Cozumel Apartments 6403 Sierra Blanca Drive, Houston, TX 77083

"As a genuine reviewer who has lived here for almost 3yrs. This is a waste of your money. Everything on this apartment is outdated. The air-conditioning system in this complex is from 70s(not exaggerating) you will only be burning your electricity with no air coming out and filters are not replaceable because the parts are not carried any where in the world. The bathroom systems are so old to the point that they have the bathtubs and its walls painted since like several years ago that they are scaling off the wall and tubs, as well as outdated bathroom sinks. The utilities increases at almost every 2 pay months, increaments made everytime a renewal is made but no upgrade of their apartment and its systems. Baby roaches everywhere in the apartment, water shut off almost all the time, e.t.c. There are alot of negative things to talk about of this apartment with no exaggerations but i will stop here, you can walk in to the apartment and ask anyone living there to tell you their experience is especially the condition of the apartment. The only good thing I can say about this apartment is the new mobile phone control for their gate, and also I have never heard or seen any persons vehicle been broken into. Anyone who has given cozumel apartment a 5 star, was either manipulated to do so by the management in their office on their day of move it or they do not live there. Make a proper research, this is not a housing for human beings to live. I am surprised that Houston, Tx does not have a functional housing verification and quality department that goes from apartment to apartment verify the conditions of the apartments that people are paying for and living. If there was a way to rate this apartment a negative Zero, I would have done that and I know a lot of people would have done that. This apartment needs to be shut down. The over-all (Nova asset management) and the immediate (Cozumel) management does not care about you when you have moved in after they have shown you their viewing rooms, all they care about it their increments anytime the state reviews(as they claim), collect their monthly rents and move on. I do not know if this is the same way other nova asset management properties are run, if so, then the state and the county needs to do something and mandate a renovation on this property(ies). In a nutshell, if you want to enjoy your living and where you lay your head and get your rest daily, do not move here. Thank you"

"These apartments will have you literally living In sewage and not do anything about it. Mine as well as the couple nearby buildings have been flooding with sewage (mine for years) . They will offer to clean, but not to fix the extensive damage or the leaked sewage under the floors you can’t mop clean. They refuse to fix the root of the problem. And then gaslit me into saying we didn’t put work orders in. When we have for years. Then sent a notice saying I’m in violation for my apt smelling like poop… my entire home smells of sewage as does the 3 neighbors on the 1st floor in my building bc our walls and under our floors have sewage (it’s also ALL OVER THE OUTSIDE AS WELL AS MY CAR WHERE THEY WERE WORKING ON IT making it smell period. It’s Sewage in my home and outside all over the parking lot and sidewalk Which can obvious make people very sick, but I could only wonder if that’s were that smell is coming from.. common sense from the office could help. The office manager loves to not let you talk doesn’t even try to understand and yells over you trying to explain. So don’t count on him or anyone in this property to help you out. I’ve lived here for years and it’s not just my building. The management sucks, & these buildings aren’t taken care of. When an issue does happen they do a quick fix. He kept trying to say they fixed our sewage issue by having it pumped or whatever but 2 days later my bedroom floor was filled with water again. They will make sure new tenants have a nice new apt but don’t let it fool you. That bathtub paint is going to be chipping and don’t have any furniture on the floor bc the AC floors, the pipes leak, water leaks down from upstairs. Sewage backs up every couple weeks into the tubs and floors. Sadly it’s not just my apt or building I have spoke with quite a few people here having similar issues. Keep proof and contact a lawyer it’s all any of us can do because they will leave you your whole lease in that nasty apt. I have never had a good experience with them from day one when they towed my REGISTERED car. And then wouldn’t actually fix the ac for over a year. Its probably my fault for staying this long but people can’t always just up and move every year or 2. But these apartments need to be and will be held accountable for the damage they are doing to peoples health."

"Manager and leasing agent Vanessa very busy but attends to my needs with great follow up. Bhavini, Asst Mgr I will rate a great 5 with always timely meetings, answers questions and always smiling . Maintenance has been good to me however with age of property needs for repairs are needed. Comfortable only negative I can say is every renewal is a $25 to $50 increase and renewed tenants with no late payments and no violations should be considered with a break of renewing with out such great increases or at least a lease term at same rate. Thank you."

"I have been living here for 5 years and my overall experience is very comfortable, the assistant manager Bhavini is someone whom I often contact when I have any questions or need to communicate with management for any reason she handles any issues you may have in a timely fashion. Her positive attitude makes you feel welcome and for that reason I feel right at home"

"I would put negative review if I could don’t even bother moving here. The water is off all the time for hours, roaches and rats live with you inside the apartments, environment not as safe as they were before. I would choose other apartments not these.The google reviews are fake and the employees that work in office the females have attitude problems. Run away while you can…. Let’s not forget the mold that grows inside the apartment walls.."
