved to different apartment recently."
"The level of unprofessionalism hasn't ceased to amaze me since we've gotten new management. I'm sitting in a hot apartment with my 1 year, with no electricity because they decided to do electrical work in my apartment. Mind you it's Saturday, my off day, I was notified just yesterday evening hours before, no time to plan...get a hotel or something! They plan on having the electricity off for the next 4 hours y'all. Since I work from home THEY felt today would have been the best day. With prior notification, any day would have been better, like I said I could've gotten a hotel, went out of town, or something had I known on better timing. To add on, the fact that I have called in about issues due to my electric panel multiple times prior, seems like nothing gets fixed properly. Just had an ongoing issue with my bathroom, now this. So tired of people in and out of my apartment, the late notifications, and the rudeness. It's not worth it, rent just increased, my time here is seriously overdue. **Next Saturday** ... I'm sitting in my apartment and an unannounced electrician walks in on me and my child, he doesn't speak English all he can say is "box" as I'm yelling get out cause we'd just got out the tub. I go to the office, management just sitting there, I explain what happened and she says the door must've been unlocked as if that mattered!! Long story short, if you want peace don't move here!! She's rude, unprofessional, bias, and you won't get any privacy!! Stay away from Courtvilla. I've been here since 2012...didn't start having issues til she came in 2015 and I could write a book of all the spying, false accusations, lack of communication, rude and ludicrous things she has done."
"I lied there for over a year and felt like I was a second class citizen. My complaints were never taken seriously by the manager and that the issues were always the tenants fault, never fact that apartments were old and need of being modernized and updated. The manager was disrespectful and I felt could not trust her. She would tell you one thing and then turn around and tell you something else. When my roommate moved out, she refused to give him his deposit back. Yes! The rent is low but I wouldn't recommend them to anyone looking for a place in Nashville."
"The manager is very rude, extremely nosey, always blames the tenants for spoiling things knowing the infrastructure is very old. She always wants to tell people that they are disrespectful, after speaking to you in a very foul manner. She makes up rules as she sees fit. She also has rules for herself that are totally different from the tenants. She disrespected my family on several occasions. Taking photographs of individuals and their car tags as she sees fit. More people would probably be willing to stay there if management removed her from the complex as manager. If I could have given negative stars I would have. Additionally, when one would like to visit their friends that’s an issue too because she may even tow your car."
