"I hate that I’m forced to give this community even one star. When I moved in the carpet was filthy and the refrigerator didn’t work . Of course I had no knowledge of the refrigerator not working and bought over $300 worth of groceries before I realized it wasn’t working and all my food ended up spoiled. When I addressed management about the issue specifically Cathy she told me to file the loss of food on my renters insurance. Since when can you file food on your renters insurance? A month later I realized they had a rodent/rat problem. I addressed this issue to management and guess what happen ? Nothing !!! I was forced to spend my money on traps and even caught a few rats in my garage during the process . Till this day rats and rodents are digging holes on side of my garage and management has done nothing . Fast forward a year later I’m 5 months pregnant with a high risk pregnancy on bed rest . The maintenance man Mike broke my hot water tank and didn’t say a word. I noticed it was broken when he left and water was leaking from the tank . They cut my water off and had me waiting almost 24 hours in freezing temperatures for a contractor to bring a new water tank. What makes matters worst I literally had to call them to figure out what was taking so long and of course management acted oblivious to knowing I didn’t have any running water. Here we are a week later and my water tank has went out again. I can’t cook , brush my teeth, take a shower , or even take my medicine cause it’s going on another 24 hours without water . Please don’t let the area and location of this property fool you . Management is horrible , maintenance is horrible ."
"I want to make it abundantly clear that I have been enduring daily instances of bullying, harassment, and relentless antagonism from my fellow tenants. This situation stops today; it is no longer something I am willing to tolerate. The behavior is utterly unreasonable and unacceptable. It is time for a resolution, and any attempt to shift blame onto me for respectful communicating my frustration is unwarranted. The disregard for a peaceful and respectful living environment must cease immediately. I will no longer tolerate the persistent disrespect, bullying, and harassment from my adjoining tenants. Despite the extended duration of this issue, it has regrettably remained unaddressed by the management, and it is now imperative that I must seek alternative housing options. I have had a highly unpleasant experience living in these apartments due to the constant disturbance caused by disrespectful and inconsiderate neighbors. The noise of running, jumping, and stomping late at night is unbearable, making it impossible to get a good night's sleep. Despite numerous complaints, the management seems unable or unwilling to address this ongoing issue, making my time here incredibly frustrating and exhausting. Despite the city's established quiet hours between 11 pm and 7 am, it is painfully evident that my inconsiderate neighbors have absolutely no regard for these regulations or for the well-being of their fellow residents. Their disregard for quiet hours means that I am subjected to the disruptive noise of running, jumping, and stomping late into the night, making it nearly impossible to enjoy any peace during the designated quiet hours. This complete lack of respect for the established rules and for the comfort of others has made my living experience in these apartments nothing short of a nightmare. Not only was the noise from inconsiderate neighbors a constant issue, but the overall quality of these apartments fell far short of their advertised luxury status. One glaring problem was the consistent presence of bagged dog feces left on the adjoining porch for weeks at a time. This unsightly and unsanitary situation not only made simply opening my front door unpleasant to look at but also raised concerns about cleanliness and maintenance standards in the complex. The discrepancy between the advertised luxury and the actual living conditions is a major disappointment. I would strongly advise against renting here if you value peace and quiet in your living environment."
"I wouldn’t even give this place any stars! This is the most SCAMMING place! I have been renting her for over 4 years and they raise my rent $200 every year!!!!!! THE POOL IS NEVER OPEN OR CLEANED! I had Amazon packages left at my door and they charged me 180$ saying it was TRASH!!! for my packages on my porch! THEY DONT EVEN PROVIDE TRASH CANS! Even if you don’t use water it’s MANDATORY $100 EVERY MONTH! My washer and dryer broke and it took them over a month to replace them!!!!! When they came into my condo they said they couldn’t even FIX THE WASHER AND DRYER BECAUSE I HAD CAMERAS!!! They won’t fix my washer and dryer because I have a security system in my house!! WHAT A SHAME! This place is not worth a penny! YOU DO NOT WANT TO LIVE HERE! OH AND MAKE SURE YOU HAVE A SECURITY RING CAMERA OR SURVEILLANCE BECAUSE PEOPLE ARE ROBBING CARS IN THE PRESERVES!"
"TO ANYONE LOOKING TO RENT THE 502 AMELIA PROPERTY – DON'T. We recently moved out of the 502 Amelia house listed by the Preserves property management company. The photos they are currently advertising are incredibly outdated and do not accurately reflect the condition of the house. Our experience dealing with the Preserves was awful. This house is falling apart and the Preserves does not care. We signed the lease without getting a tour (we were told it was not possible to tour, though it was obvious the property was not occupied). When we moved in, the lawn was overgrown and the house was dirty (we found a syringe on the bathroom floor in addition to all of the dust/dirt). The Preserves did not provide us with an inventory checklist to document the damages, I was told over the phone to email any concerns and maintenance would address them. Long story short, several of the issues we brought up to maintenance on move-in were ignored, we were told that things had to be "special ordered" then were never brought up again. About three months into our lease, there was a leak from the upstairs bathroom into our kitchen ceiling. The Preserves sent a contractor to look at it. They tore out the drywall, looked at the leak, and reported back to The Preserves, who left a leaking hole in our ceiling for a month, told us to "put a bucket under it" (in the middle of a walkway) and when the leak was fixed weeks later, the drywall patch and paint took another month to finish. We left a month before our lease was up because we bought a house, and they sat around with no attempt to get new tenants before mailing our security deposit back minus that month's rent (and pet rent!) at the last minute (24 days after we'd moved out) to the wrong address."
"I have lived in The Preserves North, the new buildings along Dobry Dr, for a little more than a year now. My bad experiences here started before even moving in. The apartment was not ready for 15 days after my original move in day. They told me it would not be ready a week before moving in. The day we went to sign all the papers and move in, the office was completely understaffed. Assuming the place was completely ready at this point was the next mistake. My wife and I were shocked by how dirty and dusty the apartment was. The ceramic floors had construction dust and dirt that was so caked on we had to scrub the floors for 2 days with brushes and tooth brushes in the cracks to make them half decent. The carpet looked like it was vacuumed, but after vacuuming it ourselves, the bin on our Shark Rotator filled several times in our 1 bedroom unit. There was dust everywhere....in and on cabinets, in drawers, the appliances, everywhere. I was pissed. I couldn't believe after telling us the unit was ready after 15 days late they would give it to us like that. At that point I would have rather waited a few more days until it was cleaned and not paid for 2 extra days working like a slave to clean it appropriately. They give you a paper at move in to notate all the scratches and dents that you see in the place that has to be returned to them promptly. My wife and I needed another piece of paper just to fit everything we noticed, it was that bad. They convinced us before moving in the walls and windows were soundproof....they're not. You will hear your neighbors. The parking is absolutely terrible. The garages do not fit large SUV's or pickup trucks. So if you have more than one vehicle, keep that in mind. The management expects you to park you vehicles in your garage and/or just outside of it. There are not enough parking spots remaining to accommodate buildings 49 and 50 residents. Good luck having guests over. There's the clubhouse in building 49 with another office, small gym and racquetball court. Just outside of that, there is a tennis court and basketball court. During the summer, there can be up to 15 cars with 30 people playing basketball, all of them non residents. They play pick-up basketball games until the sun goes down, and sometimes even later. So many residents have complained to the office and they do nothing. I've see them leave trash, smoke weed, urinate behind the dumpster, and park in every spot and all along the street with no regard for any of the residents. If fact, one of my neighbors asked a young group of guys to move their vehicle from in front of a fire hydrant, and he was cussed out by them. It's not a welcoming site to come home to after work. And just a few days ago, the management put signs in half the parking spots claiming them for the clubhouse. How stupid are they not to provide separate parking for the office, gym, and courts. They just don't care once you are a resident. All they want is your monthly rent with no worries about how your experience is at their apartments. Things could have been very different, even pretty good, but the management in the office is horrendous. Maintenance staff is decent. But there really aren't too many other good things to say about this place. If I was someone looking for an apartment and considering the new buildings being built, or even the original buildings, I would try to address all these concerns with the office before moving in. Get them on paper, because that's the only thing on your side. I promise you they are not on your side. Good Luck!!!"
