"Pros: Concierge is phenomenal. Derrick, Daniel, Dorissa all are amazing! View of the skyline is amazing. Cons: 1) Absolute absurd rent rate hike. 15% hike ($900/month) with no room for negotiation. This is not even covid pricing. Whats even more absurd is that once we declined a renewal our unit was online 2 months later at the same rent that we are currently paying. So keeping existing tenants is not in their business model. 2) Elevators are always broken. We are talking about a never ending cycle of broken elevators. Overall: Live here for a year, but no more than that."

"The location and concierge team are amazing, always helpful and super friendly. The only complaints I have are with the management and how outdated the building is. Two of the four elevators were broken for nearly 3 months with little to nothing done by the management team, except emails saying they are working on it. The rent increase was also outrageous and way above market value, this seems to be a yearly thing so be prepared to move out after a year. The building itself is functional but you can tell that it's a bit dated and lacks the finishes of other luxury buildings in the area. You definitely are paying for the location as the amenities and units are nothing special. Other similarly priced buildings in LIC will have more modern and nicer units and amenities so it's hard to recommend living here."

"I’ve had a good experience in this building thus far. It started with the community manager Sydney Stone who’s extremely helpful. Derek and Dorissa at the reception always give me a warm welcome and are eager to help as well. Lastly Joseph Santana and Bernard in maintenance are very accommodating and get the their job done in a timely manner. Overall a very good bunch of people in this building."

"I’ve been living at the Avalon South building for a few months now and have nothing but positive things to say about the building and the staff. The staff takes great care of the residents and the maintenance team jumps on the service requests immediately. Love everyone who works the front desk, but especially Javier! Always has a smile on his face and willing to go the extra mile."
