Despite a sea of 5-star reviews, those of us living here can’t help but wonder if we’re all talking about the same place. After changing hands three times, the newest owners attempted a facelift, but the issues run deeper than aesthetics. Mold is rampant, causing health problems, and ‘maintenance’ seems to be an unfamiliar concept here. The promise of luxury living is overshadowed by constant neglect and impractical layouts. In need of urgent help? Be prepared to wait. From a perpetually broken dishwasher to an ignored screen door, unresolved issues are the norm. The amenities? Tennis and volleyball courts are in disrepair, and the pool violates health codes, suggesting they’ve forgotten these are for tenant use. Communicating with management feels like talking to a wall. Despite numerous attempts to address my unit’s issues, I was met with total silence—even after moving out. The only real perk is its proximity to the Monon Trail, shops, and schools. Yet, the relentless traffic noise and frequent parking lot car repairs significantly detract from this benefit. I’ve since moved to a place where my rent secures clean air, ample space, and working amenities. If you’re considering Carmel Woods, think twice. Opt for a community that values your investment and well-being, where respect and appreciation are more than just empty promises."

"This is literally the worst place I’ve ever lived. Any positive review on here is either paid for or promoted internally. You move into an apartment in hopes that they fulfill their duties as a landlord, but this place is nothing but slums. My neighbors have all complained about similar issues that I’ve been facing. Mold and ignored maintenance tickets."

"I've seen a lot of reviews on management going on, so I wanted to throw my two cents in and say that I've found that Sade and Katera are very communicative and they're always willing to help out and listen. I feel like they potentially inherited some past problems whenever they started here, but I've personally seen their efforts to rectify issues, both with my apartment and with other people's, which is always good to see!"

"I recently moved into the apartment. I have never encountered a landlord that cares less about their tenants like this place don’t let Carmel fool you. The first day I moved in the place was very dirty had smelling like dog urine very acidic and dog fur everywhere we literally eat it eveday. The dishwasher doesn’t work and stinks. I don’t know how many times I’ve been to the office to report these issues they promise to fix them never did. I still have not been able to settle. If I start elaborating on the details it’ll probably take me a whole day. I am very disappointed in this place"

"Honestly save your money and go to a different apartment complex. They are scammers and aren’t very helpful in the office. There’s no good communication with the people renting from them. They had pool closed all summer last year and then didn’t open the pool up till end of June this year. Then they lock the pool half the time and will say they are doing maintenance which no one is around. Seems a little fishy. We have a rotted patio just like everyone else and can’t use the deck and they still haven’t fixed it. Our garbage disposal never works. They have said they fixed it multiple times but it still shoots up dirty water on the other side of the sink when you run it. None of the cabinets and doors shut all the way. Also they will definitely not work with you when your lease is up. Because my gf and I tried to do a month by month and only stay one more month and they said it would have to tack on another $500 onto our rent, knowing they haven’t done anything with the pool and fixing our apartment up. All they said on the phone is it’s non negotiable on pricing. So good luck to anyone that stays at the scam woods apartments.
