"Been here for about 3 weeks they have been great with helping us with any issues ! Just last night they broke into our car and stole some of our items ! Didn’t think that would happen here but, sadly it did . The only bad thing is you can park anywhere and sometimes we have to park far from our apartment area due to no parkings which is why I think our car got broken into because if it was close to our place we obviously would’ve heard or seen. We found out 3/4 other cars also got broken into right next to our car !!! Office said they can’t do nothing it’s just crazy because all this money they are making from everyone here monthly & can’t hire security ? 02/29/2024 ! I can’t even understand all these random charges in my account ! It’s crazy how last month the trash removal was $5 this month it’s $26 LIKE huh I take my own trash down then stairs . & I hardly have trash ! Then they charging me for pest control who doesn’t even come ? like HUH . Also I was charged over 5/6 different times about water with about $50+ like how I have a baby I shower at night not a whole emites family here"

"There is no action, no internet, and no fixes to anything. Please make this management company work for what it’s worth here. Do NOT SIGN A LEASE HERE. • Internet rarely works and they’ll give you the runaround - XFinity is being charged to you with it working minimal amount of time. You’re off the grid with no other broadband options. • theft, robbery, crime, and assault runs normal at this property - property management is well aware and takes 0 action. • property management can care less based on reviews, emails, theft, robberies, crime, gunshots, loitering, and malfunction of gates at all times. • there is not a system that exists anymore for packages, deliveries, and accountability when packages are mismanaged, Miss delivered, and given away by this management and it concludes as a rude awakening with attitude, inconvenience, and mismanagement of resident packages from management. • if you want your place broken into make sure management assures you they’ll do nothing about it - this happens to multiple tenants on a daily basis. Speaking to HPD and department states this is a very dangerous and hazardous property y reside at. • your vehicle is guaranteed to be broken into with the absence of action of security and patrol officer(management lies to you and says there is security and patrol officer hit there is 0) every tenant here has tried it and have heard there is a lawsuit ongoing. • read the reviews for yourself - these are real tenants and there is 0 action taken • anytime you communicate to management 0 action is taken for anything at all •it is proven that police agrees that this apartment complex as one of the most dangerous and most incompetent places to live in Houston and Houston it one of the largest cities in Houston. • If you rely on internet for entertainment, work, or business forget about this property because the internet rarely works and you better ensure you have a Plan B option for your cellular reception and/or broadband network. By the way, the apartment management will not do anything about it to escalate the matter. • this place has gotten filthy with garbage not being taken out on time and/or at all. Take the time to read reviews before you sign a lease here. This property has been a nightmare for all current residents and resident are beginning to voice and take actions. "0 stars if possible! Trying to save you the time, money, energy, mental anguish before you move to what you think is a great apartment complex. Crime- cars CONSTANTLY put on bricks, with shattered windows, or completely stolen— see reviews. Management never sends out notices of the crime that occurs within the complex (old management used to) and their response to every crime related review is “it’s beyond our control”, but they don’t even have security or police patrolling like they say they do. Sketchy people & drug deals always happening on the premises. There are cameras but you can bet that they don’t even work. Packages were being stolen constantly and they’re supposedly installing package parcels, but it’s been going on 4 months and nothing has happened. So if you’re ordering something, you have to pick it up from the office (see how easily that is in the next paragraph *sarcasm*). Management- Absolutely terrible. They never answer the phones & they’re never in the office (or have the doors locked during business hours). It’s almost impossible to get ahold of them because they’re always ‘in meetings’. They are hardly present on the property aside from giving tours, which are conveniently located in the front of the complex OR when putting eviction notices on doors. Property- this used to be such a nice complex before the new management ran it down to the ground. Old management would keep up with the premises (landscaping, power washing in each building). Now, it looks atrocious… can’t even get any mulch in the flower beds and building entrances smell like dog pee lol. Trash is littered around the complex and with dog poop EVERYWHERE— don’t even bother stepping in the grass. They don’t enforce picking up after pets. They SURELY DON’T enforce taking your trash to the dumpster despite NOT having valet trash, so the hallways are always lined with tenants leaving trash bags or whatever else until they see fit to take them to the dumpster. Not to mention the biohazard that each dumpster is—nobody has the decency to put their trash INSIDE of the dumpsters. Monkey see, monkey do because everyone follows suit and it turns into a mountain of trash OUTSIDE of the dumpster area. It takes weeks for maintenance to get work orders done. Neighbors- always partying until late at night and in the summer, in the pool until 2-3am despite it being closed at that time (but again, no security or courtesy officers to enforce it). Multiple dog attacks because people don’t keep their pets on leashes. Smoking marijuana in the stairwells or in their cars despite it being a smoke-free complex. Dogs barking in neighboring apartments until 2am- you’d think the walls/ceilings were made of paper. All in all, you’d be better off at a different complex. If management actually cared about this place, it could again be beautiful but I doubt that’ll happen."

"UPDATE 11/2: Maria in the front off has the BIGGEST attitude I have ever heard from a customer service person. Immediately after her answering the phone has had an attitude. I asked her why she had an attitude she said it’s because that are “completely swamped in the office”. Seriously do not move her. The front office is worthless and rude. I would give zero stars if I could. I thought once the complex got new management things would be better but NOPE. They never answer any phone calls or emails. I called 33 times and nobody answered. My packages keep getting opened and things taken out of them or the whole package is stolen. Management said they installed cameras but seem to care very little about the situation as a whole. DO NOT MOVE HERE. The only remotely helpful person is ,Dexter, who is a new hire and better than anyone else which speaks volumes. Currently is the process of trying to break my lease. THIS PLACE SUCKS all around. I used to love it here but now I cannot wait to get out."

"UPDATING TO ADD: Saturday, 8/12, leasing office said they are here 1-5 today so i can fome drop keys at any time. I arrived at about 2:25 pm to drop off keys with leasing office and they have LEFT FOR A BREAK until 3 pm. Could they nit have said this on the phone yesterday??? I am DRENCHED IN SWEAT from moving and have refrigerated and frozen food in my car because they said I could drop them 1-5. I'm sorry, if you're working 4 hours, why do you need more than a 10 minute break at a time?? Vesta Corp has recently taken over the property management of the community, and it has gone downhill even more. I would have given 3 stars to the previous property management. They make excuses about the property looking a mess because "maintenance is busy." The last maintenance team handled everything timely and there were never problems like this. It sounds like they need to hire another team member or 5. Trash was left in pet and trash stations across the community for over a month, no lawn maintenance or mowing for over a month, vehicles have been left on blocks, and some even stolen completely from this "gated" complex. Break-ins during the day in my building as well. The pool is not properly cared for. The mail room was LOCKED last night and myself and 3 other people (within 5 minutes) attempted to get in (it is a 24-hour facility for residents). They have not called or emailed me back regarding this, or sent out any communication. They do not answer the phones in the office. Overall way too expensive for what the value is. I do not recommend."
