"I have lived at this apartment complex since January 2022 and although it is a very welcoming and safe community to live in, recent changes in management have made me not want to renew my lease in 2024. I have had multiple encounters in which the maintenance team marks active problems “completed” without ever addressing the problem. In order to have issues addressed (EX: hot water heater broken, hot water turned off on move in, mold problems in my pantry, mold growing under kitchen floor, etc.) you have to speak with the property manager Evelyn. The moment I knew I did not want to renew my lease is when I came home from a 12hr shift and all of my food had spoiled due to maintenance accidentally forgetting to plug in my refrigerator. This was the nail in the coffin for me after the team took weeks to address kitchen mold issues. I understand this property is relatively old and will have issues but without proper management and quick action, these issues will only become worse for tenants. I enjoyed living here due to the close proximity to work and the respect I received from staff such as manager Evelyn and leasing agent Tom. (Tom is actually a friend of mine who works for GreyStar. I recommended that he look at working here. They hired him. He no longer works here.) Overall, I do think this is a great place to live. it’s very safe and convenient for working families in the medical center, but not worth it for the miscommunication & disrespect from staff. I hope this review serves as an opportunity for improvement. Thank you Evelyn and Tom."
"I have lived at this complex for a few years. The office staff is friendly, responsive to my emails (maybe had to follow up once) and is in the office when I’ve gone during the day. Maintenance is friendly, professional and has fixed my issues in a timely manner. I’ve never had issues with break ins, feeling unsafe, or pest. A couple of roaches here and there over the years but it’s not often at all. Elevators, gates and side doors with fobs do stop working every few months but that’s at every complex I’ve lived at and the staff fix it quickly. I’ve always been able to get in to my apt either using another door, elevator etc. so for me and my experience I recommend this complex. I would resign my lease if the rent was cheaper."
"I love living at Residences at Gramercy! The staff (office and maintenance) are professional and friendly, quick to respond in solving problems. The rooms are spacious and well-maintained. I have a large balcony overlooking tree-lined streets and love saying hi to my neighbors as they pass by. Also, the area is close to some beautiful, walkable neighborhoods, like Old Braeswood and West University Place, and in walking distance to Rice Village, which is full of restaurants and mom and pop shops. "I love living here at RaG. It’s comfortable space, excellent management office and maintenance response times and resolutions. My apartment has a huge patio that I’ve made into my personal garden space. Highly recommend!"
"Love the interior air conditioned and carpeted hallways. No blind spots for anyone to hide in. Plenty of parking. Great location, very near a Walgreens and restaurants. It is about a mile from the Rice Village, also there is a Salata restaurant just around the corner next to a Walgreens. I like the community but their pool is tiny. I have seen dog parks with larger pools. It is extremely near a Kelsey Sebolds medical center."
