"I came here looking for a great place for me and my 3 children to live. I ended up moving out a year later and was given a move out bill of 4500. When I explained to them that I had already paid the move out charges they lowered it to 3100. I am being charged 1600 for carpet replacement for a carpet they did not clean when I moved in and 1100 for flooring. I have rented many places and this is ridiculous. I have contacted Albuquerque Housing Authority and a lawyer. I also have pictures of the apartment when I moved out. One star is too much in my opinion. If you want a great place to live, don’t choose this one unless you are prepared to pay a ridiculous amount to move out. Take pictures and document everything. It is the responsibility of the apartment complex to replace the carpet and flooring. I know, my husbands dad, my father in law owns property."
"At first when I moved in back in November of 2022 I would’ve given this place 1-2 stars due to the terrible tenants that lived below me in two apartments and the roach infestation HOWEVER not only did the apartment complex do their jobs and evict both tenants in a timely manner but the roach infestation was from one of them living downstairs because once they sprayed once after the nasty tenant moved, the roaches never came back. The water can get shut off pretty frequently, but that’s due to the complex being an old building and things need to be fixed. Usually I find that it’s an ignorant tenant who caused the problem seeing as though most of the time the apartment complex will communicate with you on what’s going on. The pool does get closed but that’s because the tenants are letting their babies swim in diapers, smoking ecigs in the pool and the pool has to be shut down for like a week to get all the nasty stuff out. I walk my dog when it’s dark and I’ve never had a time where I felt unsafe. I have seen some things in this complex that I would’ve cared not to see however that’s Albuquerque for you and not something we can get away from. I really have only two complaints about this complex at this time. One is the ignorance of the tenants. Some of the people who live in this complex are completely inconsiderate and the best way they can be describe is “garbage people”. People don’t pick up their dog poop, they leave their garbage anywhere and everywhere (leaving it to the poor maintenance people to clean up.. and people are wondering why maintenance can’t get to their repairs in a timely manner). There are people who are loud in the complex and domestic disputes seem to be a regular problem here, but that is entirely the ignorance of the tenants and not the fault of this complex. I find that the tenants that live here are the true problem cause I’m a good tenant and never had an issue with maintenance or anyone in the office like others have in prior comments. The second thing is apparently this complex raises your rent every time your lease is up. I haven’t had this happen to me yet for I renew my lease in May but speaking with people in the complex and seeing the amount of people who are moving in and out on a regular basis (even neighbors who moved in after me), I’m assuming this is true. To avoid this I signed the longest lease they had of 18 months, but I am concerned as to what my options will be come May. Everyone who works in this complex is extremely kind, friendly and fair thus far. Matthew in the leasing portion was a pleasure to work with when I originally did my lease and everything. There was a manager who was here who wasn’t really my favorite for I feel he didn’t care about the complex at all just due to some things I noticed but I’m almost positive he doesn’t work in the complex anymore cause I haven’t seen him in a long while. I find with the other complexes I’ve looked up in the area and the horrid reviews I see for them, I don’t think this complex is rated accurately on google due to frigid tenants who didn’t read fine print or didn’t take the time to inspect the apartment before move in… I read my rental agreement back to front, inspected my apartment before move in and with the exception of the “hiccups” when first moving in with terrible neighbors I feel this complex has a bad rating for being not so bad of a complex."
"Overall my experience (in the 3 months I lived here so far) has been ok at best. My electric bill skyrocketed since moving in and the resident app (that management wants you to pay with) charges a $10 "service fee" for not using the credit card they want you to sign up for just to pay rent!! That is ridiculous and unacceptable"

"I wrote a review about Arrowhead Pointe not even a month before my lease should have been renewed. Kenny decided not to renew my lease because I have issues with maintenance. My issues are justified and proven with pictures. Don’t try to stand up for yourself, especially as a single mom who’s son just had open heart surgery. He will not care. Regardless: this one person decides the fate of a tenant who has ALWAYS been on time with rent, never a noise problem. Again, wrote a review: lease not renewed. He takes it personal, will treat it as such. BEWARE WHILE KENNY IS MANAGER."
