Moda Union Apartments

"If we could give a -10 review we would. When we moved in we were promised an end apt. and we were not given that. We were lied to. We paid $1000. deposit for a $1,400 2 bedroom. They started moving in more tenants and the trouble started. They show precedence to Latin Americans and hardly no one that lives there speaks English or has any respect or regard for their neighbors.They let their children run and play all day and night in the halls and they party all night long. The manager does nothing about it and neither does her supervisor at Olive West. Tenants are allowed to move in borders and go over the occupancy limit even though these are HUD Section 42 apt.'s. They have dogs that deficate in the hallways and are not leashed. We have seen homeless people roam the garage and one of them had a drug den in a mechanical rm. and another attacked a tenant in the stairwell. Homeless people sleep on the benches and light fires in the garbage cans outside of the building. The apt.'s are right next to Motel 6 and 2 gas stations and another motel and storages. It is a 2 yr. old building that has been let to be ruined by management and some filthy tenants. There are people constantly starting fires causing no less than 6 building evacuation in the 2 yrs. we were there. Only one garage door works, the trash is never dumped regularly and piles up in the parking garage. They have 3 elevators which only one is dependable. The walls, floors and front door is paper thin. The leasing agent changes every 2-3 months. There are sewer pipes above the cars in the parking garage and they are always leaking. Unified police and fire are fed up with this place and the Mayor said he would like a better relationship with Moda Union. It is a ghetto. It is wild, dangerous and unsafe. There is nowhere for kids to play and there is not a pool. The trash rooms chutes are filthy and have never been cleaned inside the opening. They will try to raise your rent $100. every 6 months and guaranteed every yr. even though you have a 1 yr.'s lease. Moda, Olive West, J. Fisher Companies nor JF Capital could care less about their tenants. The management is unprofessional. Pay the rent and get nothing in return."

"If I could give 0 stars I would.. because the first few months were great, no problems at all, but then you could tell this woman just wants to make business off us.. very poorly maintained apartments, the elevators are always dirty hardly any maintenance, a lot of crackheads everywhere I even have a video of one following me wish I could post for you guys to see. But I will email it. Very rude agents and dirty. The sewage system sucks the bathroom stinks from the pipes not being cleaned out properly since moving day! so gross and no one has helped fix it, if I could give 0 stars I would and I blame all of this on Esther she’s so rude, non welcoming and disrespectful she always acts like she’s superior and on top of things but she’s ruined this apartment because it was very cute but she made it worse and especially with her nasty attitude the way she evicts anyone for the smallest reasons no remorse no care no appreciation for the tenants!! She’s strictly business. it’s all destroyed because of her, she is so non-helpful and irritating, I can’t wait to report her to the BBB.. honestly.. what a headache of a person. Learn how to be respectful and you’ll get more clientele.OH AND I GOT CHARGED A CARPET FEE! No deposit back but I had 0 damages on the carpet! I deserve my refund. This is ridiculous"

"I’m about to go on my third year here. I’m the only person who has ever lived in my apartment and I absolutely love it. I never want to move out. It is income restricted so you have to qualify to move in. After that those restrictions don’t apply. Rent goes up every year per the Utah Department of Housing because it is income restricted. (Make that make sense, Utah government) I’ve never been stuck outside or inside the parking garage. Sometimes the garage gates break and it’s annoying but doesn’t really affect my life in any way. Just a minor inconvenience. The elevator breaking is the worst thing that can happen because I live on the top (4th) floor. Technology is great until it doesn’t work. That’s true for all technology everywhere. USPS said they have problems with people inside the building stealing packages (that the usps or Amazon delivers incorrectly and/or leaves on the mailroom floor) Generally speaking, this place is a fortress. You need a fob to get in and out of the premises (or the secured app for the garage) and up the elevator and stairs. Only people listed on the lease get a fob and garage app access. There are a lot of transients in the area, but the building is very very secure. You have to worry about the people inside stealing mail more than the transients that wander the street/neighborhood. It’s a very secure building. If anything were to happen it would be someone that lives here or one of their guests. Any maintence type issue I have had with my apartment has been solved the same day or the next morning. The maintenance and ground sleeping people are really good. They go around every morning and pick up any trash inside and outside the building. It only gets real dirty if someone doesn’t pick up after themselves and/or it’s a weekend. Children are not allowed to be unsupervised. One of the people wrote it’s not kid friendly. It’s not true, you can’t just let your kids run around playing in the parking garage or weight/workout room. But I don’t like living with kids so if you have kids please don’t move in. Hahaha Someone also wrote the walls are paper thing. Which I have not experienced. You can hear more noise outside the door than through the walls. I have very respectful neighbors who aren’t loud, even during the day. Esther is rough around the edges, for sure. She’s not the best but if you live a quiet life and pay rent on time and are a good tenant then you’ll never have to really deal with her. Pictures are views from my balconey"

"Went to apply and realized the neighborhood is very rough so I checked the reviews and so glad I did. Saved myself a huge headache. Every other review is someone being ripped off by Esther. I checked the BBB and they wont even touch this place. They have a ton of shady business practices complaint plus seeijg they was they responded like a child to some very real complaints made me so glad I checked reviews and you should as well!"

"Would not suggest moving here unless you absolutely have to. The walls are paper thin, the management is rude and unprofessional, the entire complex is completely NOT child friendly whatsoever. Our stay here was one annoyance after another. From the power turning off and our vehicles getting trapped in the building, to the management threatening to charge us $200 to POWER WASH a small amount of sidewalk chalk that was put there by several kids (that weren’t ours), to charging us $900 to “Clean” our apartment when we moved out even though we left it in nearly perfect condition. This place is somewhere you should only live under three conditions: You don’t have kids, you don’t mind hearing every noise your neighbor makes, and you don’t have ANY other options. On the upside, the place is clean and brand new so there’s that… Hopefully this helps someone who’s looking for a place."
