Big Guy Properties

"I lived at one of their locations for around 4 years. Big Guy Properties is the Walmart of property management companies. If you're looking for a management team that does nothing, and is quiet... and takes a backdoor approach to everything... then maybe you'll like them. I was at Cedar Village in Bolivar Ohio. I have moved from that location and am with a new property now. Cedar Village was a decent place to live, but here are my complaints: 1. Electricity doesn't stay on consistently. It flickers and turns off a couple times a week. Which is frustrating because it caused my computers to just hard shut down improperly, and everything has to reboot. They know about the issue but have never done anything about it for the 4 years I lived there. And I lived at 2 different buildings while there. It happens for the entire property. This is the # one complaint neighbors and I would discuss and why so many people leave this property. 2. Poor property upkeep. The parking lot is a mess, nothing matches, the buildings desperately need power washed, landscaping is neglected, sidewalks uneven, the property isn't properly lit at night (with the exception of porch lights - assuming your neighbors turn them on). Very dark and unsafe parking. 3. Maintenance team is good and friendly, but it does take them several days to weeks to fix anything. I once waited over a week for an air conditioning filter replacement. They're also very forgetful and you have to constantly remind them to finish tasks. 4. They have one VERY SMALL laundry room with 2 washers and 2 dryers that broke frequently. Did they replace them? Nope. Just kept "temporarily" fixing them... worked about a week or two... and they broke again. No units have washer and dryer hook ups... so you depend on this small and poorly run laundry room. 5. No communication from the office, at all. They're hard to reach, you get VM, they don't return your calls half the time... they don't send out reminders, newsletters, NOTHING. They are completely disconnected from this property and only handle issues when they're asked (sometimes multiple times). 6. Property is very old and neglected. They did remodel the inside of the apartments and jacked up the price of rent last year. Not worth it. They slapped a coat of pant on the walls, hung a few new lights, put some hardwood floor down and figured that would cover up all the neglect these properties have. The outside is still ugly and some of the building's siding don't even match... plus it's dirty. When I moved into the 2nd building at this property (in the winter) when summer hit... I had a horrible fly infestation. I handled this myself and just hired the Orkin Man at that point. Oh, because they don't do that for you. Again... Walmart of properties. No yearly checks, spraying of insects/rodents, no annual upkeep... nothing. Overall-I do not recommend Big Guy Properties. They're not rude, and the management team is very friendly... but they're either overworked/too busy for all of their properties or just poorly managed/funded. I never figured that part out... but I definitely recommend looking elsewhere."

"If I could leave NO stars I would! Rented with these people for two years, literally all they care about is the profit! Don’t have not one care for their tenants! Heather is hanging on by a thread all by herself with trying to run the place and it’s failing just like it was before she became property manager, worse. They need to change the name from BIG guys to small guys because it’s nothing big about this rental company except the rip off! They’ll approve anyone as long as you have a double deposit. Save yourself the time, money, and headaches. And move on to your next option."

"I applied for a property they didn’t tell me that my credit score was gonna play a factor into after they disapproved me for one of the units. This place looks like is is ran down n that they don’t take care of there property but I was welling to move there due to my living situation. They didn’t tell me that my credit score have to meet the minimum of 500 into I called an checkup on my application is when I was told about the minimum credit score. Do not apply here they don’t take care of the properties at all empty unit smell and out of property is dirty with pot holes in the parking lot"

"Worst rental company I've ever rented from, which doesn't say much since it's my first, but hey at least I know the type of people I SHOULDN'T rent from. Constant lack of care maintenance wise to the point where when they finally come they don't fix the issue stated, they lie and leave their work unfinished, happened multiple times. They delete bad reviews, so for now on I will be leaving weekly reviews ;D. With all that happening they want to raise rent, as if they deserve it with their terrible... everything. DO NOT RENT FROM BIG GUY."

"This is the worst rental company you could possibly deal with. They allow previous criminals, allow their rentals to harass seniors, veterans and anyone they dislike. They don't take care of their property. They don't like animals. They have somehow hidden many reviews, I don't blame them as they were terrible."
