"Absolutely L❤️VED living here! Hated to move. Lived here for about 5 years and loved the 24 hour fitness room with state of the art equipment. Loved the 2 luxury pools that are always kept clean. The hot tub is very nice. The onsite courtesy patrol is responsive. Maintenance is responsive and they do an extremely good job. I loved the flooring throughout my apartment. The color scheme and the large kitchen island is gorgeous. I am working on being able to move back in the near future. The leasing office created a great community. I was very blessed to have wonderful neighbors too!"

"I moved here for the location, space, and price of the apartment, but have not been satisfied with many things. Parking is terrible both inside the gate and out. There is very little visitors parking and it’s always taken, so I have had friends that had to leave due to not being able to park. This complex is also very secluded so if there is no parking outside the gate, they can’t park anywhere else without a risk of being towed. Very frustrating. There should be some spaces for visitors parking within the gate, especially for the back building, which is a long walk from the front. Inside the gate, not all of the spots are covered so people essentially pack themselves into the covered spots. All spots within the gates should be covered so there can be more desirable spots. Residents leave their trash bins outside in the hallways for weeks, sometimes with leaky trash that stink up the hallway. I will note that the leasing agents have always been kind to me, helped me with my problems, and answered phone calls, which is surprisingly rare in Houston unfortunately. The maintenance are also quick and efficient. I do appreciate them."

"I moved due to job transfer and I fell in love with 1300 as soon as I toured the apartments! The staff was very welcoming and just the place smell so good and it was beautiful. The location is great and neighbors are friendly and maintenance guys are very prompt! I fell in love with the gym and the pools are awesome. So far my experienced has been awesome and I am loving it!"

"DO NOT MOVE HERE! First, it is incredibley overpriced. You will overpay for a mold and cockroach infested apartment. There are only 8 visitor parking spots, and they will tow your guests, even if you have asked the complex to add them to the guest list for the day. The leasing office is hard to reach and they are not open the hours they say they are. The gates rarely work, including the pool gate so anyone can just wonder in. The neighborhood has several shelters and clinics nearby, not safe. None of the windows in my apartment, or neighbors' would open. I complained about this, as well as a broken stove multiple times and it never got fixed. The lease has all sorts of hidden fees, like a $3,000 charge when you try to leave because you can't breathe because you have asthma and there's mold. Oh, and when I moved out they charged me $300 for cleaning fees, when I had it professionally cleaned because I already knew this building is SHADY. They sent pictures 2 months later stating it was going to collections but never told me about the fees to begin with. The pictures they sent showed nothing dirty besides some mildew from the mold problem I had complained about. You can literally live in the galleria or heights for these prices, in a place that doesn't feel like a halfway house."

"Our experience finding an apartment here was so easy, Tanya is an amazing leasing agent, her vibe is awesome, she answered all our questions.. The aplication process was easy and she kept good communication with us the whole process.. the amenities are well kept. The gym looks good (I’m not sure yet if all the equipments works, I’ll update this later) and also the pool is pretty. The apartment is nice and was very clean. Overall it has been a good experience for now… Thanks Tanya and Mike."
