"Very poor management. Property owner refuses to make repairs and fix things. Nobody is ever in the office in the park, maintenance is not accessible to residents and not on site either. They let people live without basic needs like water because they refuse to fix it. They are a disgrace to property owners everywhere and this is not somewhere you want to live."

"Fences are not aloud and also dogs that weigh over 30 pounds are also not aloud… So they get onto us for a removable gate that we can easily take down and put up, but they let everyone here have BIG dogs that are never on leashes and seem unfriendly. Make that make sense… just trying to keep my kids safe while they play outside…But in the lease it says something about fences that we can have and one was around 35 inches ours is 40 inches tall. It’s easy to get in and out of… We pay lot rent on time, we do whatever their notes tell us to do… but if they are going to make us follow the rules they should make EVERYONE follow them as well… also they could invest in a little play area in that plot of land they have… there’s no place to take the boys to play.. the lot they have is right by two roads and it also has hills that make it not so safe for little kids/toddlers. I like most of our neighbors and we are close to shopping areas. So I really like it here, but the second an opportunity comes for us to move (we buy a house or find something else) im out.. doesn’t feel family friendly around here… Birchcrest Estates residents of Niles Mi"

"Tbh I don’t even want to give this place one star! I applied over 3 weeks ago turned my paperwork in in person and even got a showing of the trailer I was applying for, I was told there was only one other applicant before me and that if my application didn’t need to be processed I would receive my money order back! And I was told I would receive a phone call letting me know if my application would be processed or not. I gave them at least a week to contact me but nothing. So I have now been trying to contact them by phone and they have not answered nor called me back and it’s been another two weeks I have even physically went to the park on the day of the week they are supposed to be in the office and nothing! Very annoyed and disappointed with my experience here"

"I love living here overall! The neighborhood feels clean and friendly. The only issue is if you actually need to talk to management. They do not answer the phone or call you back. You can find them in the office at their other location if you have to. Last reviewer was correct, they didn't care about plowing this past winter. The winter before that it was done... Leaves weren't picked up either until after the place was a disaster and they had been sitting on the side of the road forever. They are strict on rules of the residents keeping up the place, which I see as a good thing! The bad thing is they don't do their part on those rules. They will NOT take care of the trees when you have a tree that is a risk. The place still looks great overall, just make sure you get insurance to cover tree damage. Rent seems high and has gone up in the last year. It's one of the few trailer parks I would live in though bc it looks nice."
