"If you are looking for a homely environment to live in, Wilhoit Properties would not be the place to consider. The management is extremely poor. This community is located in a low income are whereas the income levels are well below the 150% margin of poverty levels. This community has a contract with a Tow and Storage company that schemes the tenants of this community out of their money. By only towing vehicles near/at the first of the month, while towing vehicles without valid reasons. Cars are repeatedly stolen and vandalized. There is No security on property after several safety incidents have occurred. No proper lighting in secluded dark areas. When you speak with office management regarding these issues, they claim "waiting on approval for bids in selecting a security company", this has been their excuse since the Summer of 2023. If you are reading this, I think below is valuable information for any tenant renting from a management company that does not have the best interest of their tenants and their community, ... **************************************************************** Landlord Liability for Crime Landlords may be held responsible for criminal conduct on their property, especially if they did not provide adequate security. State and local laws may set forth specific security measures for rental properties. It is important to provide reasonable protection for tenants, including designing a security system, if necessary. Costly measures such as these can be much smaller than the costs resulting from crimes on the rental premises. Individuals injured or affected by a crime, such as the operations of drug dealers, may sue the landlord under the theory that the rental property is a public nuisance. This legal doctrine involves a threat to public safety or morals, which poses an inconvenience to the rights of the community. If the landlord allows illegal activity to continue, police or federal authorities may assess fines. Not to mention the Black vultures, possums, rats and cats on property in the common trash areas, lingering on the patios, and building structures. You can't even take out your trash safely. ***After Reading the reviews the responses from Managment clearly, they are diverting the attention to Morgan and the Manager (I can't remember her name) but this has nothing to do with either of them, this is Soley on MANAGMENT (not the assistant manager and manager of the property). It's sad that Wilhoit totally push the faces in the office for the blame game, instead of taking accountability for their poor management/corporate of this property. And BTW,... Raul used to work in the office, and does not live on the property so why is he posting/commenting on reviews?"
"Well rating this property would be giving them credit and that’s the last thing I want to do. Where do I start, well I have been living here for the last two years. These two years have been a nightmare. My daughter and I vehicles have been vandalized five times (no exaggeration).First time, car was sitting on two garden brakes. They stole eight tires four from me and four from my daughter. How can someone drive out of a gated community and no one saw NOTHING?The other four incidents have been busted windows. Each incident, the police were called and I brought it to management attention. Yet, no one from property management or corporate gave me a call, emailed or come out to my unit to check out what I had reported. I spoke to Morgan(property manager) back in October about the vandalizing of my vehicle her exact words and I quote “I got with corporate and they are waiting for a bid on the security company”, like I said before, that was way in October and nothing has yet to be done. The other standing property manager before Morgan, she stated and I quote “ These sound like isolated incident”. Yes, they were isolated incidents, isolated to the back of the apartment, where it’s poorly lit, and right next to a bayou, so people see that it’s an easy escape goat and a straight shot out the apartments due to the poor lightning.What’s funny is Morgan can call me when corporate messes up on the payment of my rent, but can’t contact me when my car was vandalized just the other day on their property. On February 27,2024 at about 9:34 pm. Someone busted out my driver side back window and climbed inside of my vehicle and ransacked it. I called the police they came out and dusted for fingerprints. I called Morgan this morning to let them know what had happened on their property. Her assistant stated she's not available, but yet you were available to call me about a mistake that corporate made about my rent. Sounds like you don’t care about your residence to me. Sounds like you’re more about getting your money. I have sent numerous of emails to the property manager and to corporate about the constant vandalism of my property on their property, and they just blatantly do not reply or do anything about it. I have contacted the presiding sheriff over our zip code and a couple of local city leaders, along with Mayor Whitmire to get some type of security, sense the property manager nor corporate wants to make the residence feel safe. All of these good reviews on Google, they had to pay someone to put them up. Wilhoit properties, you DO NOT care about your residence nor their well-being."
