"The neighborhood is great for the most part. It’s directly across the grocery store, brewery and some restaurants. It is also in a decent part of the pocket area. The apt complex has a canal that runs through. It’s pretty nice, but the mosquitoes and bugs linger even in the winter. Pest control comes but almost too frequently and something to consider if you have a dog that likes walks. But the Landing itself is questionable. The Landing at the Riverlake is the best place to live if you love an apt complex with a lack of accountability. For one, the place looks rough. Garbage everywhere, liability all around (sidewalks lifted, stairs rusty), dog poop all over, dogs off leash, questionable tenants (looks like Section 8 housing now), and reports of multiple break ins. The complex doesn’t have security cameras and the front gate never works. The gate went months not working and all of a sudden started working again when residents complained of a recent break in. There is a manager who lives on site and apparently is exempted from their own lease agreements. She has three dogs when the lease allows for only one. Her one dog barks all day when she’s gone for hours. The lease explicitly states you can’t have your dog barking for more than a certain number of hours. Also, the lease states visitors must park outside, but we have seen her visitors park within the complex and often in assigned number spots (not assigned to her unit) without displaying a parking permit. They don’t tow even though they have signs that say they do. People park in the red zone and no one says anything. The lease states dog restrictions, but if you don’t tell anyone (like every single person living there) then you can get away with it apparently. Our dog also was attacked twice by a dog off leash within the complex. The place makes you pay an HOA fee, but the apt doesn’t benefit from the HOA agreement. In fact if you ask the front office for a copy or details of the HOA agreement .. no one has a clue what it says. Security is a joke. They are only allowed to write a report of what’s occurring. One time we called security because there was a pack of kids who didn’t even live here using the pool and the guard told us she was “not comfortable responding sorry”. If you put in a maintenance request, be aware that you’ll get lectured by the maintenance team on how “thats the way apt living is” rather than fix it. They use cheap materials and you’ll have to deal with it eventually being broken again. Our unit flooded and we lived in mold for likely a few weeks. Our neighbor fell thru her staircase because it was rusty and unattended to for likely years. The sidewalks are lifted, so you can trip. Also the apt doesn’t follow laws. They tried to raise our rent twice in one year, but eventually pulled their statement back when we cited law saying they couldn’t. You can look up the Sac City codes. When we terminated the lease, they didn’t return our lease in 21 days. Instead they made excuses even though their own documents were timestamped with a date outside of the 21 day window. Make sure you educate yourself on your tenant rights. When we first moved in, the first manager we had was amazing. But then the place had a change in ownership and management kept getting worse. They own the place next door, which is pretty ghetto .. so I guess this one isn’t that far from the map either. I will say the neighbors (at least the ones we had and met) were genuinely really nice. But this place will rob you and then try to pass the cost on to you. Don’t let them. Make sure you document everything and look up your rights if you encounter something. I could go on and on about how horrible things went, but you get the picture. They also require you to pay water, sewage, and trash, which isn’t bad, but now that we own a house - they literally charge you the same as a house. The fees are a bit excessive. Out of all the places we lived in - this one was the best neighborhood, but management was terrible and the lack of accountability was sad."
"Moved here all the way from NC . Didn’t know much about the area and with two grand babies 1 and 2 coming along I was nervous about everything going smoothly. Ana Is amazing!!!!! She made sure everything was perfect and ready for my arrival. It was a smooth move and the unit Is absolutely gorgeous! I couldn’t be happier! I called non stop to ensure everything was in order and Ana was patient and professional and never got tired of hearing from me! Thank you Ana!"
