"In and of itself the Germantown neighborhood is amazing, but #FlatsatTaylorPlace makes it even moreso! Taylor, Alicia, Mitzi, and the Maintenance/Facilities Team are always exceptionally friendly and attentive. The bi-weekly happy hours/social gatherings as well as active pool and grilling areas present a great opportunity to network and meet your neighbors. If you're new to Nashville and looking for a launching point Flats is a great start! Even if you've been in the Nashville area for a while and continue to fight a tight housing market life at The Flats will ease the pain! With phenomenal neighbors and a friendly and helpful management team the quality of life @FlatsatTaylorPlace can't be beat!"

"Overall, I give Flats a 4 out of 10. The inside of the apartments are nice enough, but this is definitely no frills living. If you want a higher end property, look elsewhere for sure. Drive by and notice the completely dead bushes around the perimeter- and enjoy looking the full size Halloween skeleton sitting in front of a unit on 5th (no joke - it’s there year round). You would see the other buildings in this area enforce community standards. Staff: The leasing staff is nice and helpful, although if you have any escalated concerns the property manager Mitzi is condescending (i.e. telling people to “move out” if we have a problem and if we “don’t like it here”— sort of like trying to intimidate and bully you to not raise reasonable concerns, yikes). Would like to see more professionalism and respect in those conversations, especially when the building, exterior and facilities are in legitimate need of attention. I’ve experienced the hostility personally, and it is a common discussion amongst neighbors. Not sure what’s going on with that and why their corporate office lets it persists. Gym - The gym has a nice enough selection of equipment and the gym is cleaned daily. However, the flat screen tvs on the walls and those on the equipment have not worked (ever) in the year plus I have lived here. Outdoors - The pool area is nice and also well maintained for the most part. Complex is also right next to Morgan Park with easy access to the greenway. And definitely walkable to many restaurants without being caught up in the true center of Germantown with all the noise and traffic for businesses. Having the park across the street is such a pleasure to relax or bring your dog. Maintenance - The maintenance crew is friendly and usually reasonably responsive. Very courteous, responsive and professional. Overall Property Management - A downside here is basic detail management. There are always details out of place. For example, the leasing office coffee machine is always out of order, although it’s not acknowledged. No signage, and all the cups and extras are placed out. Presumably so prospective tenants thinks it works? To be fair, the machine may work once a month for one day and then either states it needs to be cleaned or is “unavailable.” Seems like an easy fix, especially when the complimentary coffee is something that is promoted via signage and the residents enjoy and use. This machine has been like this for over a year that I’ve lived here. Maybe just remove the machine since it’s defective? Seems to make more sense than taking up space with a broken machine. It sounds so small, but is a perfect example of the lack of attention to detail. Also, trash will remain in hallways, stairwells, and common garbage cans and parking garage for days, some items weeks, without anyone tending to it. (The trash and junk that accumulates is a CHRONIC issue). The dog poop bags run out frequently and not be replaced for days, etc. These are small easy fixes, and while they sound so inconsequential, the volume of them add up to a perception of lack of attention to detail from residents about the overall quality of the property management. Especially the silly coffee machine and the litter and garbage inside and outside. The inside hallways are in pretty bad shape- the paint is scratched and marked up throughout and the carpet is filthy with dirt and lots of dog pee stains. It looks really run down and can be slightly embarrassing to have guests see. Also, it’s very common to see cockroaches here- and they will lay belly up in the hallways for weeks. Gross. Plus: Super dog friendly! Overall, I would recommend because I love the location and if you want the same. But just prepare yourself for the lack of attention to basic property management and attention to detail, and expect that you will be treated like a second class citizen if you have a valid safety or sanitation concern. Also- you will definitely hear your neighbors above and below."
"Overall the apartment is fine. The apartments aren’t super clean but there are good amenities and good events. The biggest issue is the staff/management. I lived here for 2 years in 2 different units and the management is a joke. Don’t expect anything from them, ever. You will never get them on the phone, it takes weeks to return an email and months to actually get anything done. Completely unprofessional. Just do yourself a favor and pick from one of the other 20 buildings in Germantown."
"Let me start by saying that we love it here! My husband and I moved here for his job and decided to live in Germantown due to it being quiet, a close proximity to work and restaurants. Little did we know that moving into this complex would also bring us a sense of community. Our neighbors are some of the nicest people we have ever met, and I can say the same for management. Any time we need something, either management or our neighbors are there to help. 100% would recommend to any dog lover who wants a sense of community and and proximity to amazing food!"
