"Renter beware. I recently had an incredibly disappointing experience with Waterford Place Apartments, and I feel compelled to share my frustration. I moved out almost 2 years ago now - in September of 2022, and paid the agreed-upon move-out charges of $20.06, as per our agreement with management. Despite providing proof of payment, which clearly shows the payment was made and even cashed out by the management in 2022, I recently received an unjust debt collection notice from Columbia Debt Recovery LLC, for a supposed outstanding balance of $195.00 for "move-out charges". Which is incorrect. This situation has not only damaged my credit score, it is gaining interest each day, and is also causing unnecessary stress and financial concern. The debt collectors informed me this has been in collections for over a year now - and I am just now receiving notice of this. What's even more concerning is the lack of organization on the part of the Waterford Place management. Upon contacting them, I was told they no longer have records of my tenancy and cannot verify whether I have paid or not. This is simply unacceptable. I find it hard to believe that a professional establishment would handle matters so poorly and not have records of their previous tenants anymore. This kind of negligence and lack of accountability has serious consequences for tenants. I strongly advise potential renters to thoroughly document all transactions and communications with the management to avoid similar issues. Take photos and videos of your apartment upon moving-out, as they made false claims of the cleanliness of my unit upon moving out, and it wasn't until I sent in my evidence that they dropped most of the charges. Beware you'll likely lose your entire security deposit too. In summary, my experience with Waterford Place Apartments has been extremely unsatisfactory. And now I am being harassed weekly by debt collectors, almost two years later for a false accusation. What a nightmare."

"Where do I begin. I’ll start by warning all newcomers to look elsewhere. They make it seem all nice and make you feel at home but it doesn’t last long. I was there for 2 years and throughout I’ve had many problems. First would be 2 months after moving in my car was broken into and they basically didn’t care. All they did was tell me to contact the insurance to get a claim for the stolen belongings. No cameras in the parking garage and there was never security there as well. I also knew many other people that had their cars broken into also. Second, the garbage situation is a complete joke. People basically using it as a Salvation Army drop off putting old mattresses, car parts, broken furniture, TVs, and piles of junk sitting out by the dumpsters. Also every month the garbage amount would change. One month being 32$ and the following month it would be like 62$ little confusing as Dublins garbage company is a monthly charge and even when calling them they told me that the apt complex should be at the same rate for all renters monthly. Seems sketchy if you ask me Third, the maintenance team always blamed the renters for having something break or making them feel guilty for it being our fault. Our garbage disposal got clogged which can happen from time to time and when they came to look at it, he was like scolding me on what I put down there shaking his head and basically talking under his breath calling me something in Spanish. Same with my screen door, it was never sealed from the day I moved in. There was a huge gap and cold air would come in and make my room freezing at night. Instead of just replacing the seal or door, he basically just hammered at the other side to bend it into place, damaging the door and screen. This was a temporary fix and it slowly went back to being not sealed. They short cut anything instead of just fixing the problem. Forth, they tried to steal a month rent from me. I paid rent on time and even showed the leasing office the account and the date it came out of my account from my bank statement. They tried for about 3 months to get me to pay it and I refused. They finally did the right thing and dropped it knowing I was right. Completely disrespectful to accuse a renter of not paying when they show you proof with routing numbers, account numbers and the exact amount I was supposed to pay. There was a lot of issues with homeless people sleeping in the hot tub at 3am and renters having sex in the hot tub to and they basically just didn’t care. Plain disgusting. Very poor management. Last but certainly not least, which almost ended up in a lawsuit, they tried to pull a fast one on me and my roommate. Our lease was ending and we weren’t sure if we were going to stay and potentially pay more as our income had gone up or look around for another place to live. The last 2 months living there we did our updated financial income paperwork to see if we owed more or not. We called at least once a week for 6 weeks to see what we were going to pay. They continued to use the excuse that the woman in charge of that (Laurel) was sick and wouldn’t be back for a while. 6 days before our 12 month least ended, they sent us an email saying we were to pay almost 400$ more a month. We told them we are not staying and that we will be out as our 12 month lease is up. They basically forced us into another lease as we didn’t “give our 30 days” we were not able to as we were told 6 days before our signed lease was up that our rent was going up. By law, they have to give us 30 days warning. We packed up in 4 days and left. Such a complete disappointment all around. There are a lot more issues I had living here but they were smaller like packages constantly getting stolen or everyone driving 30 mph in the parking garage when we have little kids walking around in there. I’ll make it simple for everyone, DO NOT LIVE HERE!"

"It provides a peaceful, secure and convenient living environment. Amazingly located at side of a shopping plaza with Coffee/boba/ice cream Cafes; Pizza/Shushi/BBQ/gourmet restaurants; nail/facial/hair/beauty Solons. Even best to mention, as you walk out north gate of the apartment complex, you have the great Emerald Greene Park across the back street."

"I just moved here and so far it’s great. The application was longer than usual but that’s probably because they have the income limits. The rates are good for the area and the amount of space and the shopping center it’s connected to is a plus. Lots of trees and plants. Great place to live if you’re new to Dublin like me."
