"When i first moved in, the building was not completely built so there were a few major problems -that is why there are so many negative reviews. The first month or two were rough, but they have compensated me and the other residents for that, which I think is fair. Once everything got running, living here has been wonderful. The amenities are great, and the apartments are new and modern. The staff is wonderful and caring as well (especially eddie who always has a solution to any issue). Never had a problem since and it has been an absolute pleasure to live here."
"1/23 - UPDATE Things have been improving since I've moved into The Addition. It's still not perfect, but they have tried to lift the mood and experience. Yoga, wine-tastings and a holiday party do not remedy ALL of the issues we've experienced as tenants, but it is good to see the organization trying to get things right. I hope they'll continue to improve the overall experience. ORIGINAL POST - Like all of the others below - I too suffered at the hands of the organization. I have tried repeatedly to be patient and use nice words when describing my experience - but it's just awful. Please join me and the others here in making sure this doesn't happen to anybody else. Avoid this organization at all costs. They have left ALL communication to their agent (whom is exemplary) and to a manager (who is also nice, but not responsible for this property). Give your residents the RIGHT people to speak with - not a bunch of intermediaries. They deserve better service than that. They had ALL of my information (statements, credit check, background, insurance, etc.) ALL verified for over a month to only inform me a week before that the building would not be ready. Not ONCE has anybody come with some level of concession or offered support in relocation. I can't imagine what it must be like for folks who don't have family, friends or means to pay for a hotel. From a pure humanity standpoint, they treated us very poorly. Trust me when I say you can do better. I left a very nice building because I thought I was getting a deal. Again - Don't blame ModernSpace or the Agent managing this...Blame the Hakimian Group and their management. All I can do is hope that they do the rest of the tenants justice after all of the nonsense. Some of the worst management I have EVER seen (and yes, I'm a native New Yorker) - Will be happy to edit this review if the organization can truly show they are willing to make things right."
"The most important thing to realize about The Addition before you decide to live there is that it's managed by The Hakimian Organization. That name may not mean much to you, but they are notorious in New York City as one of the worst management companies. This is supported by the fact that tenants are extremely disappointed by their services in all their buildings. Not including the reviews on Google, they have 1.5 star rating Yelp, 12 out of 15 are one star reviews. It's important to decide whether saving a couple hundred dollars a month is worth the headaches you'll encounter as a tenant in the Addition. As others have mentioned already, the Hakimian Organization notified the tenants at the very last minute that the building wasn't ready for move in. Fortunately for me, my previous lease ends on 7/21 which gave me enough time to find another apartment. I can't imagine how stressful it must have been for others that were planning on moving in on time. Their communication to future tenants have been opaque and last-minute during this process. Their only concession was 1/2 month rent in order to cover hotel or AirBnB costs, but no further details were provided. During this process, I had emailed Rishad Choon from the Hakimian Organization and he came off as extremely unprofessional. I emailed him a couple questions regarding the move-in process and I didn't get a response again until after I sent a follow-up email asking him to please respond. He then proceeded to give me a random 1 hour window to all my furniture in without even asking if that time worked for me. It seemed very discourteous. If this is how they treat prospective tenants that have yet to sign the lease, how do you think they will treat you once they have your money? You'll find this is a normal complaint from others that had to deal with the Hakimian Organization. I'd strongly encourage you to look elsewhere as the money you'd save from the rent isn't worth the headache once you move in. The Hakimian Organization is unprofessional and treats its tenants very poorly."
"New York City is well-known for shady real estate, but our experience with The Addition, and the building management company behind it (The Hakimian Organization), stands out even amongst the worst. To start off, we submitted our application for a July 1st move-in over a month ahead of time. Everything seemed fine at this point; we were shown the building, we were told the timing wouldn't be a problem, and had to undergo a routine background check. About a week before our move-in date, we were told that there was a 50/50 chance the building may not have it's Certificate of Occupancy in time for July 1st. This is where things started to go badly. We weren't told what exactly was wrong with the building that delayed this approval, and weren't given an estimated timeline for when the certificate would be attained. Our current lease was set to expire at the end of June, so we asked what arrangements could be made if we weren't able to move in on time. We were told to wait for the building super to get in touch with us, but a super wasn't assigned to the building yet. Days later, a super named Rashad was assigned, and he told us that we would still be able to move our furniture in even if we couldn't occupy the building. We tried to set the time, and he only gave us an hour window to move in all of our furniture. We again asked about arrangements for the time in-between our lease ending and being able to occupy the space (there was, and as of this review is, still no set time for occupancy). They told us to book a hotel (despite not having a check-out date for us to book with) and when we asked if they would reimburse us, they said only up to a half a month's rent, which is ridiculous when you consider how expensive hotels are in New York City (especially on the week of 4th of July). They didn't even guarantee this in writing, nor did they guarantee to prorate the rent for those days. If, due to their negligence, the occupancy date went beyond two weeks, they would not commit to any further reimbursement. Most of this communication took place between us and their leasing partner Modern Spaces. Even they at a certain point couldn't give us answers, and told us to reach out to Hakimian directly. When we tried to, the receptionist rudely shut us down and told us to talk with Rashad. We called Rashad's number, which routed us back to her. She told us to e-mail him, and he never responded. The Friday before we were supposed to move in, we decided to pull our lease after not hearing back from them. Thankfully our current building was generous enough to let us stay for another month as we continue our search. Everyone knows how competitive the marketplace is in NYC in the summer; it's a shame we lost out on a month's worth of searching due to Hakimian's shady business practices. Just imagine how poorly this management would treat you once you're locked into a contract, if this is how they treat you before you even move in."
"Unfortunately, i cannot give this building "0" stars and therefore I have to give them a 1 star rating. For context, please note I am not a disgruntled tenant, nor am I an individual management has provided any favors or made special accommodations for. Prior to this encounter my wife had provided 2 months’ rent upfront to management and had passed all credit and background checks. I truly believe the building management is unethical and are represented by the rudest and most unprofessional people you can find in the business. I base these assertions on our experience with them and the following behaviors exhibited: Lack of Trustworthiness and Courtesy for Tenants: I had initially singed a 2 year lease with the leasing agent to move into the building on July 1st 2018. 2 weeks prior to my move -in date the agent sent out an email informing us the building will not be completed on time and the building management will require us to stay in a hotel or alternative accommodations for a week or 2, with the option of having half our monthly rent reimbursed. The building management did not even have the courtesy to reach out to their tenants directly, they left all the "dirty" work to the agent to handle and did not provide a face to management. They also did not account for the fact that folks may have already given up their leases and the enormous amount of inconvenience the entire situation presented Unreasonable Expectations from Management: Management of the building agreed to allow tenants who were supposed to move in on the 1st of July the opportunity to move their furniture and belongings into their apartments, while they worked on their Certificate of Occupancy. Management though only gave us a 3 day notice of the timeslot we could move into the building with super tight windows. Anyone who has moved in NYC understands that getting movers on such short notice with such a short time slot is almost impossible. Not only was management not able to reciprocate the flexibility which they were asking their tenants for they compounded this fact with an extreme level of uncivility and rudeness Rudeness and Lack of Civility: Management in the shape of a representative called Rashad (short pimpled faced gentleman of Indian origin) was extremely rude to me and my wife when we showed up with movers 30 min past our allotted move-in time. We had sent Rashad an email clearly explaining how hard it was to get movers on such short notice and therefore could not guarantee getting there on time. Not only was Rashad extremely rude, he literally refused to think of any way to help resolve the issue. He insisted the movers should carry all our belongings up 5 flight of stairs in 99 degree weather and they needed to be completed in 30mins. Rashad also refused to think of a way to help us get access to the elevator and basically told me “I don’t care, I’m not leasing”. With all the accommodations i had made for the building and management I felt this was a direct slap in the face. We had to cancel our lease at the last moment due to the high level of uncivility and rudeness experienced with Rashad. Not only do we have to stay in a hotel for a couple of weeks, we are now in the process of looking for a new apartment at the beginning of July. The one blessing from all of this was my encounter with IPS Moving company. I cannot rave more highly of this moving company, as they realized all that was going on and stood up for my wife while Rashad was being rude to her and then took our belongings to storage for us for free. I have heard of NYC moving horror stories, but my involvement with the Addition takes the cake. I sincerely advise you to reconsider any thoughts of living there and doing business with the management company of this building"
