"Please avoid K&Q Management at all costs! They are extremely deceptive and unreasonably overpriced. I was shown a 1 bd apartment at 2375 E 3rd St. for $1750. I liked it for the most part. It wasn't that spacious and there were a few things I disliked about the floorplan, but overall a good move. I was in contact with Jesse Aben during the process, whom is very misleading and untruthful. I provided them with my income, credit (excellent as per Jesse) and bank statements to no avail. She told me my income wasn't enough, when I make 55k yearly. The income requirement for this unit is $63k: ABSURD! However, I told her that I had a second job that I work at. She asked me to have my employment agency write a letter and they can accept that as another source of income. I did just that. But that wasn't enough, either. Although, she told me it would be. Jesse wanted me to use a third party Guarantor Company that had bad reviews in order to get my lease. They also charged outrageous fees ($551) when I had a friend willing to do it for free. The Guarantor Company she sent me didn't explain anything to me about pricing, nor did they ever respond to my emails... They seemed very money hungry. Before this, I filled out their application with a co-applicant (a very close friend of mine) and she refused to run her credit because she wasn't going to be "living there." Idiotic. My friend has her own residence , but agreed to help me out because Jesse said my credit and income had to be adequate. She literally refused to allow her to be on the lease because she wasn't going to be living there permanently, like why would that even MATTER? She's fine with being on the lease, the sole purpose was to meet their unscrupulous requirements!! It's been almost two weeks and I am through with them. I will take my hard earned cash elsewhere that appreciates my business and is willing to have reasonable requirements for a unit! I will attach a pic of our dialogue and the agreement we had about the letter, and the response after I submitted it."
"I submitted an application on a unit I loved and asked the leasing office if they were able to extend the move-in date because I found out I was unable to get out of my lease earlier. Jesse, the leasing agent told me she would get back to me after presenting the offer to the landlord. Then radio silence for a week. I followed up and no response. I called and finally got in contact with another agent who told me they had rented the unit already day of. Awful. No sense of integrity whatsoever. I'm still in the middle of my search and we'll see if this changes in the future."
"I have been living at one of their buildings for 4 years and it's been an absolute nightmare, they dont make repairs, the super comes to your apartment with a screwdriver and stays 2 minutes and leave. You have no way of reaching anyone in the Management office, you call and leave messages and no gets back to you, I have never rented from a Management company that you have no way of reaching them. Also please note that their buildings are rent stabalized so they charge you for MCI which is major capital improvements to their building, so my rent has increased 6 times since I have been here and that is on top of the lease renewals. Also by law they are supposed to offer you a 1 or 2 year lease when you first sign the lease, but they only offer you a 1 year lease, this is not legal as I found out later. They also never painted the apartment since I have been here and I found out from a previous tenant they withheld 75 percent of his deposit to paint etc when he moved out. People don't waste your time you will not be able to live here long term, I see people in and out in a year. I am also moving, I am just disgusted by this company. Plus there are huge water bugs coming out of the heating vent, oh and you get no heat in this building. I have called 311 numerous times and still nothing. We had to buy portable heaters. The building is the Pasadena."
