"1 star only for the affordable rent price and the unit itself is spacious, however: It smell my dog piss everywhere I go, don't even get me started with the littering. First few days in, in order for my door to close I have to slam it. The kitchen fan wasn't working, there were yellow spots in the bathtub. My bathroom light stopped working after a week of living in my unit. NONE of the dryer work. I leased my own washing and drying machine and it still didn't work because there's no ventilation, so therefore there's no heat generated in the dryer. There was leaking in my roommate's room. At least TWO doors in my unit doesn't close completely My car was broken into on my second week. My roommate's car was also broken into a few days after mine did. The towing company over here just be towing anyone's car, everyone of my roommates AND me got our car towed at least once. Management doesn't absolutely nothing about it. My packages and mailbox is constantly broken into, I have to direct all my online mails and packages to my friend's house because the moment one of my package is dropped off and I'm not at home, by the time I'm home it's gone. People that lives here have no manners or decency, especially those with dogs, they let their dog piss and and poop everywhere and they don't even clean up after themselves. I just cannot wait for my lease to be over."

"If you are in search of a new home, do not consider The Establishments. Everybody (including myself) has either moved out or are they’re getting ready to move out. This place is infested with roaches. You may not see them for the first few weeks, maybe even months after you move in. But you will eventually see them scattering around everywhere in your apartment. No matter how clean of a person you are, you will have them. Once you start calling and emailing them to the spray/bomb, they will ignore you. If they do send someone out to do it, it’s not a thorough process at all so it does absolutely nothing. My unit has gotten so bad to the point I had to throw all of my brand new furniture out because I don’t want to transfer any over to my new apartment. It’s a huge problem that they aren’t willing to fix. Maybe if they weren’t so negligent and lazy, and actually got rid of the roaches, people wouldn’t constantly move out. The units themselves are actually nice. The neighborhood is decent too, surrounding many convenient places like pharmacies, grocery stores, the Galleria, etc. Maintenance is pretty punctual, never actually had any trouble getting issues resolved (besides the roaches). The power and water will randomly shut off at the most inconvenient times. Neighbors will let their dogs poop without picking it up. So it’s poop literally everywhere and it stinks so bad. The washers and dryers are ALWAYS out of order! You’d be lucky to have one that is working. The washers in my building were always out of order to the point I just stopped wasting my time going. I had to walk over to another building to use theirs. They claim there is security, but out of my whole two years being here, I’ve NEVER seen security. Mailboxes are constantly being broken into. Prices are affordable, but you get what you pay for. I’d suggest anyone to just pay a few hundred dollars more for something better."

"DO NOt trust the reviews from so called “Local Guides”! I was suppose to have moved in 2 weeks ago. Still have not been able to view the unit. Then the unit was not finished being renovated, so they pushed it back another week. When the new move in date arrived, with no prior notice, after I called and asked to view it again I was told they had to transfer me from the original unit in one of the first few renovated ones to a building in the back on the top floor with no renovation. Can not ever reach anyone on real time to speak with and then there are at least $400 worth of “fees” that are not mentioned or noted anywhere. I will updated with photos ASAP. It looks like a crumbling pile of white brick, windows units in a lot “ if you call and listen thru all the prompts you will hear the option for “ If this is about an air conditioner unit that has fallen and it is after dark…” what about that 24hr maintenance? Gates to the lot do not work. Gym may have been decent in the 80’s and there is trash everywhere except the dumpster. I would be ashamed to work here, let alone trying to trick people into leases to live there. Luckily my father is a lawyer and we are about to start a mess with this management team and the company if they are not replaced immediately."

"Avoid apartments under this management company, right now I'm living in establishment apartment under this management they are charging me extra money each month without listening to me. there is nobody to reach out to for the issue. leasing office staff have very bad behavior I just left several messages to KPM for the solution they are also not responding. here the office staff has a link with a towing company that towed my car two times within a month and charged me 500$ although I had permission for a parking lot but still paid money."
