"I initially wrote a review our first year here (one star) and have reconsidered to give Manzano Mesa Apartments (five stars) a better review. After being a resident for the past three years, my family and I have found our apartment to be very comfortable. We live in a two bedroom apartment dwelling with a washer/dryer unit and we also have the privilege of renting a garage unit with the complex. The manager Sue and the office staff take initiative to make sure all guidelines are met by each resident with newsletters, phone calls, and appointments. The maintenance members also make it a priority to to maintain the complex and answer request in a timely manner. The upkeep of the property is well maintained and it is a very beautiful peaceful place to live. My children and I feel safe with no real issues to complain of. We enjoy the amenities available for use, the fitness room and the outdoor swimming pool (open during Summer). We also have an amazing next door neighbor and we are proud to be residents of Manzano Mesa Apartments. Thank you to Sue and the office staff as well as Tim and the maintenance crew for all that you do to keep Manzano Mesa Apartments a safe beautiful place to live."

"Sad to be writing this review because I wanted to live here so bad and waited many months for an opening. Management seemed fine at first, but then showed their true colors later on. They would not accept my deposit assistance program, simply because the manager would not write an invoice for it. I paid a holding fee for my apartment and was threatened that they would rent out the apartment and move on to the next applicant just “because they could.” The manager Sue spoke to me unprofessionally on the phone and said “maybe you just shouldn’t live here” before hanging up the phone on me. I should have seen the red flags there and ran before signing the lease. My lease is not up yet but I was told I won’t be getting my security deposit back, I guess we will see in a few months. I called the office back in august to submit a work order for plumbing issues and nobody showed until my entire apartment flooded. The issue has still not been fixed and it is now November. I have had three floods since. The manager also took it upon herself to call my renter’s insurance company and tell them I was lying, and that my apartment was “never uninhabitable”, and the insurance then cancelled my hotel stay while repairs were being made to my unit. It took several days for my unit to dry. Large fans were placed along my unit, holes were drilled into the walls, baseboards ripped up. My apartment was 80 degrees because of the fans which I was told would run for 24 hours. In reality the fans were running for five days. My personal belongings were ruined, (several times over now), my apartment unsanitary, I’ve given multiple notices that my apartment needs repair and it has not been completely repaired. Not blaming maintenance, but at this point something needs to change. The resident who lived here before me had a flood as well, so these reoccurring plumbing issues are obviously not of my doing. This is unsafe, and quite unlivable. My car has been broken into while living here, I asked if there were cameras and was told I’d get a call back, never received a call. But now reading other reviews someone else said there are cameras. It is a shame that all this has happened. I was very excited to move in here. The few pros are that I do like the area of town for convenience, glad that there are washer/dryer in unit, and the units have a decent amount of space."
"I have lived here in the Manzano Mesa Apartments for over 3 years and have found this apt complex very peaceful. After three years the rent has only gone up $30 most likely because I’m month to month. The utilities, except for electricity are included in the rent, I’m on the frugal side and my electric bill runs between $30 to $50 for my one bedroom. I guess the main reason I stay here is that I feel safe. The management does not tolerate criminal activity like drugs or gangs. If problems come up all the tenants get warnings alerting everyone that illegal activities are against your lease. Smokers do have to go outside to smoke and are warned to dispose of their butts properly. Pets are allowed and are always a treat to see walking with their owners. The complex provides doggie bag stations for the poop to be disposed of properly and are located throughout the complex in the grassy sections. Another thing that I really enjoy are the washer/dryer units in all apartments. The one bedroom have the small units while the two bedrooms have full size ones. The draw backs for me is the lack of closet space. The front room has a phone booth size closet and the bedroom closet is located in the bathroom and is small in my opinion. They do have storage units for rent for $90 that are lighted and remote control opened that some tenants use for their cars. The landscaping is fantastic and a walk around the complex is about 8 tenths of a mile, 3 laps will be 2 miles. We get an occasional rabbit passing through and I’ve seen several Roadrunners. Also the complex has just installed new energy saving security lights that keeps the complex well lit and safe. A gradual change in management at this location has brought a very good operational experience. Sue Vargas is the Community Manager. She has really made some great changes. She remains very open to the residents and seems to know everyone by name. The new assistant manager is Krystin and is very knowledgeable on her job. She is totally on top of everyday repairs needed about the complex and if a problem arises in your apartment you can expect to see it repaired within 24 hours. To complete the team is Sonya who is the Leasing Consultant. These three beautiful women work as a team and are all fantastic to work with. One other thing I forgot to mention is the nice referral bonus if you have a friend move in. So if you do move to the Mesa be sure to put my name as the referee. Thank you in advance. Just a update to my review; this is about their response to the current covid scare. The old building that held our mailboxes have been completely removed. They replaced them with a brand new secure mailbox system that the US Post Office provides upkeep for. These are out in the open guaranteeing the current social distancing guidelines are met. They are weather proof and also new lighting were installed to keep us safe. Remember when you move in put my name that I referred you."
