"This complex only gets one star because rent is cheap, and the area is fun. If it did not have those it would deserve zero. Terrible property management, and terrible maintenance team. Parking situation is not ideal, and your car will get broken into. This place also has no security cameras on the parking lots and buildings, so good luck catching the person if they break your window. I have lived here 3 years, and they refuse to add them. This place also does nothing about the homeless people whom roam the buildings and dirty them up. Would not advise living here, especially if you are a single woman they will not protect their tenants. I will not be renewing my lease when it expires. Update: Glad to be leaving, overall terrible property management. Place deserves zero stars in this alone. Word to the wise, there is some really nice apartments in this part of city. Don't be cheap, spend the extra money for a nice unit, and better management someplace else. You will not regret it."
"I’ve been here for over a year now and have been very happy here. I’ve made a great group of friends here, we’re a true community. Management has changed over since I’ve been here. Lisa means business and improvements are being made to the property. I plan on staying here for while! Love ya mean it! IPW!"
"Jason Clite, leasing agent, is accommodating and compassionate. My brother and I are looking for a handicapped accessible unit at a very budget conscious rate. Jason met with us three times to show us different units. We did not find exactly what we needed (our concern was very steep steps to the basement laundry)but we are very impressed with Jason and if an appropriate unit opens up we will willingly rent."
"My partner and I lived here for two years. We lived in apartment 301 in building 4440. Here is my experiences of the pros and cons: PROS: - Great value. All of my friends were paying at least $1,100 for their apartments and our rent was $965 without utilities. I saved A LOT of money living here. - wired for Google Fiber. Google fiber is SO FAST and I love it. $70/month and easy to set up. - Super close to Westport. Ubers there were sometimes $6. If you like to go out to places like Tin Roof, Kelly's, Levee... this is great proximity - Super close to gas stations, shopping on the Plaza, and great restaurants - Package room (WHEN IT'S WORKING AND THEY LET RESIDENCE HAVE The CODE). They changed the policy on this multiple times BUT I loved when they let us have the code to the package room. It was convenient, secure, and I never lost packages. - Parking! I feel like a lot of these comments bash the parking; however, anywhere you park in this area of KC is going to have risk of your car being broken into (also any area of downtown KC, Crossroads area, and even River Market). Although the actual parking lot itself gets full, street parking is ALWAYS available. (I will note that I had my catalytic converter stolen here and watched someone else get theirs stolen as well). Overall though, parking was never an issue for us. - the trees and grass around are really nice. I used to live in the Crossroads area and after living around only concrete and trains, having large trees, squirrels, birds, and grass around made the area feel peaceful. - Only a 30 day vacancy notice makes it easy to move out! - I loved the renovated kitchen. We had a breakfast bar, tons of cabinet space, and tons of counter space. - Residents are generally really nice, laid back, and diverse. I've lived in places where it feels like you're living in a fraternity/sorority. This felt like a bunch of normal, nice people. Not a "preppy" community! CONS - The pool looks nice but they don't maintain it well. From the two summers I was there (especially the most recent one), the pool was always kind of green and didn't seem clean. I LOVE pools but found myself never visiting this one. - Our faucets did not get hot water fast. we had to let the water run for quite awhile before the hot water got to them. Almost always washed my face and washed dishes with cool water. - We had a unit without laundry inside our own unit. We used the community ones. These washers did not work great and I never felt like my clothes were completely clean. The laundry also costs money (though it's nice that you can reload your laundry card at anytime inside the building). - Maintenance isn't crazy responsive. We had our fridge go out and my partner had to bug the office like three or four times before anyone did anything about it. - Walls are pretty thin. We lucked out because we got a corner unit on the top level. That made things really nice for us. - Storage/closet space. My partner and I had to get creative about how to store our possessions and how to maximize our closet space. If you're looking for something to make you more of a "minimalist"...this is the place! IN SUMMARY: It seems like the quality of life here is highly dependent on the building you live in and the unit you have. Each one will give you a different experience. Overall, this apartment complex has great value and puts you in a great location for people who like to spend their time in Westport. Snag a renovated apartment with minimal neighbors (a corner unit or a top floor unit) and you'll likely be happy here!"
"If i could give 0 stars i would!!!! PARKING! You literally have to get home before 6p or you will be parking on the street. I parked on the street just to have my vehicle ransacked. Most of the street parking is ‘’no parking” so it’s hard to find street parking as well. I’ve had issues with my dryer for over 2 weeks now. It gets fixed then messes up again. My A/C has went ‘out’ twice now. I’ve put a request in on the app for maintenance. It’s just frustrating I feel like it’s something every week. Trying to get in contact with the leasing office is a hassle. The phone just rings then goes to voicemail or the phone lines are always “down” Crystal was my leasing agent who helped me with my move in. She stayed on top of things including any questions or concerns I had. I’m not sure what happened but since she left it’s not been a great experience for me. There is new management and it’s very hard to get in touch with someone in the leasing office. Phone rings and rings. No one returns messages. My dryer went out again 2 weeks ago. I’ve been getting the run around from the leasing office. No one seems to know what is going on. They have a new maintenance crew who never responds to service request. I’m paying extra for in-unit washer/dryer and I’m not even able to utilize those services. No matter how many emails or voicemails i leave no one ever calls back. Sept 13th update- homeless guy broke the back door and make himself comfy. You would think the amount of money we pay shouldn’t include squatters or homeless folks. They sleep here for free. Wow! This has been brought to management concern back in July and nothing has changed. Feb 2023 update!! My furnace has now gone out 4x since Dec 12th. Every maintenance person has done “something” to make it work for the day. Temporary fixes. I can’t not wait until my lease is up. Def not renewing. Management refuses to acknowledge the buildings old structure and replace things. Yet they are quick to increase rent. March 2023 update- if you want to smell MARIJUNA 24/7 move here. The property management does nothing about it. They will send an email with the ‘rules and regulations’ like anyone reads their email. The place has def gone downhill. Anybody and everybody is able to move here now. The building smells like marijuana all day everyday. It’s in the vents and it makes your own apartment smell. Very hard to live comfortably where you pay rent. Can’t wait to move out!!!"
