"We've had the pleasure of living at this property for 4 years and it has always been incredible. The area feels so safe, the sense of community, the incredible staff, the beautifully maintained grounds are all the reasons we can't see moving anywhere else. I'm so grateful for the care that Lori and her team provide and for the great care they take of their tenants. This isn't just another apartment complex, it's a wonderful place to call home and we are so happy to be a part of it."
"I have been living here for 2 years and I'll give you a honest review of this place. I'll start with a quick read (for my readers who are busy) and some detailed response (for those who are weighing their options) below. Pros: -Nice view by the lake -The complementary coffee machine is nice addition -The business rooms are nice, rarely used so eveything still works -Close to many common stores (8-20min drive to most stores) Cons: -Crime increased significantly under the new management which set roots in 2022 (even those not address by management). Drug transactions in the parking lot is the norm now -Mold in the units due to poor circulation installed within the unit -If you don't mind fire alarm cadences (going off) at random times of the day, this place will meet or exceed your expectations. Don't worry, maintence will fix the issue for it to be an issue again in a few weeks. -Non-residents come through the gate either when the gate is malfunctioning and kept open (which is common) or cars piggy back off you coming in. -Cars race through the property even with the speed bumps. It has gotten so bad the speed bumps have been ripped off the ground. -A long overdue construction project (2 years going now) of random residents patio where "construction is almost completed" speech, is told everyday. -Interior is outdated resulting in calling maintence 2x a month or more (depends on how much you can take with maintence coming in and out of your unit) -Parking is a first come first serve for non residents because residents here will not find any parking by their place of resident. -I'm new to Texas but being here I had the luxury of seeing various bugs within our unit. When I go out, management does not maintain walkways or the property, so bugs falling on us is the norm -The property has dead branches everywhere and hanging over your car which blocks visibility when maneuvering through the property. -The pools has dogs swimming in them all the time (wash thoroughly after usage) -You'll have the opportunity to meet the the racoon family by the dumpsters every night, so just watch yourself as management will not do anything for the safety of the Resident (stated in the lease). Also, enjoy the big hole in the dumpster, that's to allow more garabe in and easier access for the raccoons. Oh almost forgot, watch drainage because that's where they come out of. As for crime, their are plenty of opportunities such as cars broken into, abandon ambulance who uses residents patio electricity when they are not looking, law enforcement chasing cars within the property, guns being drawn on you for making too much noise, and a resident dropping their gun and accident discharge into another resident's unit. Don't worry, management has been busy, so they have not been able to let people know about this. Stay safe Village! What's great about this place is shared water but there was no documented policy where construction workers can come willingly onto your patios to use your outlets to complete their project. When addressed to management, we are told the patio outlets do not connect to our electricity (even though our electricity bill was $200+ a month while they worked on our patio and every time they used the outlets, my lights would be flickering. Make sure you pressure management to clean your carpets before, after, and one more time for safe assurance as mold is a huge problem here. Also, check your vents as mold was growing all throughout the air filters. So, if looking for a place where you can share your hard earn dollars for construction workers to use your electricity, swim with the dogs in the pool, strengthening your lungs with mold surrounding your living space, spontaneous crime (day or night) or working on getting a couple hours of sleep due to random fire alarms within the unit then come to the Village; they are here with open arms and at your service."
"We have looked at Village on the Lake a couple times and finally decided to lease here after a few years at a rental property. The staff is so nice, the apartment itself is beautiful. Neighbors are kind. The noise isn’t too bad. It is an apartment complex so we do hear our upstairs neighbor’s very happy dog :-) But other than that no complaints. We’re only a month in but a lot of people say really great things about living here and it has a great reputation."
"The Office staff from Management and all staff have been excellent in every way. The Maintenance Team has responded with in 24 hours and fixed or replaced every request. The Office staff has been excellent with helping with any questions even helping program my Google account for Front Gate Access to make it extremely easy for guests to visit. If you are interested in a Gated Community with a Private Garage and excellent poolside views and Great Grounds. That are well maintained. Then I’d recommend you take the time to visit the Community at Village on the Lake."
"The touring, filling out apps and property is great. The office staff is super . Molly was there for every question and concerns. A neighbor is loud, but that's apartment living and dealing with people that don't have a care for others. I love looking at the water everyday. I recommend!"
