"I wanted to maybe lease 1 of these apartments but the leasing office was rude & unfair ! First I was told that the woman didn’t know when anything would be available as if that’s not her job. Still, I chose to fill out paperwork to be contacted if something came available. She proceeded to tell me that I needed to make $44k a year ON TOP of my section 8 voucher and then badgered me because I didn’t want to tell her my income. I don’t know if it was a race or age thing but I felt as if she simply didn’t want me there & my friend did as well. I don’t know why I was treated in such a manner but I’ll make sure to let people know that only old Hispanic women are welcomed I guess."

"The Orchards is a very attractive, clean and modern place to live. Check out the amenities when you book a tour, and notice the park-like quiet, suburban neighborhood that is just what you are looking for. Jacque and the entire staff are knowledgeable and very friendly."

"I wish I could rate these apartments at a zero! I lived in these apartments for six years! They are outdated, thin walls, unprofessional office staff. I stayed as long as I did for the school district and the rent price due to the current market rent rate being a little high. The whole six years I residing in my unit these people only had one maintenance man to cover the grounds for the entire complex (Very nice man, but very overworked) There has been three different property managers in the 6yr timeframe I lived there. I just recently had a family emergency with my mother out of state and was not able to renew my lease! Betty the newest property manager has been very difficult throughout the exit process. she is extremely unprofessional and very unwelcoming! She is unwilling to work with here residents in time of crisis or unforeseen circumstances. I am currently working with an assistance program to cover 2mos rears (which the program has these funds available for MO residents set aside for situations like mines) Betty the manager has not worked with me to get information back in a timely manner and has stated if the program sends the funds to cover my rears she will just return the check! :( Which is unbelievable! THESE PEOPLE HAVE NO CONCERN FOR THEIR RESIDENTS OR COMMUNITY! I'D SAY DO NOT RENT FROM THESE PEOPLE! NOT WORTH YOUR SANITY!"

"DEFINITELY believe the reviews. I turned in my application June 9th 2022. I provided all documents as well as my security deposit and application fee. Elvia sat down and went through my application with me. Two weeks then past I hadn’t heard anything. I called to check the status I was told the leasing agent (Elvia) was out on vacation and she would be back Tuesday. Called Tuesday was told again she was out on vacation and she would be back Thursday. Asked if my application had even been started for processing the lady was very rude rushing me off the phone stating that She will check (she hadn’t even ask for my information) . Called back Thursday Elvia is finally back but no one knows anything at this point my application hasn’t even been ran and it is now June 25TH I went there today to collect my money back because I am no longer interested in this property and of course no one was there. They just take your money and hold it. They don’t communicate. They tell you processing takes 7-10 working days after you’ve called everyday. The staff is very rude and unprofessional and clearly none of them knows what they’re doing. Save your money and take it elsewhere. If you have this much trouble getting into a place your definitely going to have trouble once your in it. They need to be reported to the Better Business Bureau"

"The staff is friendly and they keep the area cleaned up. The hookup to affordable wifi is nice as well. However, I have had a horrible bug problem. I have to remove multiple large spiders and other critters every single day. My dishwasher leaks horribly so I had maintenance take a look, they couldn't find anything wrong so said its fine.. It leaked as soon as I turned it on again so I've been doing the dishes by hand since I moved in. My neighbors are very very loud, I hear fights and arguments regularly. I had a package stolen from my door and it was found mangled in the parking lot. I wouldn't say it's been a horrible experience living here, but I can say it could be better. Update: neighbors still loud, but they've added a new puppy to the mix that chirps all night long so the whole building gets to listen to it. Will not be renewing my lease, so thank goodness it's up soon."
