"We decided not to renew are lease and our last day in the apartment was July 21st. A few days prior, we were at the apartment cleaning and getting ready to paint the walls, etc. We pulled the washer and dryer out so that we can clean behind them and noticed that the wall was severely damaged and covered in mold. We stopped what we were doing and called the leasing office. They didn’t answer the phone. They never do. So we went to the leasing office to show them a picture of what we found. Mina told us to not go back in the apartment due to the mold. She was going to call us with an update. Someone by the name of Jeff Bryant called me. He stated that there was no need to paint and to not go back in the apartment. I explained to him that we had already bought paint and had left some things in the apartment (cleaning supplies, etc) I told him that I didn’t feel comfortable going back into the apartment to remove the cleaning supplies. He said it was fine and that they would dispose of them. He said that we were going to receive our full deposit back and that we would be reimbursed for the paint and painting supplies. I emailed him a copy of the receipt per his request and I never heard anything back from him. I asked him if it was black mold (it looks like it to me). He said it wasn’t so I asked them if they could provide us with record of the mold test. They couldn’t so apparently it wasn’t even tested. If it wasn’t tested, then how do they know it’s not black mold. We then received a move out statement with pictures of the items we left and things that still needed to be cleaned. It showed that we were only getting some of the deposit back. We called and left messages etc. we went to the leasing office so that we could actually speak to someone. They said it was being taken care of. Hadn’t heard from them in awhile so we called to get an update. They miraculously didn’t have any of the email correspondence and didn’t know anything about the situation. They said that our account was closed so they had to figure out how they were going to issue the rest of the money that we are owed. This issue is unresolved as they still owe us our money but hasn’t even tried to contact us with any updates and it’s been over a month. They haven’t even returned phones calls after us leaving multiple voicemails."

"Absolutely do NOT recommend this apartment complex!! We have lived here for almost three years now and have needed our dryer fixed the entire time and nothing has been done! We put in work orders and maintenance puts it as complete and never actually does anything to fix it or replace it. We’re so sick of this place. They won’t fix anything but they’re so quick to send you something in the mail saying your rent is late. Also the playground is disgusting and they won’t do anything about it. The pool was also closed most of the summer as well! This place sucks! Can’t wait to move out!"

"This complex has its landscaping crew to thank for the fact that it attracts new people. Once you live there, you realize that there's typically one maintenance person. Like seriously! One maintenance person. FOR YEARS!!! It's a rolling roster of faces on the maintenance team, but they can't keep anyone, so it's only one guy total overall. Generally nice people (they've had a few rude ones) but how much can you do when you're party of one? They eventually stopped being able to use COVID as an excuse for 'only working on Air conditioning'. Eventually, an email straight up went out to all residents including the line 'as you know, we have one maintenance person' oh my gosh! The manager, whichever one it is at any given time of your stay (because they change frequently) is out of his/her depth and you come to realize that local management isn't the problem. It's the greedy big wigs in Atlanta- Rangewater Real Estate!!! There's absolutely no concern from these people, which is why they are not reachable. Seriously. Try to find them! Their phone lines in Atlanta used to ring at some point to a person. Now you can't even get a human being, and none of the big shots deign to answer email if you're diligent enough to work on getting their email addresses. Yet they have seminars in Las Vegas telling other people how to manage properties, and they tell you how many children they have on their bios. As if they're gonna care about your children when your apartment floods, or your AC isn't working and you have to stay with relatives while they take their time deciding how and whether to fix things. And THEN the rent goes up every year for the last few contracts. Like by 20% each contract the last 2 cycles!!! Like who gets a 20% increase at their job every year?!! And it goes up with no renovation or other justifiable reason. Just cos what? Because other properties in the Richmond area are that expensive? You have to look at comps: you can't price the same as a better property in Richmond just cos on paper both properties have the same number of bedrooms!! The pool is out during part of the Summer...not just during one Summer...the walls are thin enough that you can hear your neighbor using the bathroom, even at 4 am in the morning....I mean, really! The office staff is sweet when they find the right people and sullen when they don't. And the office staff seems to be the one area of consistency cos they do stay for some time, so if you get a sullen one, ugh! that's you stuck for a while. All-in- all, I'd say Find yourself somewhere else! Somewhere better for that price!"

"My wife and I have lived here since 2019 with mostly no issues. However, since we renewed our lease in April 2023 we have had non stop problems with maintenance and the leasing office. We have had no consistent AC since April, with it being out for weeks at a time. Our apartment has gotten up to 83 degrees and we have had to leave and stay with family and friends several times. Maintenance staff is completely unreliable and the only way to get the out to your home is if you call the leasing office and let them know you’ve submitted 4 requests already. “it will be fixed tomorrow” is what I was told for almost 2 weeks straight and only when I went to the office and asked for the manager did maintenance come to my home. “Bad maintenance is what makes people leave” is what the head of maintenance told me last week, and he is absolutely correct. My wife and I will never live in these apartments again and would never refer them to anyone. I have tried to have patience and grace because I completely understand that the office gets many requests and they have plenty of people throwing attitudes they’re way. But if you don’t seem furious about your issue they don’t take you seriously. I pay more than I ever have for my rent and have had more issues than ever and those issues are not being resolved. I’m expected to hold my end of the contract, yet they are not?"

"I've been renting for 35 years. Never have I paid so much and gotten so little. At least 10 work orders in 6 months. And they're in no hurry to complete! Air condition 2 weeks 3 visits. Hot water 4 days. Electrical outlets a week. I know rent is high everywhere, but I suggest at least somewhere who cares. Mina, in the office, is very pleasant and very nice. If not for her, we'd be in court right now."
