"We've really loved living here for the last year. No major complaints at all. Seems like maintenance has been rather quick and on top of most things. It's our first apartment experience in years and I'd definitely recommend it to other people. We really liked that the main bedroom is larger than most and the first floor patio on some of the units have a huge patio which is great if you have dogs. The units facing Palm st are so peaceful, in my opinion."

"We just renewed our contract for another year with Espiral. Our first year was actually one of the best years we’ve had in a complex - this being our 7th complex we’ve lived in in 12 years. It’s an older complex, and although we experienced several days of water issues during the summer, the management was quick to communicate and they didn’t last long. We went through an asphalts resurface and it was quick and painless. The walls are pretty thin, we can hear the downstairs neighbor’s music and TV if they turn it up too loud - their kid also owns a drum set (it’s as bad as it sounds haha). One of the rooms has a window right outside the front door so it’s very loud in that room and kind of strange. So we put a frosted window sticker over it for some privacy. It cuts the natural light out quite a bit, but I’ll take the privacy over the light. We have quite a bit of privacy off our balcony, although there is neighbors bedroom window that looks right in on our balcony. He honestly never has it open, and we put up a shade during the summer so we haven’t had any real issues. But I could see it being a problem in another scenario. The property is beautiful and very well kept. Of course lots of pet owners that don’t pick their poop up. The dog park is actually pretty well kept too - less dog poop there than just a regular walk around the property haha. I’ve had several issues with people not leashing their dogs and letting them run free. I personally don’t like that at all, it can be really dangerous. People are in general really nice and friendly around here though. A bit loud, but haven’t had any real issues past curfew. My husband did have some things stolen out of his truck when we first moved here. But I think someone came into the property after hours - All the property walk-through gates don’t lock. The property also has 3 drive through gates and only one of them work. I’ve never been to the pools - I find it really weird that both pools are surrounded by apartments and their balconies staring right in on them. They have an Amazon locker which is really nice, never had any real issues with mail. Overall for the price this is a good place to live. We understand we’re in apartment so I feel like many things don’t bother us anymore. It’s cozy, well maintained, and we don’t have any real issues with management or our neighbors."

"I went to look at the apartments at Espiral with a friend, while checking out the area at 125 E Guadalupe I ran into a renter this Suday morning on his patio and asked how he liked living there. He answered me by telling me the issue he was having waiting on maintenance he had called Friday for plugged toilet and raw sewage coming up in his shower. I asked why they have not helped and said he was told Saturday that the had to call a plumbing company and that they would be there that same day never came and no call. I then asked how bad it was and was told because of the smell of sewage and mold it was causing health issues and making some of them sick and had to leave and now pets acting sick as well. I was outside his patio and could smell the issue they were going through. That told me all I needed to know about Espiral apartments and now I will avoid taking a tour with the office. Sorry for those who have to deal with that."

"The trash dumpster outside building 7 has not been empty more than 1 week (see attached photo). Talked and emailed to Espiral management few times but they reluctant to take action to resolve this issue. Trash is getting smell bad and flies everywhere hazardous to tenants’ health). This has happened few times in the last 2 months. Management does not care about healthy environment for tenants live here !!!"
